Over the course of my year at The Avery at Southwestern, I have experienced both positives and significant negatives that any potential resident should carefully consider. **Pros:** The only notable advantage of living at this complex is the professionalism and efficiency of the office staff and maintenance team. They are responsive and helpful when issues arise, which is appreciated. **Cons:** Unfortunately, the cons far outweigh this single positive aspect, and the complex has gone downhill over the past year. The most concerning issue is **safety**. Towards the end of 2024, there were multiple break-ins into apartment homes, and throughout my residency, car break-ins were also alarmingly frequent. While the complex does employ a third-party security company, their presence is sporadic at best—often only appearing **after** an incident has already taken place. Given the price point of this complex, the lack of security and peace of mind is completely unacceptable. Additionally, **the value for the cost of living here is poor**. The apartments themselves are nothing special and do not justify the high rent, especially considering the ongoing safety concerns. To make matters worse, the complex was recently taken over by **Greystar**, a management company notorious for excessive fees and unfair charges. Upon my lease ending, I was overcharged for multiple items and am still in dispute with Greystar over these unjustified charges. For anyone moving out, I strongly advise reviewing your **move-out statement carefully** and cross-checking it with your **prior monthly statements**, as I have been incorrectly billed for recurring fees multiple times at the end of my lease. Also note that if you do have to communicate with Greystar for fees, etc. to expect to work with someone with zero competence and you’ll be waiting weeks for generic email responses. Phone calls are useless as no one will answer nor get back with you. **Final Recommendation:** If you are considering The Avery at Southwestern, I strongly urge you to **explore other nearby complexes** that offer better safety, security, and overall value for your money. Given the safety issues, lack of consistent security presence, and questionable management practices, this complex is not worth the cost or the potential risks involved.
I love everything about The Avery on Southwestern! Clean community, well kept, amazing office staff, amazing maintenance team. It's a nice place to call home!

The property is located in a convenient location. Unfortunately, on site management and other members are less than ideal in providing professional, respectful and decent service to some of the residents.
The staff made it very easy to submit an online application. They helped get my roommates and I settled for our move from out-of-state.
This place is clean, way more affordable than some surrounding apartments, and super convenient. I work in the Lakewood area so it's perfect! Plus the pool and gym are awesome as well. Highly recommend!
Coming from a background of moving to different apartments over the span of 25 years, this is the very first apartment complex I've lived in that makes me feel like I don't want to leave (until I can retire or purchase a home). The first night in my unit, it was so quiet and I felt so safe, I slept like a baby. I can't say enough about the staff. So far they've been so nice and welcoming, and I truly hope it stays that way. I've dealt with the worst of the worst, and finally being at a complex where I'm experiencing the total opposite is a bit overwhelming.
I have only been living at The Avery for a short period of time but it has been very pleasant. My neighbors are quiet my apartment was clean and beautiful, so far I have loved my time here and I cant wait for the next 15 months.
The Avery did a great job of getting us going in our new apartment. They even cheerfully helped us switch to a larger apartment at the last minute. Lastly, when the cable company delivery delivered our equipment too early, they went to our apartment and picked up the equipment so it would not get lost or stolen.
The Avery is a great place to live! The community team members are responsive, attentive and respectful!

I love The Avery on Southwestern, the staff are amazing and maintenance work is done promptly when they are notified. The community is just beautiful and clean, 2 gorgeous pools, gym, and so many other amenities to enjoy. Most of all it is extremely quiet.
I have been living at the Avery for about a month now and I absolutely love it. From the fast maintenance and the perfect location, this place is exactly what I was looking for. Stephanie was amazing and made the leasing process so easy and she was extremely informative and always answered my questions to the best of her ability.

The maintenance staff is very helpful and always eager to help. They are always on time and finish all their work orders. Everyone at the office is very nice but I must say, Ive had some issues with Amanda. She has been very rude and doesnt not provide the best customer service. I avoid speaking with her if I need to speak with her for any reason.
The Avery is a great location and exactly what I was looking for. It is clean and maintained, safe for my family with 2 kids, parking is never an issue and the staff is kind and professional.
I have enjoyed my time living here and plan to renew my lease. It's in a very convenient and lively part of Dallas and I feel safe here. I love being able to walk to the library and Target. Maintenance requests are responded to in a very timely manner. Neighbors are quiet overall. Only minuses would be lack of lighting at night and the communication regarding the construction could be better. The ongoing construction has been a bit annoying but I'm glad they are working to improve and maintain the property. Overall I would recommend this place to anyone looking for a reasonably priced, safe, and well-maintained place to live.

