Property Ratings at Prosper Elms Apartments
I love the area and the layout of these apartments. The buildings themselves are fairly new-just 2 to 3 years old-and have great potential. Unfortunately, the lack of upkeep really takes away from the experience. The breezeways are consistently dirty, with thick dust and grime buildup that clearly hasn't been addressed in a while. The concrete is stained with old trash spills, and the mulch around the property is bare and messy-it doesn't reflect the quality you'd expect from a newer community. It's disappointing because the presentation matters. I've hesitated to invite family and friends over because the poor exterior maintenance gets pointed out every time, and frankly, it's embarrassing. This could be an amazing place to live if management prioritized basic cleanliness and curb appeal. Hoping things improve soon.
Community is good and peaceful very well organized and maintained . However regular meetings with residents might be helpful to discuss about the common problems directly with them. Children’s free play area is missing where the kids are going outside the community to play.

I absolutely love living in this community! The staff is fantastic and always goes above and beyond to help residents. Maintenance is prompt and efficient, ensuring that any issues are resolved quickly. The apartment itself is wonderful—spacious, well-designed, and comfortable. However, I've noticed that some neighbors can be a bit noisy at times, which can disrupt the otherwise peaceful atmosphere. Additionally, I've seen trash and debris left in the stairway and around the grounds, which detracts from the overall appeal of the complex. Despite these minor concerns, I genuinely enjoy my home here and appreciate the community. With a little more attention to neighborly behavior, it would be perfect!

Love the apartment after being here a year. My only problem is the flies and bugs during some months in the year. Aside that, sometimes maintenance might take a few days to get to you but nothing drastic. Its a nice quiet place and its neatly kept.

Apartment and staff are great. The dog poop in the dog park isn’t. And for some reason people put their trash in front of the dumpster instead of inside of it.

The move in was easy and the pool is amazing. Small bug problem and lots of construction around but overall great spot. H-E-B opening nearby soon but not super close to many things.

Great apartments. Maintenance and office staff is very helpful. We have great neighbors. The gym is well equipped. I use the grills by the pool at least weekly.

This apartment is a living nightmare. The walls are paper-thin, making every neighbor's conversation and TV show a part of your daily soundtrack. The appliances are ancient relics, prone to breaking down. The landlord is a ghost, unresponsive to urgent issues. Maintenance requests are a joke, as they never get addressed. The building's cleanliness is abysmal, and pests are frequent visitors. Parking is a constant struggle, with limited spaces and no enforcement of rules. The rent is outrageous for the dismal living conditions. Save yourself the stress and frustration; there are far better options out there. Steer clear of this living hellhole!

I like the location and staff. They are very helpful and friendly. I like the 3 bedroom layout it is very spacious. The kitchen island was very big too. And I loved the walk in closet in the master bedroom

Best things about prosper elms is Amenities. There is an amazing pool, gym, coffee machine and a pool table. Apartments also have laundry and some of them have parking.

I moved into the property in April of this year and it has been great! I haven’t had any major issues at all which is awesome for a newly built property. Carolina and the staff have been very thorough! I would highly recommend.

I love the place and how fast they are when you maintenance or something done in your apartment. The environment is super clean and quiet and it’s a safe area which is a big plus. I do not like the crickets and spiders. I don’t know if it’s the area or the weather. They show up in your room and it just makes my skin crawl. Absolutely hate it. Aside that, no experience with cockroaches or any other insects.

When the power goes out on Christmas weekend and you lose ALL of your holiday food and every grocery item in your fridge and freezer, lose out on enjoying Christmas traditions with your kids, have to sleep/live in darkness and cold for 4 days before your apartment management does ANYTHING to rectify the situation... and STILL have not been offered any recompense for the gross indecency of being treated like an inconvenience, when what should've been done is getting the generator and offering a hotel voucher after night 1, not after night 3/ day 4 (and do you think we have any confidence in being reimbursed for a hotel after being treated like this?(and that offer was night 3!). One week of free rent should be a reasonable compensation for losing 2 weeks worth of groceries and all of Christmas weekend meals.

