It is horrible, mice living with us all the time, they did all the treatments for months and nothing work,utilities going us for no reason, they do not answer your phone all the times, when you request maintenance repairs you can not find on the phone, and when u got they after you call for days, they said that he will come to fix your problems. You wait for the maintenance for weeks with no show up, you call again and again after weeks the maintenance comes and he can not fix thinks in a good way and you have to call again and go through all of this over and over. The noise for the above resident you can hear everything even when they go to bathroom or even when they are coughing..... it is just very bad experience.

I lived in a 3 bedroom 2 bathroom garden apartment on the fourth floor from March 2022 to April 2023. During this time my roommate and I experienced on and off periods of a mouse infestation. The pest service company that they use doesn't do much of anything once they can’t find obvious holes to plug up behind the oven or HVAC closet. Even when it was a major inconvenience for us to move items from areas we clearly knew the mouse wasn’t coming from or visited (like the top kitchen cabinets), we complied anyway because we wanted to do our part to fix this problem. We had the pest service company come to our apartment at least 4 different times and general maintenance came over at least 8 times to analyze the area for pests and each time we were told by different employees that we kept the place very clean. It got to the point where I wanted answers from property management because it was exhausting having to deal with this issue and it was clear that they weren’t doing a good job with handling the situation overall despite our detailed emails and reports to maintenance. During this meeting the Property Manager (who rescheduled the meeting on short notice and then was late to the agreed-upon rescheduled time block) mentioned that there are mice all over the property and that this is normal because she also has/had mice in her house and that the library and restaurants nearby have rodents as well as other unnamed properties in the area. She also blamed trees and construction and somehow squirrels on the roof. We were also fed conflicting statements about how it didn’t matter how clean we were, but then she later mentioned that our neighbors and how they live could be a contributing factor to the mouse issue. The Donaldson group should be ashamed. Rodents are disgusting and trying to spin this outbreak as normal when residents are rightfully upset is insulting especially since we are paying YOU to upkeep your property. For those looking to tour, I hope that management is honest with you and is upfront about the mice that they have and how they can’t guarantee that they will be able to solve the issue. If my roommate and I were told the truth when asked if this property had a recent history of pests we would have not signed a lease. Online reviews about mice didn’t start popping up until after we signed our lease which should scream to new management that something is clearly wrong with how they are handling things.

I am in the application process, Yveth showed me the unit. Yveth, was pleasure to work with, very sincere. Nicole, the property mgr. has been very helpful. I changed the unit I possibly wanted to another, Nicole was able to quickly update the information in the system.Nicole was very accommodating when I asked about moving my move in date to a week later.

There was a change of management and the new management is terrible. The assistant manager in particular is extremely rude. She shouldn’t be interacting with people as a job. She is not a people person. The old management team got to know their tenants and would visit with them. Makes a big difference when there’s good management,

My spouse and I lived at Peachtree for a little over two years. PROS: The community has a park and a library next door. The grounds are typically nice-looking. The area is walkable, with several restaurants within a 10-minute-or-less walking distance. The apartments (we were in a two-bedroom, two-bathroom, second-floor garden apartment) have a decent amount of space. There is a good amount of closet space. We had ample free parking. The entrances to I-66 and I-395 as well as Tysons Corner Center are all right down the road. The pool, gym, and conference room are relatively nice. Rent is reasonable and all utilities apart from electricity and cable are run through the complex. Maintenance is pretty good most of the time, though sometimes they will take several days to show up to fix a problem without explanation. NEUTRAL: The apartments are all wall-to-wall carpet outside of the kitchen and bathrooms. Cox is the only internet/cable provider. CONS: The outdoor chair and couch cushions on the grounds are old, dirty, and gross and the fountains are always broken. The trash compactor breaks frequently. Be prepared to share your apartment with a lot of centipedes. The floors and ceilings are PAPER THIN, so we were constantly being terrorized with noise from above and below. Though, to be fair, even just walking normally created a ridiculous amount of noise. The leasing/management staff are awful. In fact, when I first toured the complex, the man who showed me around (whom I won't name only because I haven't seen him in months and am not sure he works there anymore) was ridiculously rude and arrogant. It was bizarre and in fact he was so terrible that I didn't want to go back, but we moved in because my husband came on his own and decided this property was his first choice. When we moved out, we called and asked if the staff would agree to break our lease a few weeks early, and were told that would not be a problem. After we spent months planning our finances around this, the staff left us a letter saying that, it would, in fact, be a problem and that they were going to charge us for the entire final month of the lease despite us no longer living there and despite us having given more than 60 days' notice. We spent WEEKS calling every other day, bare minimum, trying to get through to someone to discuss the letter, and our messages would take several days to be returned if they were returned at all.

