Do not lease here! Management is completely unresponsive. I have left message after message trying to get someone to to return my call regarding a billing issue. They never answer their phones and never return calls. Run away fast.
I can only say we REALLY are happy here & so pleased with management, planned activities & the upkeep care & maintenance. The location is great and we are grateful to find such an affordable lovely apartment.
Previous management had not been pro-active in handling issues, but after speaking with Jimmy ,the new manager, I feel things will change for the better.
Staff has been very responsive for most issues and cleanliness & landscaping is well attended. The location of property is excellent.
The public areas around The Branch residences are beautifully maintained! It is so enjoyable to live in a walkable location. Trash service is clean and reliable at The Live Oaks residence.
The Teak is a wonderful place to live! The office staff is so friendly and always willing to help the residents in any way they can.
Great Customer Service and Good communication with the residents
The property and units look beautiful. The finishes are fantastic, with a large balcony that allows me to overlook the pool with comfort. But unfortunately that's where the good things stop. The finishes after you look at them on a tour you will realize that they are cheaply done (I mean the granite is crumbling away, and I'm sure I'll be paying for that). The floors are not insulated at all, and it is SOOO loud. I'm not talking about anything crazy, just normal walking that I hear EVERY SINGLE day. The complex did stop the down stairs neighbor from their loud music that was shaking the building (apparently I wasn't the only one that complained since it went on the night before through the morning) as they had already contacted the resident before I said something. But the typical walking around noise is just ridiculous. They will allow their vendors in your apartment without supervision, and then the vendors don't complete their work, but the office tells you "sorry, it shows as completed." It's been a nightmare, oh and best part the lease does not have an early lease termination.
Great location, love the finishes, and awesome amenities!
Well put together and thought out complex. It has typical useful amenities like valet trash, a screen in the mail room with notifications for packages in the front office, and a pet park with enough room for my dog to run laps around a big tree. They also have a spacious club room (with Sonic ice) and a giant rooftop area with plenty of seating and a fridge so you can host friends. The pool area has a few grills and good prepping areas, along with lots of seating and a wading area with some shade. I like that many rooms have double vanities which is great for couples. My two bedroom also has a wine rack and cabinets for beer/wine glasses and USB chargers in the wall. Nice hardwood floors (actual hardwood from what I understand) with a large kitchen and island for tons of prepping space. It's also energy efficient so even in this hot summer my electric bills are pretty low and predictable. I don't live in a town home, but 3 story town homes are available for rent too with a double garage on the first floor. I really think the one negative that folks should be aware of is that there are only individual garages for an additional fee. It doesn't have a main garage for everyone or covered parking in general. I also really like the location of only being outside of downtown Dallas by a few miles, which is where I work. So it's out of the way, but still in the middle of everything. I don't plan on moving for quite a long time, so overall they did a fantastic job!