Move in was chaotic and disorganized. Frustrations didn’t end there. The gate to secure the community took months to be put up after move-in, and then frequently stopped working after installation. There was an incident that occurred where we received a vague email about criminal activity that had occurred in the complex, and then for weeks there was police officers everywhere to surveillance the area. The bugs were always a problem. I wasn’t prepared for ants crawling up my legs while standing on the carpet in my bedroom, crickets keeping me up all night, and small roaches living. They have a pest person come out every other Friday who “might” be able to come help with some of these issues. However, the pesticide bleaches the carpet and leaves discoloration when sprayed. I was charged for total carpet replacement when I moved out for “pet urine” - when the carpet discoloration actually was due to insect spray used because of the infestation of ants I was dealing with daily. I put in NUMEROUS maintenance requests for my AC that never worked right. There was some nights my baby and I slept in the apartment when it was 85 degrees or hotter because maintenance kept insuring me there was nothing wrong with my AC. Maintenance requests were always disorganized. The initial maintenance guy Greg was great at responding and calling me to set up a time to stop by, but suddenly he was gone with no communication from management about a switch. The next maintenance person was not as good at communicating. Communication was always poor from management. Often giving less than 24 hours notice of them needing to be in the apartment to work on something. They last minute decided to change the stairs from carpet to hardwood and rescheduled twice . Then I got home that evening the construction workers had left the front door to my apartment open after they left (when it was 115 degrees outside & the gate to the community wasn’t working), so not only did my AC run ALL day trying to compensate for the fact that the door was open, I could have been robbed or come home to someone waiting inside for me.They also left a pile of nails, carpet, etc, sitting in front of my door. I actually stepped on a nail. The dumpster is ALWAYS overflowing and there is garbage laying around it. In one of the bushes right in front of my door my dog found a huge rat. The mail room is a mess. They raised the rent $300 dollars per month after one year of living here.

The apartment complex had a bug infestation at first. We also have a lot of noise from above us. The actual property, staff, and maintenance crew are incredible.

Just want to start off with how amazing Carolina and the team has been since day one. She was kind, caring, straightforward and honest about everything and I felt so welcomed. She followed up immediately with any inquiries I had. She's truly been so helpful and quick with his responses. Prosper Elm apartment is brand new apartment with all the latest facilities. The amenities in the apartment are wonderful. We, especially kids absolutely loved the end of summer party! When we moved into the apartment it was so nicely cleaned and all the maintenance orders we had was quickly fixed! Me, my spouse and 2 kids love it here. Everyone in the complex is nice and there's never an issue with loudness from neighbors! 10/10!! Definitely would recommend!

Regrettably, my experience with the Prosper Elms management has been less than satisfactory. As a tenant, unexpected life changes necessitated an early lease termination on our end. While we completely understood the obligations that come with breaking a lease, we reached out to the management with a proposal that would be mutually beneficial, considering the pristine condition of our unit and our willingness to vacate at a time convenient for them. Unfortunately, the management demonstrated a lack of flexibility and compassion. Their response was solely focused on highlighting the rigid lease terms and offered minimal relief, even in the face of genuine hardship. Although they did offer a 30-day payment plan for some of the fees, the overall lack of willingness to negotiate or understand our situation was disappointing. I believe that a good property management team should not only be focused on the black and white of contractual obligations but should also consider the grey areas of human experiences. Their strict adherence to policy without consideration of individual circumstances leaves a lot to be desired in terms of tenant relations. If you're considering moving into Prosper Elms, please be aware of their stringent policies and ensure you thoroughly read and understand all contractual obligations. While the property might be appealing, the management's approach to unique situations might leave you feeling unsupported and unheard.

Great staff and common-sense maintenance staff always are to the point of an issue. The office staff, I can tell they are sympathetic if any issues arise and respond quickly to questions you may have, via the app or directly at the office.
