Property Ratings at Phillips Pass
As a full time government employee, I trusted this complex to be a safe and responsible place for my college aged child to live while focusing on their studies. Unfortunately, the experience has been more stressful than supportive largely due to the consistently poor trash valet services. The trash pickup schedule is erratic at best. Bags are left sitting in the breezeways for days, creating an eyesore and attracting bugs. There have even been instances where trash wasn’t collected at all, despite the mandatory valet fee being included in the rent. For students trying to maintain a clean, healthy environment, this is unacceptable. My child has had to take trash directly to the dumpster more often than not defeating the whole point of paying for this “service.” Management has been unresponsive to complaints or simply gives vague reassurances that it will be fixed “soon.” If you’re a parent looking for peace of mind while your student lives away from home, I recommend looking elsewhere. The amenities may look nice on paper, but the follow through especially when it comes to basic sanitation is sorely lacking.

If you enjoy surprise roommates, this is the place for you! I’ve been here three months and have named at least five roaches because they’ve stuck around longer than my neighbors. Maintenance claims they “spray monthly” unless that spray is sugar water, it’s not working. I woke up to a roach on my toothbrush and nearly filed a restraining order.

If you enjoy passive aggression and broken promises, this is your place! Where do I even begin? Living here has been nothing short of a nightmare. The apartment was dirty when I moved in (mystery stains included), and when I politely asked about it, management snapped back with, “Well, you signed the lease, didn’t you?” Excuse me?

I have lived at this property for 3 years and am still happy with the decision to live here. The property management changed but they continue to enhance the property with upgrades. The Leasing Manager and staff- Michelle, Aubrey and Mary along with Maintenance Staff members are professional and personable.

In 9 months of living here I've dealt with 2 floods, breaking into vehicles, leaking window seals and huge roach problem. Stay away!
Great place to live, clean and large living area, friendly management.
This apartment complex is old but not run down. Updated appliances and nice living space. Neighbors are friendly. As a first time mover I was really nervous about the process, but the staff was helpful and worked with me and my roomate. Happy with the outcome. Really affordable. Great maintenance and easy access to Houstons main highway. So blessed and thankful for the move. Making my Apartments a home
