      The best rented accommodation I've lived in

      I have lived in all sorts of rented accommodation in the past sixteen years; MAA Frisco Bridges is by far the best I have come across. In many ways it's like living in a luxury hotel - except all your cool stuff is in your room and nobody comes in while you're out to fold your bath towels into the shape of swans (unless you have really weird friends). I live in building 2, and the sound isolation is impeccable - you very rarely know anyone else is living above or below apart from occasional faint sounds. Don't be fooled if you're taking a tour and you hear music or voices coming through the doors into the corridors - you will not hear a thing once safely inside your apartment. The standard of equipment and fittings is excellent as are the maintenance and building management team who are responsive, professional, and want to make sure things stay at their best. The Frisco Bridges neighborhood itself is quiet, respectful, and crime free, mirroring that of the great surrounding Frisco city area. If you have a dog, as I do, they are going to love the extensive parkland lined with waterfalls, lakes, and shady areas to keep off sun when the Texas summer comes roaring in. The apartments have excellent, reliable, good quality fiber internet (up to 5gb synchronous at the time of writing) which is essential if, like me, you work from home. Take a look along the pastel green corridors of building 2 and you will see a large number of people have welcome mats and similar greetings. Many of the patios and balconies have a range of plants and ornaments put out by residents. Why do they do that? Because MAA Frisco Bridges is more than just "a place where they live" - it's home. It's definitely a happy home for me and I'm very glad I chose it. MAA did not pay me to write this review - in fact they don't even know I wrote it, and I will get no benefits from it either. It's just an honest illustration of how I find Frisco Bridges to be. If you see me around, I am the guy with the jokey T-shirts and a British accent, walking a "grumpy old man" dog - he'll bark even though he can barely see you, but say hi to me anyway.

      Please Read Before Deciding to Stay Here

      I just want to make you guys aware starting off that MAA has great deals for their apartments. They will let you know that you can transfer units after residing at your apartment for 6 months. What they will fail to tell you is that if you do transfer units AND you got in on a deal, you will have to pay that back. Rather you are staying in the same Apartment Complex or going to another one of their properties, you will have to pay that concession back, a transfer fee of $500, AND the deposit for the next unit. Some of you may already be aware to not go off anything that is not in black and white. But for those that are new to this, if an agent or manager tells you something verbally that is crucial information to you, make sure they put it in black and white. I knew that but I thought the property manager was genuinely trying to help me with my situation and turns out, I was charged a hell of a lot more for going off of what he said. Maybe there was a misunderstanding but Lesson learned. If you break your lease, please send those people their 60 day notice or you will be charged $3,600. Other than that, these apartments were really nice to live at. I loved the amenities. They were really close to numerous stores. Maintenance fixed things in a timely manner. Never heard of anyone stealing packages. Be cautious when driving through the garage. Thanks for reading!

      Disappointing Experience with MAA Frisco: Misrepresentation and Poor Management

      My experience with Mid-America Apartments (MAA) in Frisco, Texas, has been highly disappointing. I relocated from Houston to the DFW Metroplex and signed a lease with MAA based on a video tour showing the unit as clean and move-in ready. Due to the urgency of my move, I terminated my lease early in Houston to avoid additional moves and storage costs. The apartment was not move-in ready as represented. It was filthy and had not been cleaned since the previous tenants moved out. Despite assurances, it was not ready for occupancy on the agreed-upon date, breaching the implied warranty of habitability. Maintenance requests to address mold and odors were not handled effectively. Mold testing confirmed the presence of mold, indicating inadequate cleanup efforts. The unit was unsanitary and uninhabitable. There were discrepancies in the reported and actual square footage, suggesting misrepresentation. Despite multiple requests, management did not resolve the issues in a timely manner. They also failed to accommodate reasonable requests, such as storing my belongings during repairs. These issues caused significant inconvenience, discomfort, and financial loss. I continued to pay rent and utilities despite not residing in the unit and documented all communications and issues, including photographs and mold inspection reports. A demand letter requesting reimbursement and resolution was sent to MAA, but their response was unsatisfactory, denying my claims and suggesting I submit a maintenance ticket or contact office personnel directly. Based on my experience, I advise caution when considering leasing with MAA. My time there has been marked by unmet promises and poor management response.

      Everything about this place is a mess. The staff definitely does not listen to you. They just push you into trying to fill out an application. Shame on them.

