Just twenty miles northwest of Manhattan, the delightful enclave of Wayne offers residents the tranquility of the suburbs with America’s most energetic city at arm’s reach. The township is mainly residential, with winding neighborhood streets lined with beautiful houses, apartments, and condos amid lush tree cover. The extensive local retail scene includes the Willowbrook Mall on the south side as well as the Preakness Shopping Center on the north side, giving locals a wealth of options for shopping, dining, and entertainment close to home.
On the east side of town, William Paterson University enrolls over 10,000 students and employs thousands of locals. Most neighborhoods lie within walking distance of a city park, and large nature preserves like High Mountain Reserve Park and Great Piece Meadows provide great opportunities to bask in the seclusion of the great outdoors.

Property Ratings at Mountain View Crossing
For the most part everything is good. New pool rules and regulations are a bit annoying and the pool should open earlier especially on the weekends. 9 or 10am would be better.
Great place to live. The community is quiet, safe, and in close proximity to shopping. The amenities are great and I love that management hosts community events for the residents. Overall, a great value for the cost of living here.
Everyone here is great! Maintenance is fast when there’s a problem, leasing office is very helpful when you have any questions! Having everything accessible from an app all in one is great
I’ve been living at MVC Apartment for a while now, and I couldn’t be happier with my choice. The location is incredibly strategic, making it easy to get around. There’s even a bus stop nearby, which is super convenient for my daily commute. The staff here are always helpful and friendly, going above and beyond to make sure residents have a great experience. The ambience of the apartment complex is fantastic—it's peaceful and well-maintained, creating a lovely place to call home. I just wish the rents where less expensive. Overall, it's a nice place to live.
I am new to NJ and I really enjoy living here and Wayne overall. The grounds are always kept well, and the building is very clean. Right now, my AC is blowing like a fan, but in my next review, I will provide my feedback on the maintenance services, as this is the only thing I have had to request.
I recently moved into this beautiful new luxury apartment complex, and I couldn’t be happier! From the moment we toured the building, we were impressed by the modern finishes, high-end amenities, and overall attention to detail. Daniel was the one who showed us the apartment — he was absolutely amazing! He made the whole process smooth, answered all of our questions, and truly went above and beyond to make us feel welcome. The building itself is spotless, secure, and thoughtfully designed — it truly feels like home. Between the amenities, peaceful atmosphere, and prime location, this place checks every box. I highly recommend it to anyone looking for a luxury living experience.
This is still a great place to reside. The staff is always helpful and kind. They keep the place clean. I wish amenities weren't mandatory though.
Good times.. Everything is good so far. I enjoy the pool and the new shop they opened. It would be great if a restaurant or coffee shop would open closer.
Poor package control. Unsafe lifeguards at pool. Office staff oblivious to the way this complex operates. Walk by lifeguards paying absolutely no attention to pool and just DON'T NOTICE. Despite comments from apartment members.
The staff has been so helpful and kind, community is luxurious and clean, and the units are modern and beautiful! I am really looking forward to moving in!
Great place to live with great amenities! Great location and lots to do in the area including great restaurants. The pool is fantastic as are the grills and fire pits!
We have been living here since October 2024 and have been incredibly happy here! Leasing office team is great, the apartment is great, and we love all of the social events that are available for the community. Definitely would recommend you coming to live here! Excited about the pool and summer amenities!
Great experience it has been wonderful so far. Everyone has been helpful and kind noise is not so bad I can’t wait for thenpool to open. Lots of kids and dogs
A wonderful place to live. It is clean, convenient and full of amenities. The staff is helpful, prompt with needed repairs and knowledgeable.
My daughter just moved in and so far she is loving it. Everyone has been so friendly with giving her some helpful hints. Like a wagon, as an example was a plus!
Living here is nice. Management tries to be responsive but rules are not routinely enforced Friendly social life. Pool is terrific Firepit great area to hang out
Living here is extremely convenient and very safe. I don’t usually deal with any noise It issues. And if there is an issue It is handled very quickly. Maintenance is great and very nice. Office staff is helpful. No complaints
Love living at MVC!! I’m so happy to be part of this amazing community! The maintenance team is top notch! It’s so convenient to everything.
No complaints, excited for the pool and patio areas to be set up for the warm weather. Plan on spending some time at events and enjoying the amenities
Everything is great. Everyone is always friendly & the surrounding environment is top notch. I love being able to take my dog on the trails & to the park to play fetch. The woods give me peace of mind.
I love it here. It’s pricey but worth it. I do miss the 14 month rent offer though. Any time I need something fixed in the apartment they are very quick to come.
We have been her for more than several years and a few different management companies. Currently the team responsible for our apartment community is the best to date. We have had several upgrades and much easier communications with this team. We still feel we are resort living in the suburbs. Close to everything yet we can still find some peace.
Great community - quiet, clean and friendly. The area is great and close to city center, restaurants and shopping. Conveniently located to route 23
Apartment is in a great location and we'll kept. Staff at the front desk is OK, sometimes unresponsive. Package room management is horrible though. You get packages and dont get codes. Then packages are ridiculous to find.
Things seem to be taking forever to be repaired. How hard is it to put in a few nuts and bolts to repair the benches in the dog park? Please tell me it wasn’t our maintenance crew that used dog poop bags to repair the material on the fence in the dog park. For the amount of money charged for renting here and a sign that claims luxury apartments you are really not living up to the advertising.
Nice place to live. Nice quite good people. Great staff. Negatives are high rents and way too many high fees. Example: Parking, water, trash, water, administration fees.
