The leasing office staff that helped me with my move out were not very knowledgeable with how the payment worked when transferring to a subletter, were not willing to look into it and were a little rude about it after I sternly told them that it was their job to know this kind of information. Wasn’t a great experience. Other than that it was fine! Nice enough building with good amenities. really nice front door staff and maintenance staff!

I love Eugenie's location. Short walk to park and lakefront. Best feature is the views from apartments and also from 44th floor common areas. The maintenance staff and front lobby employees are the best.

Great place to live! The building has everything you need in terms of amenities: pool, grills, big gym, sauna, lounge with amazing view, pool table, and free coffee everyday. There’s also an amazing maintenance crew to help with anything you need. The units aren’t the biggest ever, but they make up in other ways. Would recommend this place!

My experience so far has been amazing!! I found this place very last minute when I was in desperate need of a place to live, and this place has exceeded all expectations! The building staff members are incredibly friendly, the units are beautiful and look new, and the location is unbeatable. The con is that the rent is incredibly high and that is the only thing holding me back from staying here longer than my lease because most people can’t afford to keep up with these rent prices. I’m hoping mine doesn’t go up by much, because I’d hate to leave.

I enjoy the apartment, it beautiful, love the team one of the best service teams ever. I think the only big issue is the AC if there was some work around for when the heat is on and it’s hot it would be perfect

I really love so many things about this apartment it honestly saddens me I can’t give it 5 stars, but there are a few strong drawbacks I can’t ignore. First off, they don’t let you know this before signing your lease but the building is a 2 pipe system, meaning it can only support either AC or heat at a time. When the temperatures are in limbo (around 60 degrees) they leave it on heat, which causes us to suffocate in the building. They switch to heat way too early in the fall and back to AC way too late in the spring/summer. Please take that into consideration because you will spend at least 2 months of the year in extremely uncomfortable heat in your apartment with no ability to support a window AC unit either. Additionally, there is always construction happening on the building and the building is not sound proofed at all so you can hear everything that happens outside very loudly. For the past couple months we’ve been disturbed by very loud construction noise at 8 in the morning.

I just moved in and I am very happy with my home, so far, minus the air/heat situation. I don't like that I don't have control over the temperature. When it is warm outside and the heat is on, I find it very difficult to sleep and get comfortable. I guess I will be buying fans.

Eugenie is at a wonderful location. Close to park and Lake Michigan. The view from my balcony, overlooking Lincoln Park, is the best feature of my apartment!

It has been a wonderful experience, and the best building I’ve lived in, in Chicago, by far! The best parts are that the 2 bed apartments are very spacious and have the greatest views of the lake & city. Plus, this building has amazing amenities (rooftop pool deck, sky lounge, gym, dry cleaning, 24 hr concierge, social events) and the building management is constantly improving large and small details about the building. The only drawbacks would be how expensive the rent is and that you don’t have in-unit laundry.

Just moved in on Sunday & have loved it so far! Here are some concerned I had prior to moving in: - Bad smells (as a pet friendly meeting) This hasn’t been an issue at all! It smells fine, and everything is very clean. - Laundry not in-unit This is pretty inconvenient, especially for as much as we’re paying. However, the setup for laundry is pretty easy. It’s like freshman year of college again, except there’s plenty of capacity and nobody’s throwing your wet clothes onto the floor bc you didn’t come down soon enough. -Sounds (thin walls) You can hear some things from neighbors, but I haven’t had issues so far with it being disruptive. There are a couple of dog barks here and there and chairs being moved upstairs, but nothing to complain about by any means. -Heat (too hot) I saw a LOT of bad reviews about this, so I was concerned going in bc I get hot easily. However, this hasn’t been an issue at all. Plus the windows open, so even if you get hot, just open a window.

Would definitely recommend with the caveats above. Excellent access to transportation, proximity to health care facilities, plus shopping,dining, and other food services. Also Lincoln Park and the Green City Market are definite assets.
Excellent location at the park. I feel safe with the 24/7 security. I like my neighbors - lots of younger people. Although I do not have a dog, I am glad it is a dog friendly building. Door staff and management are professional and responsive. However, I really miss the Community communication board that was available through your previous portal and would suggest that it be added to the present portal. Losing it is a huge loss.
The location and amenities are wonderful. The size of the units are great. Overall, the pros outweight the cons.