I lived here for a little over a year and am very happy to be leaving. I haven't lived in an apartment in years and have no intention of doing so ever again. If you can afford a townhouse or house do that instead. Here is my list of experiences at Peachtree: Pros: Location, it's a great location for getting on the interstate or highways. Friendly staff and residents, the people are all pretty friendly. Cons: Parking, it's terrible. You sometimes have to park two buildings down because there is no assigned parking. Noise, the ceiling is basically made of cardboard. You can hear the people above you talking and walking. If they have young kids it sounds like they are in the apartment with you at times. Package delivery, you never know if your package will be delivered to your unit or the main building. If you live in one of the smaller buildings then some deliveries come to you and some go to the mail room. It is very annoying having to go to the main building at the prescribed time to get your packages because Peachtree doesn't require the delivery drivers to go to the actual address. Hot water, you share hot water with everyone so taking a shower is bad. The water is constantly changing from hot to cold because other people in the complex are using hot water too. Utilities, my monthly water and gas bill is much higher in this three bedroom apartment than it was in the five bedroom house I moved from (same area). I am single every other week in this apartment too, so it makes no sense at all. Mice, we had a terrible mouse problem over the winter. I would see mice running around when I turned on the lights. Other apartments had the same problem. Peachtree has an exterminator come in once a week so you have to wait until then to get traps, which never worked anyway. He eventually went through my apartment and filled holes in the walls with metal mesh. I cannot imagine what it would be like for someone that really hates mice.

Lived here for 2 years, and couldn't be happier when I moved out. The apartment itself is very old, when we first moved in half the outlets weren't working, carpet had a weird smell, and everything was very outdated. Also, having no elevator was a PAIN with moving-in and out. If you're a young professional, look somewhere else. The complete apartment building is all family's with several children. Although the prices for the units seem responsible, they charge outrageous gas, trash, and sewer fees. Our gas bill was always over $200 each month. Your better off looking at the other apartments nearby that are electric only. They will also try to make money out of you whenever possible. I left my trash outside for about 30 minutes because I was taking it out that same day, and was charged a $75 fee for leaving trash at my door. Also, if your ready to move-out LET THEM KNOW 3+ months in advance, and ask for a notice to vacate form well in advance. Property manager Shafeeza will force you to stay and pay extra months and constantly lie that no notice was given for vacancy. We had emailed our notice to vacate, and she constantly tried to tell us an email was not valid, and forced us into paying an additional 2 months of rent. Everyone else in the leasing office is great, but if your working with Shafeeza beware!!!

My apartment is full of ants and those bugs with thousands legs, and everything smells like mold. And I have a small child living here...nothing I can do, management of the property is threatening me with fees if I terminate my lease before time, saying that their lawyers are stronger than mine.
This community looked so good on paper...price was fair, apartments nice and spacious, swimming pool amazing. Only when we moved in, we realized that everything is literally built from cardboard. You can hear every step that people living on the upper floor make, EVERY single step! Floors are made of wooden boards that make squealing noise every time someone steps on them...good forbid that someone starts stamping, you have a feeling that the sealing is gonna fall on your head! My baby keeps waking up every time people upstairs start walking, can you imagine that?! Our downstairs neighbors keep filing noise complaints about us waking around the apartment so we need to tiptoe around if we don't want community management to shove complaints down our door every other day ! That's the other thing...management is just so rigged and plain incompetent! Swimming pool is so nice but always so dirty, with green algae all over the bottom of the pool!

