Community amenities at The Promenade include: 24/7 security and concierge, pool and spa, fitness center and sauna, landscaped courtyards, on-site dog run, two tandem secured parking spaces near the elevator, plus valet and guest parking. Enjoy prime access to The Broad, MOCA, Grand Central Market, Little Tokyo, and more. Important notes (please review): Windows: HOA-approved window replacement is scheduled in approximately 7–8 weeks. Pets welcome subject to owner approval and $50/month pet rent per pet. HOA move-in requirements: $250 refundable move-in deposit (damage beyond $250 billed to tenant) and $250 move-in fee (owner will cover the move-in fee). Resident Benefits Package (RBP) is optional. Residents may choose to enroll in the RBP (currently $49.99/month for properties with central HVAC or $42.99/month for properties without central HVAC), which includes liability insurance, credit-building via Positive Rent Reporting, identity theft protection, move-in utility concierge, resident rewards, and more. Participation in the RBP or Positive Rent Reporting is not a condition of approval or continued tenancy, and declining either will not affect the rent amount, security deposit, or any protected tenant rights under the Los Angeles Rent Stabilization Ordinance (LARSO), the Los Angeles County Rent Stabilization and Tenant Protections Ordinance (RSTPO), or California Civil Code (AB 1482). All residents are required to maintain at least $100,000 in liability coverage, either through the RBP or a qualifying policy of their choice. A standalone Positive Rent Reporting option is available for $3.50/month for residents who do not enroll in the RBP.