I do not recommend this complex. The units and location in Dallas are pretty good. But not worth it with horrible management.
After signing the lease, management, after assuring me they would have a the means to do so, accepted money from me to add a garage to my unit's lease. 3 days prior to my move in, I called to verify as I was moving from over 3 hours away, that everything would be set. They tried to tell me my garage was in a building across the property from where my apartment was. I had to fight to get that corrected. Upon move in, I found dirty carpets and refrigerator shelving that was stained. They did nothing to fix this. I went out to the store on my first day of residency, still having the apartment filled with boxes, and they entered my unit without my knowledge and removed the washing and drying machines which I paid for in my lease agreement to have. I would go an entire week without having machines due to "clerical error". Unable to wash clothing, sheets, towels, or anything during unpacking from my move in. The Valet Trash service is a joke, they changed to a "cheaper service" but kept the same cost on the tenants. This new company would also come only 5 days instead of the previous 7, excluding weekends. This led to trash flooding the breezeways and causeways of the buildings, leading to smell and bugs. When they did arrive, they would arrive after 11pm, and proceed to slam trash into the dumpsters upwards of 1-2am. Causing untold noise and disturbances. The building are constantly "under construction" which means amenities such as ACCESS TO THE MAILROOM were constantly being interrupted without notice. Lots of car break ins, and the gates were constantly down or broken. So if you want to have tires and windows damaged, this is the place for you. Walls are so thin you can hear neighbors talking or sneezing, and slamming of the doors in the breezeway would cause the apt to shake and rattle the contents of the cabinet. Regular domestic disputes, and visits from the police, including the forceful entry of an apartment. The smell of drugs is everywhere in the complex, and have found hypodermic needles in the parking lot and breezeways / common areas. The package locker is a complete disaster. Packages constantly go missing. The posting board for residents doesn't go a day without multiple people asking about their packages being taken or delivered incorrectly or just plan missing when their tracking info shows it was delivered. There is a complete, and utter lack of service or professionalism from the front office..
Overall a great deal for the price. Good location and the community will look great once the renovations are completed.
This property has gone seriously gone downhill over the last year. We have homeless people hanging out in the hallways because the gates are always broken, so anyone can get in. They've decided to rip off all of the exterior so we've had construction for a year now with no end in sight. Constant hammering, half the parking spaces taken up, trash everywhere, and nails in your tires. The trash valet service was decreased from 7 to 5 days a week, but the price is still the same. The hallways are cleaned about once every 6 months, so there's trash everywhere, and whatever has leaked out of everyone's trash bags. The dog park is a mud pit every time it rains. Avoid this place and spend your money elsewhere
The Avery has been my home for over a year. I love living here because not only is it a great location but the team who keeps The Avery running are always going above and beyond. They are so kind and if you have any type of issue with your unit, they will be there for you and fix anything ASAP. The Avery will also definitely be up to par with other nice apartments in the area with the new look and renovations going on in the community. The Avery is definitely the best apartment community in Northeast Dallas.

I really love living at The Avery! The staff is amazingly friendly and the apartments are lovely. Any time I have had a maintenance issues, they have been handled in a timely manner. Its a quiet but convenient location. The upkeep of the apartments are nice as well. I picked this apartment virtually from Pennsylvania and think I picked one of the best ones. While picking, the staff was so friendly in making me feel comfortable moving here site unseen. This issues that occur in the apartment complex (i.e. gates being broken every once and a while, packages, other thing) will happen in any apartment complex, in my opinion. It is not The Avery's fault, and when these issues do arise, I feel strongly that they handle in a good manner. I am a young female, living by myself, and I feel safe and am happy to call The Avery my home :)

This company solicits and incentivized positive feedback. They will delete and comment that is not favorable to regardless if it is 100% factual. There are packages lost daily. You may pay with your checking account, but if you pay with a card, there is a $50 fee. They have not waived any late fees for their tenants during Covid. They are also undergoing renovations that have caused damage to tenants apartments.
I love living at The Avery. I feel safe here, protected. Everything is clean, we have good amenities, and every issue I have had we have worked out. I appreciate living here. I am proud to live here.
This apartment complex was great until Grey Star took over. Ive lived in this complex for over 3 years and it has definitely gone down since I first moved in.
As a new resident, I revel in paying less for a quality apartment. The location is quite good, too!
Im so happy I found The Avery! Ms. Amanda, The Manager and her team are a stellar Group and definitely go the extra mile. My neighbors are doing their part to make our community a great place to call home and the maintenance team keeps us up and running smoothly. Ive been here two years and love it! No parking issues either:)
Living at The Avery on Southwestern has been a positive experience. Close to shops, restaurants and minutes away from downtown make it the perfect location. Maintenance issues are handled promptly and safely. Surroundings are well maintained and clean. With two pools on the premises, outdoor social distancing is achievable. Outdoor grills are available year round so you can enjoy a nice steak on the grill while sitting and admiring the lush landscape around the pool in one of the six cabanas furnished with comfortable plush seating and outdoor lighting. Office staff is respectful and friendly. Always willing to help.
Great apartment and location. It could be perfect if the staff be a little more aware of the cleanliness of the amenities.
The hallways are disgusting. I havent seen it them get painted since I moved in which was almost 3 years ago. They rarely come through to power wash them anymore. The floors are sticky from all the leaked trash. The second gate is busted literally hanging almost touching the ground. One of the speed bumps in front of the second gate came loose and is just hanging there on he floor for almost a week now. The outside definitely does not compliment the inside of the units.
We have a problem with the outside of the bldgs being changed when it was not needed when there are so many problems that have not been addressed that would benefit the residents. So many things need to be repaired or replaced like sprinklers, gym equipment bushes taken out and not replaced, sprinkler heads aimed away from the plants and aimed at the parking lot, hallways not cleaned and stairs also.
Judge mental neighbors , rude and accusatory. Thinking about ending my lease term early and paying a reletting fee.
The Avery is a great complex with lots of amazing people who work there to keep it together!
I can't say enough good things about The Avery! I lived there from May 2018-July 2020 and absolutely loved it. Like others have mentioned, I had many issues with the old management company but since Greystar took over, things have been smooth sailing. The office staff is so friendly and accommodating, maintenance responds very quickly, valet trash pickup is EVERY night (which is so hard to find) and the property itself is clean and beautiful. The residents are also fairly quiet -- mostly young professionals and small families. And it's so close to different parks, grocery stores, shopping, restaurants, White Rock Lake and so much more! If my job wasn't so far away, I would've stayed at The Avery much longer. Highly recommend!
