Property Ratings at Lucia
This place is the worst place I have ever lived, next to Origin! It is a complete nightmare living in these places! If somebody doesn't like you, all they have to do is call the office and they apparently believe everything they say and send out violation notices like they are nothing! I would be very careful before you move into this place, because you may be moving out within 3months!
Gables puts profit first, showing worrying business ways. They seem to care less about resident safety, even with break-ins and shootings happening. It's odd for a "luxury" place to not care more. Often, good reviews come from new people, not from those who've stayed long and seen Gables' greed. Luckily, our lease is almost up.
Lucia apartments is one of the best properties that I came across while looking for a new home. Their apartment homes are very nice, and they have plenty of amenity spaces to utilize. The office staff has been great throughout my whole process of leasing and moving in. I am very excited to call Lucia home!
I am so grateful to have found my home in this apartment complex. The staff is always friendly and helpful, the amenities are top-notch, and the location is unbeatable. I feel safe and comfortable here, and I couldn’t imagine living anywhere else. Thank you for providing such a wonderful place to call home!

Nice ambience, probably one of the best properties I have been in. It is near by to so many places . Totally loved the amenities and very good management.
Overall, prime location close to entertainment, eatery & more. Amenities are sufficient, minor setback is parking garage not a big concern but design is not the greatest for navigating or parking. Everything else is good no issues.
My husband and I moved in towards the end of 2023 and we love it. It’s quiet, the amenities are all great and we truly enjoy our apartment. Upon moving in, we did have a couple minor issues that needed fixing but the maintenance staff was quick and got it taken care of for us. The office staff is quick to respond and very understanding. We definitely recommend as everything we need is also in great driving distance.
Watery pressure here is horrible and the new management is just poorly managed. The parking situation was an absolute nightmare with multiple people getting towed.
So far, so good. We moved in three weeks ago and so far, we love it! Quiet and clean with a responsive staff and friendly people. We like living here.
Location is superb, neighbors are friendly, maintenance are helpful and staff is willing to help! Would recommend to future renters in Frisco area.
So far i’m really enjoying the community! The people that I cross are friendly and the building and surrounding areas are nice and quiet which I prefer. I did tour the building before I moved in weeks prior but I just would have wished someone would had giving me another when I did decide to move in because this place can be a little bit of a maze. Also parking after 6pm is like mission impossible because it is free (you can always pay extra for a reserved spot. tho). Overall really liking it and the amenities are great.

