Property Ratings at Riverside Apartments
So many car broken in to (at least 5 people we know personally) the office did nothing. The cameras don’t work well. And the hot water cuts off at least 2 times a week. The office workers are so rude and sound so inconvenienced when we call about anything.
This place never have hot water . Hallways are nasty , grounds nasty , front management is terrible lie to you about things getting fixed . I don’t know who giving this place 5 stars but they are out there mind . This place is the projects .
The building is old and still has popcorn ceilings. The new and updated renovations are good. Safety is a huge concern, the doors are often left wide open on the loading docks. Package retrieval through the locker system is convenient and secure. Not bad but definitely room for improvement.

I plan to move out this summer, but wanted to take the opportunity to share how much I have loved it here. Many of the reviews will talk about crime in early 2023, but since Riverside brought in security at night, I don't think our parking lots have experienced it anymore. I drive a Hyundai and feel perfectly comfortable leaving it in the parking lot. This apartment complex is very nice and the residents and employees are super friendly. The only reason I'm moving is wanting to be closer to a (safer) metro station than Huntington. If I could pick this building up and take it to another area, I would be perfectly content. - Tower 2 resident

Riverside's location and apartment layout, floorplan and size sq footage make it a reasonable place to live. On the upside: The staff is friendly and accommodating - they have nice community gatherings to bring everyone together occasionally. Maintenance is prompt with repairs. On the down side , the main laundry room is a nightmare. The washers and dryers are lousy and poor quality, most of the time inoperable. They flood and damage clothes. The hot tub amenity in the summertime is also a bummer- hasn't worked or heated up properly in my 3 years living here. Bare this in mind before leasing! I wish management team would give the laundry room a total overhaul with new units! It is much needed and would be appreciated by the tenants that pay top dollar in rent to live here!

Riverside's apartments are sizable. The rent, while high, is acceptable, given how nice the complex is. Riverside has many amenities -- a community center, party rooms, swimming pools, a volley ball court, fitness centers, etc. It is child- and pet-friendly. Riverside is close to many restaurants, stores and shopping centers. It is also close to numerous parks, to include Huntington Levee, Mount Eagle, Fort Hunt, GW Parkway bike trails, Roosevelt Island, Huntley Meadows, and many others. There are also several nearby dog parks, including Westover, Grist Mill, etc.There are probematic issues, however. See the posts on this site from March 28, 2023 and July 31, 2020.

I love living here. Maintenance is quick, rent is fairly priced, apartments are well designed. Christal in the mail room is an absolute saint and a doll. Will def continue to keep living here. No issues with crime on my side of the building either. Utilities are dirt cheap compared to other places
Overall I will say everyone and everything is smooth. From the mailing room being extremely accommodating. To the services that are available. It's truly amazing??

Since the beginning of the year, there has been a crime wave, including car break-ins and vandalism, as well as the theft of car parts.

Crystal is a great asset to Riverside. She is so helpful and willing to assist the resident. So always make sure you receive everything that comes into the mailroom. And she is so has great customer service and a pleasant attitude.
Price and location was good for a winter move-in. The leasing office celebrates holidays with parties and free Wine/Beer. Each building has its on perks the 3rd building is the worse/gets minimal attention. Roaches everytime I leave my apartment in the hallway. Apparently there was an infestation in one of the bottom units and spread throughout other units. Cars were broken into and leasing office replaced street lights. Believe the neighborhood needs a police presence

All I can say is be prepared for your car to be broke into. Every week someone’s car is being damaged and items stolen out of their vehicle. This week there were 10 cars who windows were smashed. Last week a guy had his airbag ripped out of his car and tires stolen. Utilities are also high in this building. Be prepared to pay 150$ and up just for one month. Water also goes out frequently in the building and washing machine and dryers do not work propped. If I could avoid this place I would.

I have lived at Riverside for over 5 yrs, and the utility bill has always been over $300 per month for a two bed/2 bath unit with No washing /Drying machine. Parking is $40. They increased my rent by $200 over all these years Add these extra expenses before signing a contract.

