Another major source of irritation is the inferior A/C units you install. They certainly are not energy efficient. Their quality is sub-par.

it is a nice area for sure and easy to get to downtown areas. location is great for those who want to be Uptown, downtown area. proximity to Griggs park is great and everything is nice and clean in the area for the most part.

Don't waste your time living here. Management is a joke, and the units are just as bad. The front office might respond to these reviews saying they're 'working on it,' but it's just for public show. It’s been a terrible experience with zero concern from the property manager. Hope you find a lease elsewhere. This place sucks.

This apartment has the worst management company I have ever seen. The maintenance will take forever to get anything fixed. The homes are falling apart.

I like living here fine mainly because convenient location and having the space in a townhouse but just know any maintenance issues is going to take MONTHS to solve (and it wont even be solved truly) and there is little to none communication from leasing or maintenance. As in we had mold in our place and called/emailed/submitted maintenance requests multiple times a week for weeks and heard quite literally nothing back. Super awesome. Wouldn’t mind if they just emailed/called back and explained quite literally anything but yeah nothing.

The location of this place is awesome. Literally, everything else is horrible. The HVAC is a complete disaster, the units are not able to service the square footage and consistently run to try to which means its reflective in your power bill. Additionally, these air conditioning units are prone to breaking every year requiring a full replacement. On top of that issue, the average wait time to get your service request addressed is around 5-6 weeks.

We do have an HVAC project in the works that is addressing the efficiency of our units, though all of our units do not have the issues you are addressing. The location is fantastic. However, Management needs to improve the repair system and package delivery. Since the packages are dropped off at our door, vandalism and theft have increased because some homeless people steal packages delivered at night.

Takes weeks or months to get any sort of response from maintenance, they "Fix" the problem and then 4 days later it will go back to how it was. Making an "Appointment" does not work. They will show up when you arent home, and when you schedule an appointment they wont even show. When you bring it up to management they are condescending, the tenants are NEVER right with them.

If you can afford to live in state Thomas you can afford to live somewhere else. Avoid avoid avoid. Office staff is great, but you’ll be on your own in a rundown unit as soon as you sign the lease.

Love the location; mgmt fair but mtce is awful. Due to almost 3 years of constant air/heat issues I would never recommend a friend live here but I like the location close to my work so ensuring.

Hello, it's upsetting to hear that you did not receive the top-notch service we strive to provide.
You could end up paying $300 - $400 in electricity a month. Our unit consumes a crazy high electrical amount, even while we are not home most days. Last bill cycle was 2,449 kWh @ 15.4¢ (average after Oncor fees) for a total of $387.38! This is after not being home most days, setting the AC to 77-78 while away, having curtains/blankets in front of windows to keep heat out, and not using a ton of electronics when home. So that can be your electrical bill for doing everything you can to keep costs low. This is also for a 1 bedroom apartment which on average should use 800-900 kWh, not 2,500 kWh. And if you do stay home and use the AC, kitchen to cook, and do laundry you can expect to be using 88 kWh for just one day. That is 10% of the normal MONTHLY average for an apartment this size, used in ONE DAY. That was my actual usage for staying home on a Saturday. We told maintenance and the management about this and they were unable to provide any insight to why our bill and usage is so high. Best response we got was "The last tenant did not have any problems". So, a good location but be warned that you could be paying potentially 3x what you should be in electricity. $390 for doing cost saving measures and not working at home.

This property has really gone down hill. Maintenance is getting worse and worse. In our hall the air conditioning hasn’t worked properly for over a year. It was making a loud noise a while back and they just turned it off rather than fix it. There is an exit sign that’s been hanging by it’s cables for months now. No one has fixed it. Multiple doors aren’t secured that enter the building. Management knows and does nothing. Do not recommend anyone stay here.

