We have put in request to get the gym AC fixed for over a month and it hasn’t been. And we have a toilet that is also running and they haven’t come and looked at it it’s been over a week.

The apartment layout is great. It is spacious and looks like a house on the inside. They really care about the exterior of the property, it is always well kept.

This is a great place to live if you want peace and quiet, close to your job, entertainment Bishop Arts area, close to downtown Dallas, Affordable housing, great customer service front office very helpful and professional, maintenance man fixed repair things quickly and work hard on the property. This is me and my wife dream home and Lake Cliff park to work out at and exercise both Grand Estates Kessler park Apartments.

Trashy. Horrible communication. Multiple car break ins. No maintenance
Drug dealers. Trashy loud tenants. Burglary. Old appliances.
“Welcome valued resident” is what you’ll hear when you call this apartment complex which is pretty ironic considering that the management will treat you like pure ****. I would strongly consider looking elsewhere for an apartment as this one will try at every turn to screw you into giving them more money. If you do decide to live here READ THE LEASE! Make sure you know what you’re signing because the manager here obviously has never read the lease herself and in my case tried to go back on it multiple times. You know the management is bad when I don’t even mention the murder that happened during our 12 month stay. I urge you to look elsewhere.
Dont spend money here. Staff is horrible and not safe area at all. Someone was killed shortly after moving in. Idk how many contracts i had to sign because they did not know what they were doing. Someone was entering apartment without consent until i noticed door was unlocked but deadbold was still on since i leave through garage. Terrible apartment complex with there was an option for 0 stars
The grounds and hallways are absolutely filthy, covered in grease stains and loose trash that management will not come out to clean no matter the situation or how many times you ask. The manager will tell you it’s not her job to keep the grounds clean during the day because a valet trash crew comes around at night. Can’t tell you how many times I’ve had to move trash that is physically blocking the entryway/exit from the building – the staff avoids it like the plague and will leave it there for days baking in the sun. The entire hallway and several apartments are infested with ants because of this, and management’s solution has been to “spray the perimeter of the building” on a weekly basis only by request. It’s a shame how quickly a bad management team can make a community uninhabitable. I wish Grand Peaks had higher expectations and more consequences for failed management – it could be a great place to live.
Poor management and poorly maintained property. We moved in the summer of 2018 to a filthy apartment--bottoms of your feet were black if you walked barefoot. AC was not working, lights were not working, floors and carpet were filthy. Turns out they never flipped our apartment and we were stuck with cleaning it ourselves. We were offered reimbursement but never received it. The toilet fell off of it's pedestal because there was only one bolt holding it in. It flooded the guest bathroom and water seeped under the floor. They never addressed the water issue underneath the laminate flooring. Our dishwasher never worked and left the dishes dirtier. This issue was addressed multiple times but was never fixed. We were offered a new dishwasher but never received it in 2 years. Our refrigerator made a loud grinding noise. We opened multiple tickets but they never fixed the issue. On two separate occasions maintenance left the contents of our freezer out on the counter top, thawing and ruining them completely. Over $200 of groceries in the trash. A maintenance worker threw a bag of dog poop at our door while I was putting my dog in our apartment after he stepped in someone else's dog's poop. He continued to yell at me and when this was reported to the office nothing happened. On multiple occasions the same maintenance worker would stop in his golf cart and heckle me to clean up after my dog WHILE I was cleaning up after my dog, dog bag in hand. The last week that we lived here before moving on our AC did not work. Our carpet was damaged before move in but was not noted on the move in form as we were unsure of the true state of the apartment before we paid to have someone clean it. While vacuuming two runs were made in the carpet. These were noted at move out to management and we were told that due to the issues of cleanliness we were not going to be charged for these at move out, but $125 was removed from our deposit regardless and they blamed our dog for the damages despite the dog not being allowed in the rooms where the damage occurred. Double check your autopay. They had us signed up for multiple parking spots for months before it was caught. If management says they'll do something, GET IT IN WRITING. Whether it is a replacement for your broken refrigerator or dishwasher, or if it's damages to the apartment because they didn't clean your apartment properly before move in, document everything.

The gym is very outdated with old warm out equipment. You will get shin splints walking on that cheap treadmill, but at least it’s working now. For a long time the treadmills didn’t even work. When I first moved in, management allowed me to use the sister complex’s gym. That gym is really nice with updated equipment!

My son had an internship in Downtown Dallas and Lancaster. This was a perfect location for proximity to his work locations. Safe area, close to Bishop Arts District and Trinity Grove. Staff was friendly and professional. They have a little cafe with some to go food options, coffee, etc. and for items you might need like eggs and milk. Perfect place for interns, young professionals or traveling nurses and physicians. Nancy Q

I have lived at Grand Estates for two years. It has been a pleasure to live at this complex. The management staff and leasing agents (Steven and Taylor) have handled any and all concerns and questions I've had, with efficiency and promptness. The maintenance staff addresses requests quickly and professionally. The property with mature trees and plenty of space for pets, is kept clean and well kept. The curbside trash pickup three times a week is an excellent added bonus. The location of this property in Kessler Park is central to Downtown Dallas, Deep Ellum, Uptown and Bishop Arts. I will continue to renew my lease here, as the property meets all of my needs.
BEWARE!!! DO NOT MOVE HERE!!! Was robbed twice, first my car battery and then my brand new truck. To be honest it is not worth the hassle, the rent is high for what you get, the Manager is not helpful or very good at her job. I have worked in several apartment complex as an associate and I can say this is the most unprofessional complex I have lived at. Fair warning I do not ever write reviews, but I could not sit and let another person be tricked by the facade that is Grand Estates at Kessler Park. Do not believe that this place is a safe place to live!!! Your things will be stolen!!!! BEWARE!!!
Disappointment, problems problems. System crash anytime. Never answer phone calls. Got the apartment keys but it wasn’t clean. After complaining like 10 times problems remains the same. Uncleaned apartment, not even maintenance things been done. Not worth of paying this much. Hopefully after this review they might care.

I was planning on leasing a unit with this complex. From the minute I walked in, I was treated rudely by staff. But I went forward with the process anyway because it is such a beautiful complex. They NEVER answer the phones or call back in a timely manner. I've had to leave multiple voicemails to get call backs from them on multiple occasions. But again, since it was such a nice complex I overlooked it. Unfortunately, my mom got really sick and shes out of state so I had to change my move in date from Aug 16 to Sept 1. By doing so they were going to up my rent another 100$/mo and if I cancelled they were not going to refund me a single portion of my deposit. Mind you I have not signed a contract or anything, only filled out an application.

Was very excited about moving into this apartment at first but after going through the application process I was very disappointed. The managers were very rude and weren't willing to work with me on my move in date,despite being told 2 different things from other employees. They did not honor their word and are more concerned about the money than having a good tenant. If this is how they treat potential residents , I can't imagine how I would be treated if I were a actual tenant.

I have lived here for a year and a half. I have been so impressed by Steven and the property manager. Steven handles all request promptly and I never have to call him back. The apartment manager helped me not have to move. When I lost my job I was so stressed about having to move etc but she worked with me and got me through that hard spot for that I am extremely thankful. I would recommend Grand Estates at Kessler park to any and everyone. It's a nice quite community that is central to everything. This is pretty much the best commute to everywhere. I don't plan on leaving here until I purchase my first home until then Grand Estates is where I call home.
Very nice apartment!!! Love it hear but the rent is to high for my family of three so we have to move on!!!