Very nice! We have been here for a few months. When something needed to be fixed, maintenance team acted quick and fixed the problems in a timely manner. Community is great and just a great location!
When I request maintenance, they come right away to fix the problem. I have been here for 6 months and so far I have been enjoying it. I am grateful.

People let their dogs poop all over the place and dont pick it up, including the elevator. at least 2 of the elevators are always broken, I always have to wait a least 5 minutes before I can use it, so I have to use the stairs. and when I moved out they hit me with a bunch of bs charges and when I call multiple times over multiple days to discuss the charges, they can't seem to answer the phone. The actual apartments are very old and every month something was broken.
Overall it’s been a good experience, Staff has been helpful, re painting of the parking lines has helped a lot. Last I checked there was only one treadmill in tower 2 gym working
Riverside is a beautiful place to call home. Beautiful views, great amenities,, wonderful neighbors, kind staff, and the building stays spotless, clean.
The location is great. Management office seems to have a high turnover rate and doesn’t consistently offer great service. The water is tower 2 is cold some mornings; there has been an issue with the water heater for nearly a year now. There are also bugs; not an inordinate number but even if you keep your house clean (depending on the unit your in because we’ve been in 2. One unit we never had any at all) you’ll experience some type of problem. The laundry room is absolutely terrible. The machines are not maintained and it’s clear they are not investing in correcting the problem. Overall I can’t wait to leave.
Just moved in to this apartment and loving it so far! The stuff is really nice to the residence, the building is clean, the apartment is nice. Everything looks great so far!
I am very happy with the apartment I am living in. The area is safe, the residents are very nice and friendly, and the staff do a very good job in cleaning and sanitation in and out of the buildings. When I went to rent my apartment for the first time in the office the management team was very friendly and kind. I would definitely recommend these apartments to anyone.
Love a lot about this place. The size and lay out of the apartment is great. Love the closet space. The laundry room is okay. Some times I have issues with getting the card to read and I’ve had to move machines after already having loaded it. That’s inconvenient for sure. I feel secure here especially with the buzzing in feature. And it feels like a pretty calm community. One complaint I have is the outlets and water pressure. Water pressure is low and the outlets, only the top ones work and I cannot use both openings on one. So I can only have 1 thing plugged in each outlet and when I tried to use an extension cord, it was too much for it though not all the spots were used.
Love the building. It’s a little older but the only time I ever hear my neighbors is by the door or if they are insanely loud. The quiet is super Important to us.
Everything good so far…the new lobby areas are pretty nice. This building needed some love so I’m glad. They need to keep doing that and keep adding good amenities or maybe renovate the halls.
Excellent place to live, beautiful, clean, great gym, the personal in the office is very friendly and professional, the lobby offering you space to work if you needed.
Riverside is newly renovated but its an old building and you can tell. The gym is the highlight. The units are spacious but could be nicer. The price has increased a lot too.

I love Riverside! I have the nicest view and I love the residents and staff here! My experience has been awesome! The pool and gym are awesome and I love having a convenient store right on the premise. It’s such a convenient location being only 5 minutes from old town, and you can get right on the highway to DC so easily as well. There are so many places within close proximity such as target, Marshall’s, wal mart, and plenty of restaurants as well!

I have been here for a month. I had to have maintenance for minor issues, and it was taken care of quickly. Leasing office has been great! 24/7 security as well. Deanna has been a pleasure to deal with. Helped me get leased quickly! 2 bedroom apartment is spacious, and I love the view!!

Lived in the complex (in all three buildings) since 2015 and it definitely has its pros and cons. Overall I love all the green space to walk my dogs, easy access to metro with the shuttle, inexpensive parking rates and quick maintenance service. Prince and Warren on the maintenance team are rockstars in tower 1. During my time in tower 2, Manuel was my go to guy. They are super fast in response time and care about my concerns.