We really like living here. You don't have any questions here about the front desk staff, the engineers, or the maintenance crew, all of which do a great job. Price is really our key factor that makes this not a 5

Love the location and common space amenities. Staff and residents are friendly and we've had no issues with noise. The downsides are the laundry facilities (maintaining working machines), the cost of parking and the package delivery system.
I am getting older and more of my friends are buying vs. renting. I would enthusiastically recommend this apartment to anyone who is in need of a rental in the city.
Not having in unit washers and dryers and the status of the laundry room is pretty unacceptable given the cost of rent.
Would love to recommend this building to friends based upon location, views and living experience, but will preface my recommendation by mentioning the high rent and lack of appliances such as in-unit laundry, disposal and lack of 4-pipe HVAC.
The new apartment developments coming online are fabulous and a more attractive alternative to Eugenie now, particularly since the recent Flawed Eugenie renovations and seemingly no interest from management in correcting these problems.
Not having in-unit laundry is a huge deterrent for people, but I always recommend for my friends to live here!
Management not addressing resident concerns and doing so politely has been an issue. I love the location, the doormen, Emina, and all the dogs. :) I also love my apartment.
Great location and amenities, no issues that other high rises dont also generally have.
I enjoy Eugenie Terrace overall and the amenities are terrific but recently the dog situation has gotten out of control. It is hard not to notice the yellow grass in front of the building due to dog owners who allow their four legged friends to relieve themselves in the front of the building. The signs or emails apparently do nothing to deter this leading to poor aesthetics in front of the building. After speaking with numerous residents, many of us are displeased with this and would like management to take a more serious approach to stop this activity. It seems like almost any time I enter or leave the building there is a dog urinating in front of the building grass and often the same culprits. Hopefully more drastic measures can be taken to stop this. For the amount of rent we pay we shouldn't have to look at yellow grass everytime we enter or leave Eugenie Terrace. It's not only the grass but when there is snow on the ground the yellow urine spots are disgusting. The smell of urine along the sidewalk going south is also disgusting in the summer. Some solutions I can think of are actually enforcing and fining residents who allow their pets to do this (maybe have cameras to monitor), increasing the fee for having a pet if that even exists (for pet owners only!) and using those funds to replace the grass every few weeks or for the means of monitoring the situation, or eliminate pets in the building if this continues. I hope rent prices for all are not going toward noncompliant pet owners. For a luxury apartment building I find this disgusting and unacceptable and passerbyers probably can't help but notice this as well. Many dog owners leave accidents in the elevators unreported to be cleaned because they either are too embarrassed to do so or don't care. Some pet owners do not clean out the washers/dryers leaving a mess on clothes who use the machines next. These were never an issue before dogs were allowed years ago. There are compliant dog owners but many have apparently gotten lazy and continue to do so without consequence. If residents want the responsibility of having a dog it's only fair for the rest of the building that they are held accountable when rules are not followed. Please take drastic changes to eliminate this behavior.
I would recommend living here but would advise about the value for amenities in the actual unit.
The horrible sounds from the garbage truck and snow plows are unbearable.
I love size of the S3 studio model. It doesn't feel like a studio because the kitchen is separate so there's great value in the space. I love Eugenie's location and amenities. For the high rent though, I wish we had in-unit laundry, Peloton bikes in the gym, and control over when we can use our heat/AC without having to wait for the building to switch over for the season. Additionally, management is not transparent and does not allow a portal system for residents to easily connect and communicate with one another.
Great for tours and parties. Not so much for a place to live. Local management has no authority to make decisions that are in the best interest of residents. Everything is decided by "senior management" out of state who seems to only be interested in extracting as much money as possible in the short term without concern for long term retention or satisfaction of residents. Major safety issues / threats are not disclosed to tenants: There were four arson fires in a month, the residents were not told about the threat until management could no longer ignore it - the 4th fire caused smoke in the stairwells and there were at least 8 firetrucks outside. Eugenie also had a problem with theft: Yes, there is a doorman, but that is a false sense of security- People get in all the time without being stopped, especially when they hire out extra security who do not know the residents. The building has been more concerned with getting new renters into the building than their current residents. Renovation construction has continued through the pandemic. While everyone has been stuck working from home, there is frequent drilling and jackhammering. Good luck if you have a child who needs to nap or if you need quiet for a work meeting. The units are overpriced and the renovations have been done quickly - it is obviously 'just good enough'. You can find better for the price.
I love where I'm currently living. It is a very nice building located in the Old Town Triangle. The amenities are amazing with a full gym with views and a pool on the roof. This is the place to be in the summer with front row seats to the Air & Water show, an annual pool party, and a view of the fireworks shows every Wednesday and Saturday.
