Lived in halfmoon harbour for 18 years. I have loved my time there over the years. As of late the management team has changed several times. The current regime has been less efficient than past management companies. The building has been in construction mode for several months and no resolution in sight. They are charging amenity fees despite no amenities being available to use. The staff in the leasing office are not friendly. Strange issues with the elevators. If you’re sensitive to smoke of any kind this is not a good building to live in. No oversight on how to remedy this continuing problem. The building is NO SMOKING. I have witnessed over the years and in recent days people and staff smoking in front of the building near the front doors. The remodeled apartments are done with cheap carpet and cheap fixtures. I will say that they do keep it clean. The front desk people are nice and accommodating. The maintenance staff is great!

I’ve had such a great experience living here. The location is super convenient—close to everything I need, yet still quiet and peaceful. The views from the apartment are absolutely beautiful, especially at sunset—definitely one of my favorite features! The staff has been friendly, professional, and quick to respond to any questions or maintenance needs. It really feels like they care about the residents here, which makes a big difference. Highly recommend to anyone looking for a comfortable and scenic place to call home!

I have been living in this apartment building for over 4 years, and I absolutely love it here! The location is unbeatable — right next to the Hudson River, offering beautiful views of Manhattan and easy access to the city but bus in only 20 minutes. The amenities are fantastic as well. There’s everything you could need, from a well-maintained gym to a welcoming common area, pool and grills, making it a great place to unwind and socialize. The building itself is modern, clean, and very well-managed, which makes living here a true pleasure. I also can’t get enough of my 2-bedroom, 2-bathroom apartment. It’s incredibly spacious, offering more than enough room for relaxation, and hosting friends. The layout is perfect, and I love how much natural light pours in through the large windows. Overall, this building offers the perfect blend of location, comfort, and quality. I’ve been here for years and still feel like it's the ideal place for me. Highly recommend!

Overall, a nice experience. Very professional staff. The cleaning staff are on top of their game as well. Hallways and other pub;ic spaces are always clean. Con: I miss having more community building events when we can watch movies, sports games, art lessons, and many more and get to know each other more. Also we used to have a printer and copier machine but now it's gone. It used to be very handy sometimes for me.

The building consists of very inconsiderate residents who happen to have dogs. The unfortunate part is when most residents let their dogs do whatever they want - get aggressive toward others, go leash less, take up all the elevator space , etc. It’s on them not the dog. It’s becoming more of a doghouse and less of a comfortable community building.

This truly used to be a great place, not luxury by any stretch but well maintained and peaceful place. While we weren’t happy with a 30% rent hike + all the fees close to doubling, we renewed. Now we can’t wait for the lease to end to run and are even debating whether breaking the lease early is worth it. Weed smoke is EVERYWHERE. The lobby, elevators, floor hallways, common areas. You can barely open the window as the smoke will come in. Even if you keep your place shut, it’ll seep through the door, bathroom and kitchen vents. The management sends out reminders about this being a smoke free building but does not appear to do more than that. We had to tape our bathroom and kitchen vents shut… Amenities are packed - forget about the pool most days as folks bring their friends and it’ll be full. The gym is tiny. BBQs are almost always booked even when there;’s nobody out. If you think you’ll get to relax and enjoy the outdoor deck, forget it 90% of the time there will be multiple loud groups and goes without saying weed and cigarette smoke will be everywhere. Unlike some other places, there;’s no amenity opt out so you’ll still have to pay the increased rate. We skip the dog park as there are tenants who don’t care to pick up after their dogs, dog poop can be found around the building too. Some even don’t bother leashing their pets. Cars are parked all around the building and sometimes on both sides of a road going to a garage making getting in and out somewhat of an adventure.

I have been living in this building for a few years and the location is amazing, very close to the city, with great people, a great park to walk around, the building is beautiful and the staff is very friendly and ready to help you all the time. I love to live here.

Great facility, maintenance team is amazing, only gripe is with management. Due to the pandemic and cost changes tenants were confused when it made their amenity costs vary. There wasn’t a lot of clarity when the elevators were down for about 2 months. Make sure apartment is spotless when leaving they will take as much of your deposit as possible. They are not afraid to throw the book at you.

Hi – thanks for your review and I’m sorry you had a negative experience. However, I’m a bit confused by some of your comments. When we shut down the amenities in 2020, there was a credit provided to all residents for the inconvenience – we were the only building in this area to do this. I’m sorry if this was unclear to you, but we sent out multiple emails about this as well as the elevator repairs. You’re almost correct though, it took a month for the elevator repair due to supply chain issues causing a delay in receiving one of the parts. However, we sent out weekly updates and ensured that there was never a time when no elevators were working – we performed work on the elevators separately to avoid that. As for your move-out, we expect the apartment to be returned in the condition it was given to you. This is communicated at the time of move-in and at the time you give notice. We don’t make money off of the charges we’re billing back for parts, we give the discounted rate that we receive. If you break something or scratch it beyond repair, we won’t be bullied into eating the costs because you threaten poor reviews online. Even though we’re an older building, new residents should have the same experience moving into their beautiful new home that you did.
So far my experience at Half Moon has been amazing. It started with the Lease agent, Kyla, whose warmth, knowledge of property and area as well as flexibility in answering questions and helping me navigate the rental process was nothing short of amazing. Add that to the experience moving in where the entire staff was super helpful and friendly and you are sure to feel home in no time!