      Do yourself a favor and look elsewhere

      Let me preface this rant with the fact that we’ve lived here since 2014. This place has gone downhill rapidly over the last two years. Our garage doors haven’t worked in a year. The access gates are broken and stairwell doors are propped open which grants anyone access. There have been home burglaries, numerous harassment situations and auto break-ins in the garage. While crime in the area has increased across the board, they have done absolutely nothing to secure the properties to increase our safety. Tenants are feeling forced to directly confront the burglars in order to protect their property. When you address any of the aforementioned concerns, you’re met with passive aggressive tones and inept staff sidesteps. Despite multiple calls to corporate, we have yet to receive return correspondence. MAA has lost all credibility at this point.

      Very poor property management

      The garage entrance for the "NEW" building has probably worked without any issues 10% of the entire year. We are now going into October, how is this ok??? MAA is one of the largest real estate companies in the US. How is this acceptable? This is so dangerous coming in and out of the garage especially since this is the only entrance to get in! It's so hard seeing cars coming in and out and have almost crashed serval times. Really shows how much they care about their tenants.

      Recently moved out

      This is my 2nd apartment and I recently moved out after 15 months due to 20% price increase (much like how it's happening all over DFW). Location is great and the apartment was spacey (lived in Phase 1). While the hallway looks dark and spooky during the day, it wasn't so bad at night. Depending on the neighbors, it's relatively quiet and I didn't hear the highway even though it's close. However, if anybody talks in the courtyard and you live in the top floor, it's very loud. So when they had maintenance crew work on patio and outdoor renovations or if kids played in the courtyard, it felt like they were right next to you. Also, during the summer, you might be surprised by fireworks that go off at the ballpark near by. Overall, I enjoyed my stay there. If they didn't raise the price as much, I probably would have renewed my lease. Just a warning though, sewage and water bill was a bit high compared to my other apartment so keep that in mind when budgeting.

      Location

      I love my apartment. The location is great and the amenities are nice. I think my only complaint is the management. Kind of felt like once k signed my lease (not even moved in just signed the papers) they completely forgot about me. When I actually moved in, I didn’t get a full blown tour. I didn’t know how to get my packages, knew nothing about smart rent, how to submit a maintenance request, where the trash chute is, etc. I mean literally nothing. Thank God for my neighbor who is STILL having to show me everything. The place needs a move in packet, or make sure to ask ALL the questions when moving in.

      Garbage

      This property is a joke - the management is terrible, doesn't communicate, and they have no idea what they're doing. You ask them one thing, and they'll give you the wrong answer 3 different times.

      Downhill

      This property is only 7 or 8 years old, but it’s very dirty and in disrepair. Common doors don’t latch, key fob entry keeps going down. Common area grills only two work and refills on gas are few and far between. The worst issue is pest control. We’ve lived here 9 months and have not gone one month without ant infestations in the bathrooms (not kitchen or entry); silverfish in the bedrooms and living areas (not bathrooms or damp areas) The response...caulk to stop entry. Did you know silverfish can’t be transported? We purchased our own deterrents to keep our belongings free to get out of here.

      JUST DON’T !!

      Hands down the WORST PLACE I’ve EVER lived in. It doesn’t even deserve the 1 Star I gave it! If you’re thinking about renting an apartment at this property, congratulations, darling!! Considering your budget, you can absolutely afford MUCH BETTER PLACES ANYWHERE IN FRISCO. Just stay away from this apartment complex; unless you like getting ripped off and enjoy headaches! Management is freaking TERRIBLE, changes every 5 minutes and they’re very incredibly rude, they take responsibility for nothing at all and will charge you TONS of money when you move out for the silliest things! I AM talking nitpicking “that one inch scratch on the floor is $400” level of petty. Not to mention the horrendous never ending construction nearby.Umm... you read this far! Question: what are you doing with your life right now !? Seriously, click back and look up LITERALLY ANY OTHER place, you’ll thank me later! Get your money’s worth and pick a better place to call home!!

      Terrible administration, no concern for residents

      Serial Burglaries have been going on for months and the administration has taken *no* proactive measures whatsoever. They are regularly rude and dismissive with tenants who have complaints. Terrible property. Terrible management. A complete waste of my time, money, and effort. Moving as soon as possible.
