Newport Bluffs is a picturesque neighborhood situated on the cliffs overlooking part of Newport Beach's Back Bay, a 1,000-acre nature preserve consisting of wetlands and hiking trails. Residents of Newport Bluffs have easy access to the Back Bay's water-based activities, such as kayaking and paddle-boarding, but also enjoy the tranquility that comes when a piece of wilderness inserts itself into the city. Newport Bluffs is directly across Highway 73 from the University of California-Irvine.
Newport Beach stretches along the Pacific Coast and is home to some of California's most popular beaches, including Corona del Mar State Beach, the Balboa Peninsula, and Newport Beach, home of the Newport Beach Pier. In addition to beachcombing, surfing, and swimming, locals enjoy their proximity to high-end shopping, restaurants, and movie theaters at Fashion Island just down the road from the neighborhood.

Property Ratings at Newport Bluffs Apartment Village
These apartments look ok on the surface, but completely wrecked behind the new paint. I had mold and water damage and so did my neighbors on multiple occasions. I had to vacate for several weeks in total on two separate occasions in order to allow them to repair damage. Not recommended!
Close to shopping plazas, beautiful pool, ample parking, and a friendly staff. Maintenance is pretty responsive and Fashion Island is less than 5 minutes away!
This apartment complex is huge! It's nearly a mile wide, and it is beautifully manicured and backs up to a canyon. So, most of the units have good views and not a terrible amount of street noise. The complex accepts nearly all dogs, and the complex does a good job of separating dog homes from non-dog homes. If you aren't good at hearing other people's dogs, though, do not move here with yours. You will hear them barking almost every day. The biggest downside to living at Newport Bluffs, other than the crazy prices, is the awful -- I mean AWFUL -- cell phone service. Everyone goes out onto their balconies in the hopes of getting any service at all, and even then calls drop for no reason. If you can tolerate poor cell phone service in exchange for free Zumba and Pilates classes, giant pools, hummingbirds by your windows every morning and dragonflies on your walks every day, then this place is perfect for you!
We recently moved here from Nebraska and this place is like coastal Italian style getaway, beautiful landscaping that is very well maintained, great pools with cabanas that give the resort feeling, gated entry with below ground secure parking, and elevators. The amenities are awesome, granite counters throughout, large windows, plenty of storage, elevator. And I can't forget to mention free Pilates, Yoga and Zoomba classes weekly in their awesome gym area. It is a beautiful neighborhood like community and quick access to main roads and to the coastal beaches. This is a stunning residential community, we are very happy we chose to live here.
