The walls and floors are paper thin, you can hear everything around you, neighbors are noisy and inconsiderate. We had roaches when we moved in and had to get the exterminator twice to treat the whole apartment. The parking garage is super full so good luck getting a spot near your closest entrance without paying for a reserved spot. Dogs barking all the time. The street noise is loud even with windows closed. The internet router is set up in the closet of the master bedroom which is extremely inconvenient and we get terrible internet service in the second bedroom (which is supposed to be our office). I like the layout of our apartment and the kitchen has good storage. However the cabinets and drawers are so cheap and multiple of our were broken upon moving in. I do like how close this complex is to the restaurants around lake Carolyn and the Toyota music factory. That’s pretty much it.

The experience was good previously but in recent times the quality and the standards has come down drastically. Not a great support from the leasing staff. Less Maintenance of surroundings. No community events. The team needs to review their approach in connecting to the residents.

Management does not enforce community rules and takes no accountability in ensuring the promised living experience. Noise violations are ignored and facility, in particular the parking garage, breaks constantly and management will force residents to park the cars in very far off site parking lots in high crime areas with 0 compensation.

I have lived here 4 years July 31, 2025. I had asked for the mud to be fixed next to my patio for 3 years! It was not fixed until this spring/summer. Astro turf was put on each side. Finally…thank you!

I rated 3 stars du to the lack of urgency from management when it comes to safety of the building. The front doors are always left unlocked and any of the other doors either do not close properly. Currently the door leading to the mailboxes is broken and left often for anyone to enter.

I went for a tour of the Promenades in June and immediately liked the location. It’s extremely close to restaurants and my job and is in a very walkable area. The staff was very prompt in clearing my application and move-in.

There is 0 control and enforcement of noise pollution coming from these thin walls. A "luxury" apartment charging high rent but can't even provide the amenities of one. Management does nothing when it comes to loud residents or those that shout or party at night in the common pool areas where the curfew is 10 PM. Garage went into repair twice in less than I year I lived here. During these repair periods (2 weeks), they provided alternate parking locations offsite which requires a shuttle to get to (one of the weeks it's even uncovered DART parking, which we know is known for theft and break-ins). 0 Accountability from the management to compensate residents of this situation, would not recommend.

Love It here, however the construction does impede on the quality of living sometimes. I understand that they are required maintenance, but the inconvenience of it that the staff sometimes does not handle very well can make it hard to get in and out of the apartments.

Rent has went up, but quality of apartments/amenities went down. Hard to get help with apartment issues if you have them. Maintenance is team is very nice, they are just heavily understaffed which puts an insane amount of work on their plates for an apartment this big to receive the service it needs.

Living at 555 Promenade Pkwy has been an exceptionally positive experience for me. The community offers a welcoming environment with friendly neighbors, creating a sense of belonging right from the start. I particularly enjoy the convenience of being close to numerous amenities, including excellent restaurants, cafes, and shopping centers. The nearby parks and recreational areas are perfect for relaxing strolls and outdoor activities, making it an ideal place for both relaxation and recreation. The community itself is well-maintained, safe, and vibrant, with regular community events that foster a strong sense of community spirit. It’s been delightful exploring local markets, attending community gatherings, and experiencing the rich cultural and social opportunities available around 555 Promenade Pkwy. I have lived here for the past 4 years and management has continued to let the complex fall to disarray. The door handle to get into the mail room has been broken for months and is still not fixed. As a solution, they are leaving the front doors unlocked so that anyway can get into the complex without having to swipe in. Where is the safety in that? The trash room on the 4th floor is always overflowing and smells. I can’t remember the last time the carpets in our hallway were professionally cleaned (there are pet urine stains all over the place). I don’t think management really cares as long as they get their rent checks. The price to live here doesn’t reflect the quality of the complex. Save your money and go elsewhere.

I am very much satisfied with this apartment. The maintenance team is very friendly and quick in action. Cons: The cleanliness of the entire building has came down. Hope the team will take good actions to keep the apartment and elevators clean.
I’ve been living here exactly 1 month and I absolutely love it. The people are very nice and I love the diversity of people in the community. Looking forward to meeting new people and hopefully making new friendships.

Maintenance is great and very kind but management sucks and are not very helpful. There was also dog poop in the stairwell that was not cleaned for almost a month.
Llevo viviendo acá poco tiempo, me parece muy cómodo, es pequeño pero tiene lo necesario, los de mantenimiento son amables y te ayudan en lo que necesites, lo único que no me gusta es que dejan que los residentes que tienen perros orinen en todas partes, es incómodo salir al área social en la parte de abajo donde está la mesa de ping pong y que absolutamente todo huela a orine de perro, al igual que la puerta que conecta la mesa de Pool con la piscina. De resto está bien. La verdad deberían mejorar eso con multas o algo porque es terrible el olor.

I like it for the most part. Parking is an issue after 7pm but it’s clean and the staff are always helpful. It’s also in a very convenient spot so I always have something to do when I’m bored.

Parking situation needs to improve. Not being able to have visitors park easily is a problem. Also having only 5 street parking spots for an apartment building of this size is not ideal.

Management is slow to fix things here. They wait for months for small things like gym equipment. Community is clean though, however during summer it gets crowded at the pool with non sense noise level.

It would be a 5 if parking wasn't an issue. Sometimes the deck gate is left open and visitors are able to come in and park anywhere leaving no spots for residents.

Rent goes up but the quality of the apartments seems to go down. Pool is dirty every time I go out to it. Equipment at the gym is out of service for months now. Halls smell badly all the time because there is carpet in them and dogs pee, people spill drinks, etc and they are not cleaned often.