If you don't go into this expecting brand new, it's actually quite the diamond in the rough- access to the beltway, highway 1, the Mt. Vernon trail, metro, and all manner of amenities on-site. Units are pretty big, too. The biggest selling point is the staff though, particularly the maintenance folks - responsive amd quality work. Warren especially knocks it out of the park, but they're all great to work with

I truly enjoy living here at Riverside. The area and location are great! Leasing and Maintenance staff are outstanding. In the Leasing office, I cannot give enough praise for Beza for her professionalism, sincere kindness and thoughtfulness. From February until nearly the end of April, her willingness to go out of her way to assist in any way she could is simply honorable. Her demeanor and "I will get it done, no worries" positive attitude puts you at ease that she will definitely follow-up and follow-through. I cannot say "thank you" enough to Beza!

Riverside is minutes from the National Harbor & DC. The views are amazing from where we live. Warren & the maintenance crew are absolutely amazing, as well as the office management team. They provide tenant activities & events when the weather is nice.

After 5 years, I am finally moving and I am kind of sad to go! Living here has been my best apartment experience yet. It’s in a central location to major highways and neighboring cities. The maintenance team in Tower 1 is top notch. The property management is ALWAYS hosting events and activities for residents. Just truly a peaceful and stress-free experience.

I have lived here for about 5 years and so far I like it. I was reading some of the reviews and was shocked to see some of the complaints. I have lived in two of the buildings, and one of the reasons that I give river side 5 stars is that I have never seen a single roach or rat. Not even a single roach all these years. Also, the maintenance team is amazing. Unlike most places, the maintenance manager is very kind and friendly, and the whole maintenance team is amazing; they are above and beyond. Leasing staff are also friendly and nice. I haven't encountered any issues with the leasing staff so far. A couple of things that I am not happy about are that they charge a fee for parking space, but the parking are never painted, so it is difficult to park in the right spot, especially at night. Also, this place does not have a play area for kids, which is the downside for a family with little ones. Overall, this is the best place in this area for the price it asks.

What makes this place tolerable: Great location and depending on your unit, the views can be excellent. Maintenance staff is very good. They always show up as soon as a request is submitted and do a good job fixing issues. Some of the front office staff are so sweet and kind. Generally the rest of the office team is approachable. Community activities - front staff does a good job with planning these activities. What makes this place intolerable: Rent hikes - companies like Buzzoto are taking advantage of renters and demanding unreasonable rent prices all in the name of inflation. I haven't seen changes in anything being offered in this community to warrant these outrageous prices. Between rent, food and gas, there is nothing left after you get paid! Riverside used to be affordable but now it simply isn't. Irresponsible dog owners - there are SO MANY dogs now and some of the owners do not properly pick up after their dogs. There is a FETID smell in back entrance of the 'luxurious' building 2; its simply REPULSIVE. Why are dogs peeing at the entrance? Packages - they go missing a lot around the holidays.

I have lived at Riverside for the past 3 years. The office and maintenance staff are friendly and efficient. From personal experience Warren, Mercedes and Michael have gone above and beyond to assist any maintenance or office request I have had. Maintenance request and emails to the office are usually resolved or responded to within 24 hours…which is AMAZING!!! It would be great if the property remodeled the hallways and elevators building one to match the renovations in buildings 2&3. Building one is very outdated. The pools are AMAZING!!! The tennis court and gym in the town center needs to be remodeled. This is a very family and pet friendly property. It would be great if they built a dog park and playground. Children are riding their bakes and playing in the parking lot…..this is not safe. Overall there are some construction changes that desperately need to be made but I am proud to call Riverside my home.

Riverside is a nice place. Great location (495 is literally outside my window), MD is 2 seconds away and 295 to get into downtown isn’t far either. An elevator is always bound to be down here in building 3 but the staff is nice and super responsive and accommodating.
Riverside is a fantastic community. The location is excellent, the size of the apartments is ideal, especially for the price. The Service Team is top-notch and probably hard to top. The GM Tamika runs a well-oiled machine. With my job change, it was beneficial for me to relocate, otherwise, I would have remained at Riverside. Thank you very much, TEAM RIVERSIDE! I enjoyed the last two years living in your community.
