My experience living here at Shoreview Flats have been pretty great. There will always be a few complaints, but there are more positives than negatives. I’ve had a great experience with the front office, maintenance is responsive and the groundskeeper does the best he can to clean up after everyone and keep the community decent. The prices are fair. Location is great with everything you need within a short distance. It’s fairly quiet and safe with the occasional loud cars and weirdos, but it’s Dallas.

Shoreview Flats has been good to me. The team in the office has been responsive and friendly. They communicate well and alert the community if there's anything we need to know. Maintenance has been great so far too, especially the groundskeeper. He does his best to keep it clean, but there are always some people that don't pick up after their dogs or their own trash. I appreciate the staff consistently trying to uphold the rules around the community for everyone's safety and courtesy. I never have any issues with parking. I feel safe living here for the most part. It's Dallas, so you'll get the occasional suspicious people, but overall, living here has been more positive than negative.

tenant from 6/2022 until 7/2024. Unit #118 Shoreview Flats hired vendor, SmartRent, damaged my furniture while installing equipment in my unit (black stain on tan sectional). Their proposed resolution/concession went ignored & unfulfilled by all parties (Property Manager, Sr Regional Property Manager, & SmartRent). They were not taking responsibility for damages and then became unresponsive to emails and requests. Pest / Trash Pest issues has gotten worse over the years. Mainly roaches, gnats, & flies in & out apt. Had to be on a routine pest schedule. My unit was close to the trash chute. The smell can be bad towards the units close to chute. Also, a lot of flies & gnats in hallway & by door that would enter unit. Hallways can be dirty & have roaches/ dead bugs for days. Had issues numerous times with valet trash as they would pickup trash on my side of the hallway before the pickup time of 8pm. Issues of Unit & Property Unit is on 1st floor close to the trash chute and exit door. It is under a unit that has more than 1 bedroom so noise can be an issue depending on tenants above in which I had continuous issues entire lease term. The walls are thin and the baseboards in unit doesn’t have the “base shoe” you usually see at the bottom of baseboards which looks unfinished. Small bugs often get caught in the cracks. I was told by the old property manager, Tori, that the builder decided not to finish them in some units. I had two huge random water leaks on the livingroom/hallway shared wall on two separate occasions but they never found an “issue or cause” of the leaks. For the property to not be that old it definitely has gone downhill. I strongly advise prospective renters to exercise caution and consider the potential risks associated with inadequate customer service and lack of accountability. I hope this review also prompts the management to reflect on their practices and improve their treatment of residents in all.

With the beautiful and fun amenities provided and friendly/helpful staff, it’s hard to say no to a place like this. The building is well maintained and the environment (staff/guests) is friendly. The upgraded apartments are nice cherry on top to come home to at the end of a long day.

The best thing I can say about the building and units is that everything is new-ish. After living here a while I think there were some questionable design decisions and corner cutting during construction by the previous owners. New property management seems to be making improvements, so maybe the property is on the right track now to correct some of that. I have also noticed a recent improvement in resident behaviors, some of it due to rules enforcement by new property management and some of it possibly due to resident turnover as the first wave of leases expire. In any case, the property seems to be kept cleaner as of late with much less pet waste, food waste and just trash in general left behind in common areas (not to mention the stairwells no longer reeking of pot). The leasing team is a bright spot. They are professional, communicative and easy to work with.