One of the standout aspects of my resident experience is the sense of community. Neighbors are friendly and respectful, creating a genuine feeling of camaraderie. There are regular community events and activities, fostering a strong sense of togetherness among residents.
My husband and I have throughly enjoyed living here at Lucia. We have never personally had any issues but when there has been anything community related it has always been address promptly.
So far our experience has been great at the Lucia. It’s very quiet, there’s elevators in every floor, and the amenities are great as well!!!
Great community, with super fast maintenance staffs. Leasing staffs are also very helpful. Nice peaceful community to stay in. Well maintained gated community.
Had my worst experience while I lived here. Don’t get deceived by the sky deck or nicer hallway or a relatively low price point. They have zero safety and security system. Check their criminal history too. Multiple burglaries and thefts happened while we stayed there where lots of car break ins happened including ours. Also there was a shooting incident where someone was shot and murdered in the same garage where we park our car. How SICK!! They don’t let you install any safety features in and around your own apartment. They don't even have any cameras around the apartment to monitor any safety of the apartment. Management just spends money to make the apartments look nice instead of making it more safe.
Did not have a good encounter with someone from the leasing office. They were rude twice, however it is still a nice apartment complex in a great location.
Move in was very seamless. The staff has been very helpful with everything and I have been greeted with a smile every step of the way. I am excited to meet new people and enjoy my new space!
For the most part I enjoy living here. Unfortunately there are some things that are annoying about these apartments. Most of the doors around the building, specifically the garage and building entry doors do not properly shut or open. They are aware of this, but haven’t made a conscious effort to properly fix them. They fix them enough work for the moment until they break again. Residents with yards and dogs leave their poop for days sometimes weeks, smelling horrible and creating an eye sore— I’ve complained several times, but apparently not enough for the residents to be held accountable for it. The garage ventilation system doesn’t work on certain floors and hasn’t for the entire year I’ve lived here, most likely because they’re missing belts leaving the garage hot and stuffy. Other than that, nice location. Management is very communicative with apartments news/updates. They have several nice events for residents.
Just moved in on Thursday. Very happy to be here. Kristin was great getting me all the info I needed to get approved. Very nice apartment. I couldn’t be happier.
The apartments overall are nice and the current management is doing a good job of keeping the property nice looking and making the accommodations more accommodating.
There’s a lot to improve at Lucia. When management changed, there were high hopes that things will get better. Some things did get better (like security officer) many things remain unchanged. Leasing staff is hard to talk to. Lacking customer service. EV charging costs way too much - $0.30 per kw. Ridiculous considering its the same amount to charge at a DC fast charger. Neighboring building provides free EV charging. While I don’t care for free charging but at most these chargers should cost $0.11 per kw. There are no wall outlets to use own chargers. The garage - not enough mirrors around the corner to see incoming cars. Countless incidents where people have been speeding around the corner. No cameras. No cameras in the mailbox area and my packages have been stolen twice. Big positive in this building is the valet trash pick up guy. Always helps and smiles. I cant appreciate him enough. Overall, not a positive experience and I cannot wait for my lease to end.
Living at Lucia has been a great experience so far after a few months, I especially love how friendly everyone in the building is! Would recommend.
Just renewed my lease for a third time . I love living here . The management team are fantastic and easy to deal with . The manager Jeania is amazing .
The day I moved into the apartment it was dirty . I called the leasing office and they didn’t do anything about it . I won’t be renewing my lease
I have been here for only a month and I have nothing but great things to say! The office team is very supportive and the facility is very clean!
So far my experience been great. Nice amenities. Nice views. Lots to do in the area. The staff is nice. Dog friendly area. I would recommend this area.
When I first moved in, my experience was not great. There were lots of issues with my unit, an inconsiderate noisy neighbor, and a staff that didn’t care to try to improve anything. However, since the new management took over in February, they have been making steady improvements. While the complex still has its pros and cons like any other apartment complex, I am much more pleased with my decision to live here.
Since we’ve gotten new management, I think the Lucia is the best residential place to stay in Frisco!! I mean the maintenance team is quick to act and very helpful. The front office is very happy, friendly, and understanding of our problems!
Great high end apartment living in the Frisco area. Many things to do and people are friendly as well as staff. Units are updated and clean.
Every person I’ve worked with, whether on phone, text, email, or in person has been kind and very helpful. Quick acting to get me in a home that is perfect for me! Ease of access to pay deposits and bills online and sign documents electronically.
I love it here! The walking areas around the community are awesome. Pools are wonderful. I just wish there was more security on site during night time for our cars in the garage!

I moved in about a month ago and overall I love it here. The upgraded amenities, location, and quality of the place is all good. The only complaint I have is noise. The constant barking of dogs where residents keep them outside while they work. And the occasional noisy upstairs and/or next door neighbor. The walls are just really thin so u can hear next door conversation. Other than that, the community feels very safe and secure.
The girls up front have been very helpful…. But there’s no cell service here in the apartments and there’s definitely a roach problem. We moved in 2 weeks ago and they left a bunch of roach traps in random places.. And what do you know there’s dead roaches in them :( We have never lived in a place with roaches before…
love it so far!look forward to the rest of my time here. having the gym I go to close by, the key fob to get into everywhere on the property, its great.
The whole move-in process was smooth! I really liked the house and the way the corridors and other amenities are kept clean. The pool is very clean too.

If I could give this place 0 stars I absolutely would. Because of their incompetence and screw up, they threaten to call the police for “illegal occupying space” and also threaten to call animal control on my dog. They are absolutely unprofessional!!!!
I Love the people here everyone is so nice. The view is amazing!The amenities are great. You can also walk right outside your apartment and take a relaxing walk!!!
Lucia has always taken care of us, anything we need fixing they get to it right away! I love how the apartments feels safe and secure. And they always have something going on for residents (coffee pop ups/food trucks/Easter egg hunt, etc) we love it here?
Life here is great and cannot beat our incredible view! Also we have met alot of incredible people here! Making friends close to home is great!
Lucia is a beautiful upscale apartment community with beautiful floor plans and terrific amenities . The gyms has all you need to get into shape and the pools are awesome.
I like the neighborhood and my neighbors. People are friendly and kind. Only thing is that the dog poop everywhere seems to be getting worse
Overall my experience was a good one. I worked with Lo. She was very nice and patient with me. I love my new apt. I have recommend this apt to a few friends that will be looking to lease in the near future.
Things are nice here. Great views, wonderful amenities, and so many other good things that would take too long to list. Now that said there are still some issues, for instance though this is a non-smoking residence there's still definitely people who are smoking from cigarettes to the stench off weed. And though they have started doing community events again thus far the last few have fallen on days and times that don't make sense for the majority of the community that work anywhere in the 8am-6pm Mondays-Fridays.
