Property Ratings at MAA Grand Cypress
Great location easy access to 290 and a lot of shopping and grocery stores and dining near by. Maintenance guys are really good they strive on taking care of the community and are all friendly. I had one major issue with my A/C unit needed freon once a month and I put in trouble ticket after trouble ticket and finally they had to replace my unit because it would no longer take freon and in the meanwhile they did provide me with a small window unit until the issue was resolved which took about 7 days I felt like this should have been taken care of in a more timely manner especially since I had to put in a trouble ticket once a month. I lived in building 2 which is right behind Gringos and cracker barrel I would always hear their alarms going off In the early morning or late night and I would always hear waste management emptying they're dumpsters in the early morning usually between they hours of 4-5am. I feel like the community should do a better job of having security at night especially with the amount of money there charging for rent I have seen MULTIPLE VEHICLES SITTING ON BLOCKS in the parking lots that have had their tires and wheels stolen Security presence would be available for a little while then next thing you know he's going until the next theft takes place

There have been multiple incidents where multiple vehicles have had their car tires stolen with the cars left on blocks. I’ve lived here for 3 and a half years and today there were three more vehicles left on blocks, that makes a total of 10 cars this has happened to in my short time here. When you call the complex to see what is being done to try and add security they will say they’re putting up more cameras but that clearly has not done anything. The front gates remain open all day and that simply invites thieves to make their move. The most recent theft of tires occurred in broad daylight so clearly the thieves don’t mind the extra cameras. Something serious must be done in regards to safety before I can recommend this place to anyone. I had to purchase an extra garage at $65 extra a month just to feel a little safer for my families car and well-being. Please consider options that take safety and security more serious.

In the 3 years I’ve lived here the rent has gone up every single year and for the price you might expect there to be a sense of security. However, the Clubhouse burned down summer 2020 and has been under “Renovation” for 11 months. The gates have to stay open all day so you possible residents can come and tour. Thief’s have taken notice and I have personally seen multiple bicycles stolen in the middle of the workday where thief’s simply walk into the open gates and see themselves around. The workers conducting the “Renovations” have also been cornered by thief’s and held at knifepoint in their trailer and had their tools stolen twice since “renovations” started. The rent went up once again this 2021 recent year, even though there was no clubhouse, workout room, social area or any other amenities you might expect with the raising rent. Definitely look at other locations first as this place is simply not what you would expect for the price.

My experience has been great living here. It's always nice and quiet, whenever you put in maintenance request they take care of things quickly! I also love they the office keeps us updated on upcoming events and also if their is ever any crime going on in the area. They communicate very well!
A pleasant experience living at this property. Maintenance and staff are very nice and helpful when it comes to anything.
Love the living situation. The pool is awesome. Maintenance is quick. The only complaint is the weight room needs maintenance and update. There is a dumbbell missing and one of the benches are stuck in a position. Other than that everything is perfect!
I love it here however, I wish they would enforce visitor parking and apartment assigned parking.
Front office staff are helpful. Grounds are mainly well kept. Apartments are in need of some updating. Upstairs neighbor is extremely loud.
I have enjoyed living at Grand Cypress apartments. It is a quiet complex with a lot of families. Management has been helpful and always informs us when something is happening in the area (break ins, theft, etc).
Overall great complex to live in. Some issues with parking occasionally, wish there was more, but for the most part, it?s been great. Maintenance is very prompt and grounds are kept nice. The gym could have 1-2 more pieces of equipment to make it a little more competitive, but it in pinch it gets the job done.
Nice clean property, visible security. Strong onsite management team, very responsive to needs and very friendly.
I am really enjoying living here. The staff is exceptional, I like the location and the peaceful atmosphere.

Quiet. Management is responsive to all requests.
Living here is great. It?s very laid back. The people who live here are friendly and mainly keep to themselves. The only concern I have is the growing concern of security. We have had a vehicle stolen from here, which was recovered, but the criminal activity only seems to be getting worse. My suggestion would be to hire commissioned (armed) security to act as a visible deterrent but also has the means to intervene in such activity.

I?ve lived here 22 months and have enjoyed my stay! Despite recent break ins, I don?t have many complaints. My biggest complaint is that the area of the complex I live in has TERRIBLE parking. There should be a system in place for visitors so that the few spots we do have are for residents.
So sick of the handicap access ramp by the pool being blocked by a cop that ILLEGALLY parks his personal vehicles in the fire lane that states NO PARKING all over it and he parks up on the handicap access ramp blocking it. Complex does nothing about it and walks past it multiple times a day. The other day his truck was parked in the fire lane blocking one handicap access ramp and he had a trailer with all his "toys" parked across the way in another fire lane blocking ANOTHER handicap access ramp. This is a daily occurrence. I will be calling a tow company from here on out every day until it stops.

Very quiet residential apartment complex, the management is helpful and friendly. The complex is more quiet than the neighborhood I moved from. The grounds are clean and neat. Pet friendly. I could not ask for more.
I like living here. There is just a few things I don't understand, like having an entertainment area, that we can't use, but advertise we have it to use. I wish I had a garage, but that's life in an apartment.
Michelle is a great manager and always makes my leaving there easy and comfortable.
my husband and I have lived here now for 1 1/2 years. We enjoy living here. The staff is very friendly and attentive. The apartments are updated,very clean and have plenty of storage. The pool and out door areas are kept very clean and in great condition. We have gone out looking at different complexes to see if there is something different out there and we coming back to what we have. Grass not greener on the other side. I have and will continue to recommend Grand Cypress to everyone. We feel like we are at home!!!!!
I have been living at Grand Cypress Apartments for almost 1 year and I have overall enjoyed living here. It is a very safe and quiet place to live and my neighbors are very friendly. The apartments are a bit small for the high rent cost, but they are nice on the interior and the exterior is well kept. Overall a nice place to live!
Grand Cpress Apartments was my first choice when I was looking for an apartment close to my kids 3 years ago. Although, I had never lived in an apartment before, it was a great choice for me! The rent was affordable and everything was great. For the most part everything is still good, but after 3 years, there are some things that has changed. The rent went up reasonably the first two years. The third year it went through the roof...quadruple the amount and not very affordable for a one person income. Things are not paid attention to like they used too. Very disappointed at a complex who used to be great!
