Washington, DC's historic Waterfront neighborhood is both dynamic and diverse. Historic row houses sit in the shadow of mid-century government buildings, luxury condos, and high-rise office buildings. The largest houseboat community on the Eastern seaboard adds a touch of the quirky to this already unique area. Waterfront is off the typical tourist's path, providing a community feel not often found in the nation's capital.
Waterfront extends along the Anacostia River and dates back to the 1700s, when it was part of Piere L'Enfant's original city plans. Some of Waterfront's oldest buildings include Wheat Row, a series of row houses built around 1794. For fantastic views of the city, head to Hains Point, a peninsula located between the Washington Chanel and the Potomac River.

My resident experience has been great. My fellow residents are polite, courteous, friendly, just to name a few. Love living here! I’ve been here two years and have never had any major issues. Staff are friendly and quick to respond! My building is always quiet, sometimes I forget that I have neighbors. I definitely recommend living here.

Maintenance staff is the most attentive I have ever had in any building. Staff is overall knowledgeable and helpful. Modern buildings are clean and well attended to. I can’t speak for the classic buildings. Neighborhood and location is close to the action and connected to the rest of DC given its close proximity to the metro. Only slight downside is it can get loud and windows aren’t really the best at blocking noise. However, i do not notice any noise from my neighbors which makes up for it.
I love my unit at the classic I love n respect management team n our maintenance team what I don't like is having to deal with weed smell I get along with alot of the residents n the dogs I get along with the concierges
Love this community, management & staff! The facilities are maintained and well-kept, front desk staff is attentive and maintenance fixes issues in a timely manner.
The maintenance, cleaning crew, and leasing staff are all awesome. My experience with the concierge is mixed, depending on who's working - sometimes they're polite, other times they are a bit unprofessional/rude. In general, however, I like this community and its convenient location.
Modern On M where do I start!!! Modern On M I would like to thank you all for providing a generous, safe, well designed beautiful residential community that we Washington, DC residents protested, gathered, prayed and worked any part time or full time job to see come true. Modern On M you showed the true meaning of Relaxation for the Homelessness, Parents with Children, Students, Seniors, and the Disable how kind and I appreciate the history of buildings being constructed for Washington, DC Residents and Citizens through out the United States Map. I Sybrett S. Jenkins can now see history that's being met in documentation for every person In need of help. I thank you for Respecting us with generosity, time management, and a helping hand when we need help. Maintenance and front desk and leasing office people are the best and kindest people always ready to help. However, the building really does feel like it’s falling apart. Elevators work half the time, there’s always broken washers and dryers (and increased prices?), and broken doors at the dog park. There’s also not a lot of communication from management about how they plan to fix stuff or communicating with the building. Great staff, management needs work.

Horrible management services. Rude and unhelpful front desk staff. Unclean community areas. Unstocked communal bathrooms. This property is so focused on looking posh that it consistently fails to take care of the basics.

Excellent place to live, with caring neighbors, and professional staff. Great location close to transportation and great restaurants. Walking distance to national monuments if a nice long walk or bike ride is your thing. As with any neighborhood you have to be diligent and aware of your surroundings.

The environment is good, and it is near the Wharf so I can just talk a walk after dinner or something. On the other hand, the apartment is near the metro so it is really convenience for me to the office and save tine in traffic

At first it was great, but the smell of weed everywhere is a bit nauseating. It’s in the hallways, garage, and common areas. Sometimes in the gym too, which doesn’t make sense to me.

I’ve just moved in but I really enjoy it so far. The amenities are wonderful and the other residents are very kind. The location is also perfect!! My only issue so far has been that the front office staff aren’t very helpful. When I moved in no one explained how things work. I still have no idea we’re the recycling is or if we have guest parking. I’m having to figure out a lot on my own.

We just moved in last weekend and were blown away by the community and building! We had no idea what to expect as we only did virtual tours, but everything has exceeded our expectations and we are thrilled to be living here. All of the staff has been extremely accommodating and friendly.

I love Modern on M! I am so happy to live here. The location is unbeatable right next to restaurants, coffee shops, bars, and the boardwalk. The staff is friendly and helpful. It is clean, bright and beautiful.

It is nice to live here but there are mice and there are people who drink a lot or drunks that live here. But the atmosphere is nice there are lots of amenities. These apartments have a pool they have a game room inside and outside the main building can hold your mail or you can get your mail and your building with your key fob. It is gate security you need to have a key fob to get into the gate and it makes me feel more safe.

The experience has been fair middle ground. I'm often disappointed in the follow through of things by the property manager. Things like my apartment not being ready upon move in date. Long waits for maintenance. Not all apartment buildings are treated equal in the 4 building system.

The leasing office did an Efficient job with the rental process . They worked quick and made the process extremely simplistic for me. I would have liked a tour of amenities and the info on how to contact maintenance moving forward

I love the building and so many of the community members, but getting anyone to respond to an email is like pulling teeth. No recourse for neighbors smoking inside or neighbors who consistently fight and scream at all hours of the night.

3/18/2024 - The management team has recently been trying to make tenants pay out of pocket for wear and tear repairs or other regular maintenance. This is on top of not doing proper pest prevention to keep rodents out of apartments as well as not changing buildings over to cooling in a reasonable time frame. The pest prevention that is done is always put back onto the tenants as well, as someone will come and put down sticky traps, leaving you to deal with them. If you ask for traditional traps to be used so that a mouse does not writhe itself, attached to a sticky trap, out into the open to try and escape as it dies, you will simply be lied to: Either sticky traps will still be put down or nothing will be put in place. Currently don't recommend moving in here unless you get an amazing deal on what you're looking for price wise, even with rent control and include utilities in the classic buildings.

The maintenance staff is amazing and professional! Modern on M provides the best amenities. If I issue a complaint about mostly anything, my issue is resolved within 24 hours.

Neighborhood is pretty quiet. Residential staff is always polite. The units are very spacious. Living room was bigger than expected. Overall, I’ve been enjoying my stay at the Classic on M.

Move in was pretty easy but probably would have wanted a little more guidance but overall great. The staff here are amazing and very attentive. You can definitely tell they like it here and the community enjoys them.

After living here for almost 8 months, I still feel good about choosing to live here. The neighborhood is the best! I especially love my apartment which is spacious and bright. However, the neighbors can be hit or miss. We've had to make a few noise complaints and there was an issue of someone smoking indoors. Luckily, after working with management for several months the issue was resolved.

While the M Classic building is older and needs a bit more upkeep and maintenance, the M maintenance team is always up to the task. They are timely in responding to maintenance request, polite and efficient while doing the work and always ready to do that 'just one more thing' that you ask for on the spot. Kudos to them!

Really a perfect location in DC, with the modern apartments living up to their name. The only issue is the rising cost of rent but that appears to be an issue throughout the city, and the ownership group is one of the better ones in DC!

Leasing office can be difficult to work with. It’s clear that they are out for just getting someone to sign for the most money, and do not care about residents. Raising rents at a community that has multiple amenity issues (dog park, lacking pool chairs, security, and constantly malfunctioning garage doors) just goes to show that Bozzuto has again taken a community and turns it into a money machine with no regard for the residents. I can’t in good conscience recommend anyone move into this complex. We will be moving out next lease signing
