Property Ratings at South Wind Apartment Homes
Both of my children rented apartments at Southwinds. Both apartments had numerous issues including my daughter having a deep hole in the floor that was just covered with vinyl and caved in when my daughter stepped on the area. It was deep enough she could have broken her ankle. The assistant manager was rude and blamed it on her 8 lb dog. Also reported neighbor smoking marijuana that stunk up her apartment and nothing was done. There were many other issues including heating/air problems, old broken appliances and many other issues. When their leases were up they charged us right at 1000$ to repair damages caused from the buildings just being old. The assistant manager came to monetary agreement we have on tape but then lied and sent a crazy amount to debt collector. We are turning it over to an attorney. Beware!!!!

I have AT&T Wirless and cannot use my phone to make a call in my apartment. I thought I would use my phone for internet access to no avail. I am not sure why noone looks for interent availability or cell phone access when looking for an apartment. I suppose it is similar to the fact that I didnt consider it. I thought it was like running water. Do you ask for that? The company that owns these apartments needs to invest in some cell phone boosters or make a deal with a carrier or something.

Hello! Unfortunately, the general area is known to have spotty service depending on which cell phone provider you have. We here in the office do have great WiFi through AT&T Fiber, and our entire community is pre-routed for this service as well! The business center in the clubhouse offers free WiFi for all residents, and the AT&T representitive who's card we gave you on move in day is super helpful in getting immediate move ins set up for service in their homes! We hope this is helpful, and look forward to seeing you again soon.
Southwind Apartments are excellent because of the beautiful trees, grassy areas and creek. Maintenance needs are handled quickly and effectively.

We absolutely LOVE living here! We moved in January 2021- we were impressed with the leasing office throughout the entire move in process. They are super friendly and willing to answer all of my questions! The maintenance staff has also been wonderful. During the snow storm in February, we also had some wonderful neighbors who pitched in and help us get a car out of the snow. -Jennifer and Aaron D

I love this place so much. The apartments are beautiful and consistently being updated, maintenance is SO quick to respond and I’ve never had to wait more than 24 hours for any fix. Ever since we toured here the first time we knew this was a place we wanted to call home! It’s very affordable for the Franklin area and also extremely spacious and newly renovated! The staff has been so helpful with any issues that we’ve had they really try their best to fix their issues to the best of their ability! We feel super safe And love the amenities and all the areas we have to roam around the apartment complex! Definitely consider South wind if you’re looking to move into the Franklin area!

The amenities are great, and we'll maintained. The staff is very friendly. The complex is typically pretty quiet (although there is a construction project going on close by currently). Maintenance is quick to respond when something needs to be replaced/fixed. The complex also hosts community events periodically that are a nice addition. The property is well maintained and the landscaping is pretty.

It's good for the amenities (when open) and the nice exterior environment. There is a lot of green space and lots of families. It is very culturally diverse which is nice to see and be around. The reason for "ok" (two stars) is that we signed on knowing we were building a house. They said they would work with us if the build didn't go as expected. The did for the most part, but then when they signed a new lease to another and they DID NOT let us know. The only reason I found out was I called to let them know our builder needed more time (which unfortunately has been happening). I thought at least they would let me know when it was leased and or offer us a place temporarily. There are at least twenty other units open...so it's a bit upsetting. I understand they have to do business but I don't understand why they would lease an apartment when it was occupied and not give a timely notice when it was leased from underneath us. That's just kind of crappy. So..it's been good but if you're building a house and need a flexible short term near end, I am not sure I would recommend.

I am living here from around 4 years. I really love the amenities & attentiveness of the people at the leasing centre. Apartments are really spacious. It’s the best value that you can get for the money you are going to spend.

These apartments are a little older and dated BUT it's the perfect place to start if you're just moving into Franklin. It's quite and the office staff is always on points. Making sure request are taken care of in a timely manner. The indoor pool is what sold me. I love the racquetball court, the basketball court and the weight room. YES all of this is at Southwind. I'm in walking distance to everything. LOVE IT!!!!!
South Wind is a great place to live, especially if you want to balance space and features with your budget. The complex is older, and that brings with it a few realities: not a ton of windows, smaller bathrooms, etc. BUT, there are several things that make you overlook the age: 1) the buildings are well-maintained and clean, 2) the staff is friendly and helpful, 3) there are good amenities, and 4) even though we don't really participate, there are lots of activities that the complex hosts in an attempt to build community. The staff has always been so helpful and kind to us, including the maintenance staff. We have had a few different issues we needed addressed, including A/C issues. They have all been addressed quickly and professionally. The complex also hosts contests for saving money on rent, including BINGO and Early Bird (where you pay your rent early). We have won both, and it was very nice to have that savings those months. The club house has both indoor and outdoor pools with saunas, a cardio room, a hot tub, a weight room, a pool room, and a miscellaneous room with coffee and a TV. If you need it, there is a laundromat facility. The grounds are well-kept for the most part, and even though they often get in the way, it is cool to see ducks around the property. Parking can get pretty full, but it has never been an issue for us. In addition, we have rarely ever had noise issues, except for random dogs here and there. I would like to see more pet owners keep their dogs on leashes; I would be even more concerned about this if I had kids. One big thing I don't love about South Wind is the valet trash program. For $20/month, your trash gets picked up every week night. That is nice and all, and I am sure it helps to keep things clean; however, $240 is a steep mandatory price when my building is very near the dumpster. I would rather save that money and take the trash out myself. Finally, while I would not consider South Wind in a location that is very walkable to restaurants or shops, it is a great location, especially if you work in Cool Springs or Franklin. This, along with the great staff, is why we chose to renew our lease once more.
This is the best location in town! The staff is wonderful. They are more like family. The amenities are awesome. Beautiful well maintained grounds. Great club house with both indoor and outside pools, indoor hot tub, weight room, cardio room, racket ball and basketball courts. Various planned activities every month for all with food and refreshments. Oh, and did I say location, location, location! Close to all shopping, post office, and main roadways. If you have children we are located in the "right" school district.
