it’s nice, some minor issues but all apartments have that and maintenance fixed them but, 4/5 stars bc it claims to be gated community but the gate is broken… has been for weeks
It’s been really nice living here, gym is good, pool is clean, and it’s pretty quiet often. Nothing bad to say about the space at all. Garage is pretty safe, haven’t had a problem
This apartment complex has really gone downhill. The carpets and elevators are dirty and worn down, but they used to be cleaned regularly. The garage is smelly and covered in trash because management removed the trash cans from each level over a year ago. There is poop in the hallways and elevators frequently. Despite having submitted a ticket months ago, my window has been cracked and unfixed. The towing company has towed my car even though it was registered. Management attitude is a mixed bag, with some people being nice and some very unkind. The garage gate has been broken for at least a year and the security that is supposed to be at the gate is rarely there. This place used to be clean and organized, but it is far from it now.
I love coming to a place where it is peace and quiet. The neighbors are friendly.
The street noise level on weekends is quite loud. I have a corner unit , with lots of windows, facing Tom Thumb, so this may also be why the street noise is an issue. Staying on the noise issue, the air conditioner in my unit makes a drumming water drip annoying sound which is very loud. It's often a topic of conversation when I have friends over it. The parking garage gate has been broken, left open, since I've moved in, 10 months ago which makes parking difficult to find on the lower levels after 5:30 p.m. All that said, the rent is quite low here, so if these issues are something you can tolerate, then it may work for you. I do have to say, management and maintenance are good.

Fire alarm goes off frequently. The front call box has been broken for two years. Dog park is really smelly. The pool is nice when it’s open and not close due to residence breaking glass.

I love the location, but it's been frustrating to deal with the front office in the past when the sirens go off regularly. There is often not a lot of empathy for residents, and some times it comes off as they are annoyed rather than ready to do their job, which is helping residents at an apt complex. If a person cannot deal with conflict or helping to problem solve, they should find a different line of work. I am also frustrated that the complex signed a contract with AT&T that means I would have to switch from Spectrum, which I love, to AT&T which I have had in the past and HATE. It's packaged like it helps residents, but we weren't even considered when this change was made, let alone warned. We got an email about it after the fact. It raises the cost, is difficult to set up, and is inferior service. It's a very expensive place to live for the quality of care & consideration we get here. One of the amenities is a gate that locks, and that hasn't been the case for over a year.

I enjoy living here. The residence is peaceful and the residents are genuinely kind. Also, I really appreciate the concierge trash service. It is definitely a bonus. Also, the community amenities are impeccable.

I have been in this community for almost 2 years. I did not regret choosing this place. I have a comfortable stay, quiet community, garage on each floor which my vehicle is safe, maintenance responds in a timely manner and close to my work place. I renewed my contract to stay for another 2 years.

I entered my request in the community app noon time, in the afternoon, the maintenance was already in my unit and addressed the request. He was very efficient and fixed the problem in a timely manner.

The community has not beenkept up. When oak and Ellum opened back up a few years ago, the place was clean and tidy. Now, management allows residents to trash the place constantly. Between the trash rooms to the garage to the stairwells. It’s been bad. There is also smoking in various stairwells. I’ve seen it on numerous occasions and I am rarely home so that says a lot. And I still have yet to receive my gift card for renewing

Great location but lots of annoying inconveniences. Hard to find parking. Difficult to have company due to predatory towing company. The gate has been broken for month.

New resident! So far, so good. My unit is situated in the right place for the right amount and at the right time, and it is a great amount of space for me in this season of my life. I have loved living at Oak & Ellum although there are some things thats need to be fixed like the gates are always broken and there is always trash in the halls. Overall its an ok community.

I’ve been living at Oak & Elm for a year now, and my experience has been nothing short of amazing! The staff is incredibly friendly and always willing to help, making me feel truly at home. My neighbors are wonderful, and there’s a real sense of community here, which is one of the many reasons I decided to renew my lease for another year. The building is always spotless—the lobby and hallways are consistently clean and smell amazing. I also appreciate the level of security; our security guard is not only professional but also very friendly, which gives me peace of mind, especially since I work nights. Been a resident here for a little over 2 years now and honestly love this place and cannot complain! I love my apartment and have had no real issues since moving in. For downtown, it is actually pretty quiet and peaceful which is great! Property is located near so many good places including restaurants, bars, and activities.. some even walking distance! Great gym which is actually 2 stories with another additional workout room which I enjoy! Other great amenities as well. Everyone in the front office is so kind and helpful! Will absolutely be renewing my lease!

The start of the application: this is a new community for us. This complex has a management crew that has real good management skills combined with the most genuinely nice people in Dallas, they value peoples time, and are extremely respectful. Five star rating overall for the perfect experience. Even after 2 winter storms, GreyStar Team Reviewed & helped finalize our lease agreement, and all the specials promised! I moved into oak and Oak & Ellum yesterday. I absolutely love the community! The LEASING professionals helped with this smooth move in and the unit is beautiful. Brice is my leasing professional - gave me an amazing tour and tailored it to my living desire. His presentation of the community amenities was the “hook” and what sealed it was the 1 bedroom that was quaint and detailed. I absolutely love your energy on all grounds of the property to be a resident.

This place is pretty good have had troubles in the past but everything seems to be better lately. I appreciate the app interface and submitting maintenance request are very simple wish there was more parking and better ways for guests and delivery drives to access the building and the entry gates are always broken

Oak & Ellum is close to where I work and with its location being so close to Deep Ellum as well, where there’s always something to do, it gives me an opportunity to adopt a healthy work-life balance.

The complex does a great job at ensuring things are clean around the complex and repairing issues are handled in a timely manner. I do wish the main garage was fixed but I’m enjoying living within this community.

A very cozy, comfortable place to live. From where I normally travel from, it is also very easy to get to where I need to go. Neighbors are quiet and respectful, and community events are great.

Maintenance team is decent. But other than that there’s not much to say. Building is drab and no character. Garage is never secure and the gate to allow visitors in is ALWAYS broken so you have to go downstairs to let anyone up through the other gate (which was also broken for about 4 months) I haven’t had to use my fob to open the garage for like 7 straight months because it’s always broken. Hallways and stairwells are dirty and nobody cleans it. Smells like weed 24/7 and bad, cheap weed at that. Don’t expect to enjoy the “amenities” because they’re always over ran by resident's guests who destroy things or break glass in the pool requiring it to be closed for weeks. But yeah, maintenance requests are handled quickly and efficiently. Thank you for them. 3stars only because of them.

I wouldn’t recommend Oak & Ellum. While Tracy from the corporate office was helpful and did her best to assist, and the new maintenance guy Jesse, was also helpful, the overall experience at this property has been disappointing. The level of service just doesn’t match what you’d expect for the price. If you’re looking for a well-managed community, I’d suggest looking elsewhere.
