Quiet and safe pocket in Dallas near the mall and many great eateries. You would not even realize you're living in a crime filled city living at the Caruth. We are so amazingly blessed to have found and chosen the Caruth coming from another state. The community is so friendly and quiet. The maintenance team jumps on requests fast, and the move in process was smooth due friendly front desk staff. The only annoyance was the pet screening app. It took three months of contious back and forth to get our two emotional support animals approved. Luckily I have a patient health care provider who was willing to partner with us. Not to mention the app was wonky and wouldn't allow us to upload documents. That nightmare had little to nothing to do with the Caruth as they are simply a service provider. It all worked itself out in the end which is great and there hasn't been any issues since.

Amenities are lacking. There are dead trees everywhere. A huge branch fell in a parking spot where I had my truck parked. No trees are ever trimmed at the pool.

Living here has been wonderful. The community is amazing, and it’s such a peaceful place. I’m really happy with the decision to move here—there’s also plenty to do nearby!
I have enjoyed my stay here so far. The office personnel are friendly. I think though that the unit grounds in the back should be just as nice as the front though.

I love living at The Caruth. I feel very safe here, even walking alone at night, that speaks volumes for an older woman too. It is so close to work that I could walk or ride my bike.

Parking could be better and the units need a refresh and not just paint over layers of paint. Mosquitos are the worst. When walking any pets, you will get bite. Apartment complex is quiet though and you hardly hear 75.

I’ve had a wonderful experience living in the Caruth community. The apartment is modern, spacious, and filled with natural light, and the amenities are great. I love it here everyone is so nice and it feels like you are stepping into a different city! The trees are something else with the age of them and really create such a cool environment that is fun to walk around in. I love the pool area and the car wash ability.

I have just given my sixty day notice after living here for almost four years. I do want to give an honest review. This is a safe decent place. Looks nice. Has a lovely neighborhood vibe. The units are older, “updated” five years ago, it was really only cabinets, appliances, flooring and cheap white carpet. In my unit windows, toilets, sheetrock, etc… are old. I moved here for the attached garage. Mine is huge. Maintenance has been good and responsive. Management is just okay. They have no pull with corporate. There are some CONS making me finally move. My rent went up massively in my time here with no improvements made. Tons of stairs. Dragging groceries up two flights of stairs. My unit has foundation issues. Very noticeable on the front entry stair case (more stairs). Have had to have doors adjusted multiple times, windows are hard to open. Cracks near all my windows and above doors. Door jams separating. Living room floor is no longer even. My air conditioner, which works great is LOUD. Windows are definitely not energy efficient letting in dust and noise. Can hear conversations next door and outside clearly. Can hear downstairs neighbor yelling during football games. There is tremendous noise on Tuesdays from the dumpster for 45 minutes and noise during the week as people dump trash. Lots of noise on Thursday from yard crew for a couple of hours. Noise from the shopping center at all times of the night, as trucks go in and out. I even hear my neighbor’ disposal, cabinet slamming, running up and down stairs and conversations. Neighbors for the most part have been decent and friendly. They can’t help the poor sound proofing. It’s been safe inside the property. I have had four neighbors on one side and three on the other in four years. So my building at least, has frequent turnover. I will write a move out review in 60 days.

The front office staff have been very helpful with all of my move in questions. They have made the moving transition very smooth. The grounds are beautiful and very well maintained.

Besides an internet outage that was out of their control, management runs a well oiled machine. The maintenance team is the best I have ever had.
Moving in has been a very easy process. We got the keys as well as everything we need to access the community and was moved in within a day. The neighborhood is very quiet and everyone that we have met has been extremely friendly. The apartment is spacious and has nice amenities although the kitchen could use a remodeling. Overall, very happy that we decided to move in here and am excited to start life here at the Caruth.
The Caruth is wonderfully located - very handy to many shops, gas, coffee etc... The grounds are very attractive and the other residents are friendly. It is fun to see the dogs on walks. It has been great that the Caruth has kept the gym and pool facilities in such terrific working condition and very clean. I highly recommend The Caruth.

It’s alright. Multiple things didn’t work moving in and we had to stress the staff to make anything work. Just found out the other person on the leases name placed in the gate code doesn’t work. Just seemed like we both said “why would it work, what’d we expect”
I have enjoyed being a resident at The Caruth. The grounds are beautiful and the location is perfect. In particular, the trees make you feel more like you are in nature rather than in the middle of urban concrete. The neighbors are friendly and the staff and maintenance are very responsive. I would highly recommend The Caruth.
The Caruth was really nice when we moved in 5 years ago. In the last couple of years, it has gone downhill and rental rates have increased by 30%. Many of my neighbors have moved out and they’ve told me they would have stayed if management were better. The landscaping is not maintained and staff in the office are not helpful and usually just downright lazy. Maintenance staff responds quickly which is the one thing the place still has going for it. Many of us have noticed a change in the quality of residents too. Up until recently it was mostly retirees, professionals, downsizing divorcees/widows/widowers and families from Park Cities and Preston Hollow who move in while renovating their homes. We suspect there is some subsidized housing now. We aren't sure what is going on.
The Caruth is a lovely complex of Georgian-style townhome-type apartments. Driving through the secure complex gate & seeing the beautiful trees immediately relieves stress from the bustle of Dallas. Pulling into my private garage says, "Welcome home." I love the livable floorplan which offers plenty of storage & closet space. The recently-renovated apartment has new cabinets & stainless-steel GE appliances. Neighbors are friendly & respectful. The location is great - easy access to 75 & Northwest Highway. Maintenance requests are handled promptly & correctly. Many residents have been here for years because they love it so much!
This is a very welcoming property leasing immaculate townhomes where everyone seems to enjoy living here. We like the updated kitchen and our overall layout of our home. Amanda and her team of leasing and maintenance are outstanding. Once you see the tree-lined property you are already feeling right at home.
Had a very smooth move in process, the office staff has been kind and helpful, and the apartment is absolutely gorgeous. Overall extremely happy with my experience at the Caruth this far!

I just moved into the Caruth less than a month ago and I’m already happy with my decision. Not only is the property beautiful, with a Georgetown feel and tree-lined streets, but the staff have been nothing but kind and helpful. It is a dog friendly community and so far I’ve met many friendly neighbors. I would highly recommend Caruth to anyone considering moving to the Dallas area.
My roommates and I just moved in, and the complex is absolutely beautiful. The leasing coordinators have been very helpful. It was truly a seamless move.
We received the keys yesterday and it was such an easy process. Everyone was so happy for us to arrive and extremely welcoming. We are very exited to be a part of this amazing community!
The staff are some of the most unprofessional people I have ever worked with in leasing. As a resident, don't count on what they say or on getting any real help in person. They will not hesitate to tell you one thing and then send an email saying something entirely different. Don't bother using a realtor, they won't work with them or even respond to them. The property is beautiful, but the units are dark inside, and basic apartment quality.
The Caruth is by far one of the best kept secrets in Dallas. Very well kept property and friendly staff. Great location and walking distance to eateries, entertainment and shopping.
My experience at The Caruth has been outstanding. The grounds are well kept and beautiful. It is like a green oasis in the urban setting. The pool is clean and the workout center has a nice assortment of equipment to choose from. The staff are friendly and helpful.
