Property Ratings at Masonvale
The apartment that I'm living in is very quiet and I can concentrate on my studies very well.
The service was incredibly quick and the maintenance personnel were friendly and helpful.
Trash and recycling pickup is inconsistent and many times unsighly.
It is too expensive and has nothing like a pool, or grills, or a picnic area. My apartment is tiny. Since I move there the rent has gone up and the trash service has gotten much worse. Now they only pick up once a week. Sometimes I am not sure they pick up at all.
Trash is only picked up once a week, so trash and recycling are almost always piling up outside of the bins. Previous staff suggested that multiple pickups would begin, but this has never happened. Repeated complaints of this to the office are met with apologies but no action.
The location is very convenient, that's a big benefit. Unfortunately, too often the neighborhood feels like a student residence, with people talking loudly outside, partying on their balconies/patios/on sidewalks, overcrowded units, and overflowing refuse collection areas.
The community is beautiful, and the apartment matches that. It exceeded my expectations. It was very clean.
I would highly recommend the community. I really enjoy living here. The one issue I have experienced is that the community trash cans are always overflowing. If there is any way to get additional trash cans so that I don't have to look at overflowing garbage when sitting on my balcony that would be wonderful.

The staff at Masonvale are the best. They make you feel at home even before you move in and stay as great friends after the move. Masonvale is a lovely and welcoming community. We hated to leave!!!
It is a great community and the service is great. The convenience to Mason is great. The apartments are small and noise can be heard from apartments above the ground floor apartments.
Would: It's got a "nice" feel to it, somewhat upscale in the sense of higher ceilings, crown molding, garages, that kind of thing - while still being affordable given this extremely expensive area.
For grad student housing, the quality is much higher than I expected. It helps that the housing is newer, and that it mirrors what you can find in the general community. Would be great if price were closer to 70% of market instead of 90-95% of market. But otherwise, it's great that it exists and that it treats residents like normal adults who want what everyone else wants - decent homes.
Most of the people in the community are respectful, but the personnel in the leasing office most definitely are. They go out of their way to honor any reasonable request!
We enjoy having a maintenance crew for work orders. We probably wouldn’t recommend it only because of the price.
It is convenient if you study or work at George Mason. It is small for a four-person family. Especially the kitchen is too small and there is no basement.
My only drawback is the occupancy limit for living in Masonvale. If it did not exist, I don't think I'd ever move away.
The only problem with Masonvale is that the rent rates have become exorbitantly high over the past 3 years. This makes me hesitant to recommend Masonvale to anyone with a salary lower than Full Professor.
I would appreciate if the neighbors wouldn't throw cigars' butts and packages by my place, I have also had to ask them a couple of times to be more silence overnight when getting together in their porch. I understand this is not totally under control of the leasing office.
I recommend this community, there are issues with the sound from the upstairs apartment. Until last year I had good neighbors. Then I had a year when my neighbors were not only noisy, but they got angry when I politely asked them to be more careful about the noise. Then they would complain about the noise I was making, now apparently I have new neighbors and all is fine. So I would ask people to be careful about bottom level only apartments. Also I park outside my apartment in the back. And I shovel that area when it snows. When my noisy neighbors were there occasionally they would park two cars there, which I believe wad disrespectful. I enjoy my other neighbors and like the neighborhood a lot.

I was so spoiled by living at Masonvale upon first arriving to GMU and Fairfax. I cannot thank Mary and Tim enough for their kindness and help throughout the years. Without a doubt, I would recommend Masonvale to incoming cohorts and friends. The rent is a bit higher than our yearly stipend can sustain, but the rent is reflective of the unit, the area, the maintenance of the community, and the amazing responsiveness of staff.

Only negative is the congregating of people at 1:30 a.m.in the mini park in front of our unit. The talking and laughing always wakes us up. Occasionally, I've had to ask them to leave.

The location is very convenient when you work or study at the university. It is very clean and peaceful; I like the style of the buildings.
The office personnel were courteous, professional, informative and attentive. May essentially runs a small city here, and she does a fine job. I've heard great things about May and Mary since moving in here.
I would really love to recommend this place for more people b/c of the nice place. We love this place EXCEPT for the limitation for parking. We like to have guests/friends over to our home, and it's difficult to have such a limited parking or only limit 1 guest parking per person. We have a driveway for people to park but still if we want to host friends, they drive their own cars. Wish there are more options guest parking available.

I would recommend Masonvale because of its perfect location for GMU employees. I wouldn't recommend it because of its rigid rental terms and policies, rates, and floor plans.
Proximity to the University for University Students and Professors is very important. In addition, a very friendly neighborhood (in general).

Most of the comparable apartments have more amenities in terms of a pool and/or a gym. I know Masonvale assumes you will join the gym at GMU but that adds $300/yr for non-students. I also truly dislike and resent the quarterly maintenance thing. Had you told me about that upfront I would probably not have rented at Masonvale. Everyone else hates it too (my neighbors tell me they find it intrusive and ridiculous as well). I've never known of an apartment complex that does this. It's very inconvenient to have to sequester my pet FOR AN ENTIRE DAY. Super annoying.
The Patriot A unit is very cramped and I would not recommend it to anyone. But it's convenient to the class buildings.
Since the community is designed for those who work or attend George Mason I would recommend to incoming graduate students.

The convenience of living on campus and avoiding traffic can't be beat.
I believe that Masonvale is ideal for new faculty members who are brand new to the area and do not know the neighborhoods.
