As you might guess, North Miami Beach is just a stone’s throw from Miami Beach and the City of Miami. Access to the ocean is very convenient, and spending time on the sand or in the water is just as popular with locals as it is with visitors. When you want a break from going to the beach, Oleta River State Park provides a great opportunity to enjoy Florida’s natural splendor by foot or by kayak.
Folks renting in North Miami Beach are also quite close to Hard Rock Stadium, which serves as the home field for both the Miami Dolphins NFL team and the University of Miami Hurricanes football team. I-95 sits along the city’s northwest border, and both Miami international Airport and Fort Lauderdale International Airport are within a 30-minute drive.

Property Ratings at Arbors Aventura
This apartment complex is located in a great up-and-coming area where new restaurants, stores, and entertainment are being built with this population boom in South Florida! It is priced as expected due to the proximity of the nearby attractions and rising inflation, but the size of the units is hard to overlook when compared to other buildings. The amenities are a great bonus, too. The best part was that even though I did find inconveniences or issues, they were quickly addressed or at least explained by the management team onsite. Proof that customer service goes a long way!

This place is like living in the slums . They are riddled with open garage that is exposed to the the creatures of the night. Raccoons rummage nightly They have a terrible cat problem with kittens constantly being born and left to starve. The management company only cares about getting their exorbitant rent while Giving you nothing in return. Avoid at all cost . You can find much more for your money

The apartment is in a very central area, it is spacious unit and very quiet, but the place is not very clean, there are problems to find a parking spot, etc.
Okay so where do I start?! If it's not the loud construction that starts early morning through the thin walls, it the hidden fees and charges they slap you with once you sign the lease!!! Of course I will be starting with the pros: Super quiet neighborhood and there is a nice convenience store on the corner of you have to grab something on the way to work quickly. The view of the pool from my apartment is pretty and I like the updated stainless steel appliances. The walk in closet is also super spacious and I like that the office is open on Saturdays if you have packages being delivered. That's pretty much it. Okay cons now: Biggest one is that is you have a newer car, make sure you can see it from your window because the so-called security they say they have ( and I'm pretty sure we pay for) is never visible. So people steal random things off your car like fog lights (happened to me) and other valuables parts. If you like your hard earned money taken from you, then be my guest and stay at the Arbors. The month after I signed the lease, I already regretted it. Crazy enough, they charge for sewage, trash, and water which is already added to you already high monthly rent. They also only give you three days to pay and do not have a rent drop box so it has to be while they are in the office, unless you pay it online which is very convenient. They advertise their gym as something nice yet you have to pay 60$ to obtain access to it. The access cards to the park which is something they advertise is a fee, along with access to the gate to even park your car. And there is NEVER EVER ANY PARKING !!! The parking issue is literally insane and if you work evenings, you will probably have to illegally park and risk your car being towe The
I have lived here almost a year and have been unhappy since the beginning. The management does not treat the residents like they are people. They did not follow up in regards to the bug problem we had for 6 months, they are always doing landscaping early in the morning so it wakes you up if you have an evening job, the hallway smells by my staircase, the parking is horrible, I have emailed corporate twice and no response and nothing was done, I was told my apartment would have tile, 3 days before move in, I was told it had carpet this is after the lease was signed when asked for a discount nothing was given even though this was not the apartment that was shown during the tour. If you can handle dealing with he management the space is good for an apartment in Miami just be careful with the promises management gives you.
Arbors Apartment is situated-in my opinion - an up and coming community- with its great location and minor mishaps that I suspect will change in the coming months. I will explain further and let you-a future renter-decide for yourself, whether this community fits your needs. First and for most,the rent is great considering proximity to major freeways and Greynold Park a mere "steps" from your front door. The managing office will provide a gate access key for $20 for both the front walk and park entrance gates. The vehicle access gate has a key pad but you'll also get the option of paying for a remote key (not sure how much that cost). My biggest thing is that i-95 is accessible either via back streets to Ives Dairy or via 163st towards the palmetto also. In addition, the complex literally borders Aventura, North Miami Beach and to some respect, Sunny Isle's so im in a good commerical/restaurant district with a variety of food options- being an adventurous eater, my wife and I enjoy our random evening dates to new tastings every week. On a different note, there are some setbacks: laundry is shared, apartment trash bins attract rabies infested raccoons; and parking is a pain. With laundry, expect to share a two washer and two dryer laundry room per floor of (total of 3 buildings, 3 floors per building -estimated 20 units per floor) - the main problems is sometimes the machines are out of service. Other times, you will either find your clothes in water and need to dispense more quarters to wash your clothes again; or you can not wash them because someone else is and an hour or two has passed and you are still waiting your turn to use the machines. The racoons- ok, thats expected since you will have the park as your pack yard- not such an issue. The parking...oh the parking... parking here is like waiting in I-95 traffic to go downtown at 7:30 AM in the morning- its infuriating. Parking is first come, first pick- i do not mind that reasoning except there is always almost never parking right when everyone gets off work. Either your neighbor has 5 cars or everyone in this building at least own 3 cars because I can never find parking near my building area and sometimes had to park outside the gate. Moreover, nobody can park and its common to see vehicles taking up two parking spaces. That is input, If the parking did not suck as bad or if my job were no so far, I would renew my rent.