Building is clean , be careful with the package room have had multiple packages stolen or the office have said “missed placed”. Will not take accountability when they are in the wrong. Parking is horrible, if you come home later in the night very difficult to find a parking space
Very quiet, Nice neighbors and staff is always nice and helpful. The main areas are kept very clean, easy access. The new bell system is not really working well for the delivery people and they dont understand what to do. Most times I have to go to the main lobby to get my food deliveries. Most dont understand the concept of looking up the persons name and quickly get frustrated.
I do love my apartment and the location as it’s close to everything but living in a pet building, neighbors allow their dogs to pee in elevator, loud untrained animals barking and screaming all through the night and it’s never addressed. I’ve been here almost two years and it’s the neighbors that treat this expensive place like a dump.
Nice place to live. Considerate neighbors and helpful staff. Only complaint would be winters can be cold and drafty heater runs almost constantly to keep up with temps set at 68. Makes for a high electric bill during winter months. I’ve experienced prices $200 during very cold stretches in January and February. Other than that would recommend. Amenities are very nice.
I’ve had a great experience living here! The staff is friendly, maintenance is responsive, and the amenities are well-kept. The location is convenient, and the community feels safe. Highly recommend!
Mountain view is a very nice apartment, the apartments are spacious and the complex itself is very pretty. In the spring, the cherry blossom tree by the pond is so pretty!
the elevators are always broken down and not working, makes it very inconvenient to bring things up and down to the 3rd floor. My packages are often getting lost in the mail room or put in the wrong location in boxes.
Mountain View is a comfortable and relaxing place to call home. The amenities are wonderful and often being improved, the covered parking is a plus, making bad weather easier to deal with!
I’m so happy to live in this beautiful community. Every day, I wake up feeling grateful for the vibrant environment that surrounds me. The friendly neighbors, the lush green parks, and the charming streets filled with colorful flowers create an atmosphere that feels warm and inviting. There’s a strong sense of belonging here, making it easy to form meaningful connections with people who genuinely care about one another. Community events and gatherings bring everyone together, celebrating our shared values and diverse cultures. Whether it’s a weekend farmers’ market, a holiday festival, or a simple neighborhood barbecue, these occasions strengthen the bonds between us. Living here has enriched my life in countless ways, and I’m deeply appreciative of the beauty, warmth, and spirit that define this wonderful community.
Units are very small but layout maximizes little space. Pet owners do not always pick up after pets and seem offended that they must leach their pets. Would be better if pets took the stairs since they are walking them anyway. Came close to getting bitten by a vicious dog.
Love my apartment , the maintenance staff are amazing ! The staff in the office are ok, and have gotten better at communication and the needs of the residents. I wish our amentities were updated , fixed or even mainstained better due to the amount they charge .
Wonderful management. They are attentive and responsive. Work orders get done quick. Insulation in the units needs to be better and hallways are typically freezing.
Maintenance and Housekeeping are excellent. We enjoy the monthly get togethers. BUT the hallways have been freezing cold all winter. They refuse to turn on the heat so you need a hat and gloves to go out in the hallways. Not enough restriction put on smoking, garbage pickups and dogs. People are smoking, it's reported, nothing done. Garbage out in halls at all times by some apartments. No penalties. And the dogs. Piddling in the elevator, ruining painted cement because they pee, leaving dirty tracks on carpet. And the incessant barking which management doesn't curtail in any meaningful way. Why is it just $100 a month for these animals that cause damage. Maybe raising the rate would lessen the dog population. Sorry not to be more positive but the EXTREMELY chilly halls all winter has really dampened my enthusiasm for living here. Because of the cold halls, lack of insulation and windows in need of replacement, I've not been having a happy time here.
Nice place to live clean and quiet lived here for years I don’t have any complaints thankgod. Always ample parking amenities and I appreciate it here.
Living at mountainview has been 50/50. I can say I like my apartment however have been frustrated many times with things like the trash service not collecting, people parking terribly and how small parking spots are as well as most recently my garbage can being thrown away during trash pickup. Overall the complex is nice however small frustrations over time begin to get annoying. The staff is very helpful when things are reported however having to report them in and of itself is annoying. Great place to live however the "luxuries" you pay exorbitant amounts for are not always worth it.
For the most part, MVC has been a lovely place to live. Maintenance is fairly quick to respond to calls, the amenities are awesome (especially the pool), and the office staff is actively working on adding more resident events and amenities. My issues come in with the mandatory paid trash service which has been spotty recently, along with trouble finding parking spots in the parking garage I pay monthly to park in. Overall, I’ve enjoyed my stay at MVC!
We've been living here since October 2024 and absolutely love it. It's quiet where we don't hear our neighbors, but everyone is friendly. Daniel and the management group has been wonderful. Would not want to leave here , only reason we would is if our family grows!
Lovely place, friendly neighbors and great amenities. It is also in the perfect location for getting anywhere, and makes it easier for commuting to work.
The maintenance service is exceptional. Edgar & Douglas are always punctual in getting the job done. Marianne & Brianna are also extremely helpful.
I have been very pleased with my living experience in this building. The overall atmosphere is characterized by quietude and cleanliness, and I've found the other residents to be respectful. The trash valet service is a significant convenience. Furthermore, the organized resident gatherings provide an excellent platform for socializing and building community, which is particularly valuable for newcomers to the area.
I’m here 7 years & been very happy..I enjoy all the amenities especially the pool & the use of the club room when they have different get togethers….i do wish when something is not fix for a long time ( the front lobby door & the garage gate coming into the building.
new home is amazing! little things that need to be addressed / fixed but overall a good place to live . would recommend for people to live .
Overall okay experience. It does get really loud especially on weekend nights in surrounding units and I can also smell cigarette smoke. Garage gate and call box has been broken for months which is a bit frustrating. Generally a safe building with good security measures. Maintenance is excellent. They always respond to requests and complete the job right away.