This place is built from wooden boards and paper. You can hear every sound that your neighbors make, from flashing their toilets to literally every step they make, making you feel that somebody is stepping on your head. Very bad communication from employees. When you come to look for the apartment they will treat you so good, but when you sign the contract they act completely different. My family went true complete agony about every single request that we hade.

We've been living here since 2 years and I really like the leasing and maintenance staff. They have a great amenities area. The apartments are very spacious. The building is very safe and they have a concierge desk onsite for help after the leasing office closes. I would highly recommend this property to anyone looking to live in around the Tyson's/Falls Church area

I moved 4 month ago to this wonderful apartment community (Peach Tree of McLean). This apartment complex is clean, safe, and well-managed. Trader Joe’s, Whole Foods, and a number of other shopping places are within walking distance. West Falls Church Station, I-66, and I-495 are very close as well. The schools are among the best in Northern Virginia. Peach Tree’s maintenance technicians and management staff are very nice and competent. They are quick in responding to any maintenance issue and resolving it timely. The apartment complex is adjacent to a nice park and a big library under renovation now and will open this summer. I am very happy to live here. The aspect I loved most about Peach Tree is the kindness of the people working in the leasing office. They are very nice, professional, and dependable. I would mention in this context Deborah, Kitty, Alexis, Devin, and David who are very helpful. Last, but not least, the property manager: Shafeeza is the epitome of a competent customer service oriented manager. She is a great listener who knows how to solve problems and make the tenant happy. She is nice, proactive, and well-organized.
We moved 2 months back and very pleased to stay in this apartments. Friendly office staff, and especially I like the management lady Kitty. Every time when she sees me, she always asks me how are my kids doing. Not only she, all are very friendly and keeps surroundings so clean and neat. Friendly neighborhood and good for commute to the office.
Great location for easy access to Washington DC, Tysons Corner or Dulles airport. Love the shopping centers that are close by and I even have a park next door to exercise and relax in. The staff is very welcoming and greet me by name each time they see me. My apartment is very well maintained and the grounds are well kept.
The good: In the mid-rise building, decent apartment layout, large dining room area, lots of closet space, large balcony, tall windows, 9 ft ceiling, concrete foundations, secured lobby entry. A beautiful courtyard out back, and nice work center, billiards room, and exercise facilities. Close to shopping, and good schools. Walking distance to Trader Joes and Whole Foods. Nice residents in the building. Some misses: No W/Ds in the mid-rise building apartments, only in the garden style apartments in back of the building. Even though the free use of large capacity W/Ds is available on each floor in the mid-rise building, you still have to compete with neighbors to get your laundry done at certain times of the day and evening. Dated kitchens and bathrooms with older decor, appliances and fixtures. Wall-to-wall carpeting instead of laminate or tile flooring in entry way and hallway. No covered parking. Next to a busy highway and service road although they are fairly quiet at night. The mid-rise building is recommended for anyone moving into the area (singles and families). The lack of W/Ds in the mid-rise building is probably the biggest negative. You just have to figure out if the rent you would pay here compares favorably with newly upgraded apartments, or newer apartment construction in the area, and balance the positives with the drawbacks.
This property has some of the most beautiful landscaped property akin to college campuses. The downside to the beautifully manicured lawns with mature trees and established gardens is dogs are not permitted anywhere on the property. The apartment building themselves are older but well maintained and the staff is friendly and responsive to any issues. The proximity to grocery stores (2 within walking distance), restaurants and other services makes it a convenient location to live.
