Rosslyn Heights is a nice community and the units are spacious. However, their rents and charges are high and they need to address rodent problems. It has potential. But they need to do better to compete against other nearby properties for tenants.

I lived in Rosslyn Heights for two years. They treat their tenants with a lack of care and respect. The charge unnecessarily for services that should be a given (i.e., package delivery) and charge as if they're the other apartment complexes with high end amenities. They will nickel and dime their tenants over small charges endlessly, from move-in, throughout the year, and during move-out. Not to mention, from my first lease to the renewal they increased the rent by $500. Buyer beware, I'd choose another location in Rosslyn if I were to do it all over again.

Not only did we had our delivery packages broken into, multiple residents had their bike stolen from the bike rack inside a “secured” garage. The year before woman living alone was broken into and still the gates are always widely open with no added security. Please do not move here, your safety is not something you want to risk.
My lease is ending and I can honestly say that I am sad to leave! If I did not have to move across the country, I would renew this lease in a heartbeat! Rosslyn Heights was the only affordable apartment complex that accommodated my need for reasonably priced parking and for owning a large dog. I worried that the affordability would mean lower quality, but I was pleasantly surprised. Maintenance requests were always resolved quickly and professionally, the building is kept clean, and the staff (both, in the leasing office and on the cleaning crew) was always incredibly friendly! I will definitely miss living here and strongly recommend Rosslyn Heights, especially to anybody looking to lease a dog friendly apartment!
Arlen is literally the best person (he works in the leasing office). He's overly qualified and super amazing. I rented this apartment partly because of him and I'll continue to renew as long as he's employed here. He always has a sincere smile on his face and he has the answers to every single question I've ever asked. I don't even have to say my name or my apartment number when picking up a package or asking for storage/parking information – he remembers all of those little details and knows me and my boyfriend by name. He's kind and thoughtful and a tremendous asset to the community. 5 stars for him! 4 star rating for other people in the office who aren't as qualified or considerate. The apartment itself is fabulous. I've had issues, but the maintenance crew is generally really responsive and very helpful. I have a small dog and they're always friendly to him when they come to do repairs to the apartment – I value that. Overall, love this apartment!
Rosslyn Heights will provide you with everything you think you could need in an apartment, but will nickel and dime you in the process. Parking is $85 for surface lot, and $150 for garage, but you only get one spot on top of paying a hefty fee for one vehicle. Additionally, Rosslyn Heights will try to smooth you over by saying that they are waving your security deposit, but will then require you to pay a $500 "amenity fee" and $200 "utility fee" (which essentially amounts to a non-refundable security deposit). To say the least, there are a lot of hidden fees at Rosslyn Heights, while there are plenty of other complexes in the area that are far more transparent and reasonable. With that being said, we had few maintenance issues while at Rosslyn Heights, and the overall living situation was pleasant. If you're willing to contribute to Arlington's inflated rental market, then this is the place for you. If not, I recommend you do some extra research and truly evaluate what you need in an apartment; otherwise, you're going to be paying far more than you should in an area that is pretty bland as it is.
Rosslyn Heights is a perfect location for someone in their mid-20s to 30s working in DC. The apartment complex is walking distance to two metro stops, restaurants, bars, grocery stores, etc! Even though it's close to everything, Rosslyn is still a quiet and safe neighborhood at night. The apartment has everything you need... You control your own temperature (AC/heater), washer/dryer in unit, fridge, oven, even a FIREPLACE. My biggest complaints would be the gym and the leasing office. The "gym" is a small room with a couple of treadmills and some weights (also, the pools are kiddie pools). The leasing office messed up a lot of things when we first moved in -- charging pet rent for a pet that doesn't exist, giving someone else our parking spot, the list goes on. However, it's been pretty smooth sailing since the first few hiccups. Other things to note: packages have to be picked up at the leasing office; when something in the apartment doesn't work (ie. leaky faucet or dryer malfunctioning), they get to fixing it real quick!
This is a great building for couples and people with dogs. Rent is relatively low for the area, and the grounds are absolutely beautiful. The apartments are average size, with tiny kitchens, and laundry is located in shared spaces among the complex. Overall, it's a great place for a good price.
Lots of mistake by management with billing and lots of "gotchas" in the lease agreement. Pool isn't bad, but no nice outdoor areas to hang out. Small run for dogs is convenient for dog owners. AC broke three times in a month and they were struggling to get it fixed. Some bugs like showing up occasionally. Had a mouse once. We keep the place really clean too. The good: It's relatively cheap and the location is pretty solid.