We had new AC's installed in the hallways this summer as well as updated access boxes and surveillance cameras. This apartment complex is the textbook definition of lipstick on a pig…if the lipstick was expired in the clearance section at Dollar General. My husband and I have lived here a couple years now (strictly for location purposes) and have never had a positive experience with maintenance. It’s almost as if they go out of their way to make problems worse. Our unit currently is what many would consider unlivable. Rust water drips onto my car and you can’t walk onto the balcony for fear of it collapsing. We, of course, have brought this to the attention of management countless times to no avail. I know it isn’t just our unit either as I’ve talked to neighbors who have had issues with mold, AC leaking, etc. There are MUCH better apartments to rent in this area at this price point. I’m counting down the days until our lease is up.

Not luxury living as stated. The neighborhood is nice but the residence I would say is far from luxury. The parking security is not good at all. Multiple break ins over the the years. Many times gates and doors to the building aren’t securely locked.

Don't move here unless you want homeless people outside your door, gunshots and break-in attempts without the office recognizing it, and an apartment or townhouse that is falling apart.

Management is very approachable and friendly. Maintenance staff could be a bit more experienced and professional. And PLEASE......make sure the pools are CLEAN and operating during the WHOLE swimming season. There always seems to be pump problems, especially during the holiday weekends. *And get a PROFESSIONAL pool service......It would pay off in the long run.

Manchester State Thomas is a wonderful place to live! I moved in a few months ago and am so happy with my townhome and the leasing office. The office is easy to reach, has great hours (especially for those who are no longer working from home and would need to speak with them after work), and they have fun ways of engaging their residents! The neighborhood itself is so cute. It feels like a small town hidden within the city! And as a female living on my own, I feel safe walking around even after dark. Besides the neighborhood, my townhome is wonderful. There is so much storage, and it has great updates including smart technology built in (ex. light switches and smart hubs)! All my friends now want to move into this neighborhood after seeing my place! I highly recommend! :)

My lease started in February of 2021 and it has been a horrible experience. I can’t speak for the brownstones or apartments but the townhomes are not worth it. For starters, there was a centipede infestation during the summer months and the apartments would do much about it. I was finding at least 20 of them in my bedroom alone everyday on the walls, ceiling, and floors. I kept putting in service requests and the apartments would send out someone to come spray and they would only spray three sprays on the corners of my bedroom. I am now having a problem with silverfish bugs even though I have been spraying for bugs myself. The maintenance people here are horrible. They won’t fix anything and will laugh in your face. Our fire alarms kept randomly going off and one night they wouldn’t stop so we called emergency maintenance and they laughed at us and said they were not going to come out so we had to detach the alarms and they were detached for a week before anyone came out to fix them. Right before that, my bedroom fire alarm was going off and the room was getting Smokey so I called them and they offered to detach my fire alarm so the noise would stop instead of fixing it. Here’s just a few other things that have broken since we’ve lived here: disposal, garage door, dryer, sink, toilet, heater, and air conditioner twice. There are also water stains on the ceilings and when we moved in there was paint everywhere, broken baseboards, stains on carpet, broken tile and broken counter tops. There have also been two major cracks in the wall since we’ve moved in, one going from floor to ceiling and the other coming from the window and stretching about 2 feet. The front door wouldn’t lock anymore either from the foundation settling and they had to come redo the lock position. There are hornets nests in the garage. Meanwhile the leasing office and maintenance people are a nightmare to deal with, they would mark my service requests complete without even doing anything. I would highly recommend looking somewhere else, it has been nothing but stress living here and the end of my lease cannot come soon enough.
Manchester State Thomas is a wonderful COMMUNITY!! The office staff, pure kind hearted & genuine people who care about the residents and the property. Love Kelly, Chase, and Matt! They have always been a great help with any concerns or questions I have, big or small! The maintenance team, always on it in keeping the property up to standards, quick & timely with any service requests, and always come in with a smile on their face & happy to help. The community itself, full of lively friendly people in one of the best Uptown neighborhoods. I wouldnt want to live anywhere else truthfully! This place has felt more like a home to me than some other apartments I have lived at here in Dallas. If youre looking for somewhere to call your future home, than look no further! Manchester State Thomas is truly the BEST!!
