Property Ratings at Eleven80
I will concede that the front desk staff are terrific. The people who work there are lovely. However, the management team and the maintenance team are terrible to deal with. We had high hopes when we moved in, but sadly, they have been completely dashed. Elevator outages are common. When they are running, they sound tired and creaky. There are stained carpets throughout the building. Tenants are completely disrespected by Cushman Wakefield and the management team here. I've included examples below: 1. We have had to deal with full day water shut offs starting at 9AM which last until 6.45PM. No alternative options were given. To deprive tenants access to water and toilets with zero compensation is disgusting. 2. They claim they're a luxury building, but fill your apartment with sub-par appliances that constantly break down. Our apartment was not properly vetted or prepared before our move in. We were given an apartment with a broken toilet, a fridge that had to be replaced, a dishwasher that had to be replaced three times, a washer and dryer which had to be replaced (and the washer was dripping liquid which caused an abhorrent smell), a kitchen sink that had to be snaked. We had to put countless hours of fight in to get any of these items taken care of. 3. Finally, the air conditioning units in this building are broken/outdated. They're so loud that you will lose sleep consistently. 4. The confirmation was when I was in a local restaurant and one of the people working told me that the building used to be wonderful but that word on the street is that management is terrible. There are plenty of other options in the area. I do not suggest moving here.

Our maintenance team is top notch!!! They are truly excellent!
The maintenance team is great! I've had quick interactions with them for years but this was the first time I really spent a lot of time with them and they were great. I felt totally comfortable around them and having them in my apartment. They were honest/realistic with me every step of the way, and I knew they would keep me updated as things went on.
The staff are efficient, thorough and extremely friendly.
I would definitely recommend this apartment community to my family and friends.

Beautiful apartment, stylish, amazing tall bldg, great staff, love historic Newark, close to trains, NYC, all hot spots in NJ, shops, restaurants, Pru Center, great location. Perfect place in NB to have an apartment. Can walk everywhere and take public transportation.

The apartment and associates amenities are good. Wile the addition of shopping at Whole Foods is welcome, the daily grocery shuttle, along with on-site maintenance, the welcoming concierge staff and the bowling alley, office space with wi-fi access are all great additions.

People at the front desk is the only good thing about this apartment building. When you leave the AC/Heating for more than 15mins it makes so much noise it feels like you are sleeping in a factory. I spoke with few other apartments as well and apparently that is normal. I had some issues with dirty brown water coming from taps as well. Feels like you are paying for a luxury building but getting quite mediocre apartment.

BEWARE PEOPLE ARE ALLEGEDLY ALLOWED TO SMOKE IN THEIR APT AND MANAGEMENT WILL BEAT AROUND THE BUSH AND OMIT THIS FACT. EVEN WHEN YOU COMPLAIN THEY DO NOTHING. ITS GETS INTO YOUR APT. ITS A NIGHT MARE. BUILDING MANAGER WILL ACT AS IF HE DOESNT KNOW OR CAN DO ANYTHING. AND ASK YOU FOR SUGGESTION. 1180 is a really nice to live, though it can can be expensive. The positive about the building is the quiet and clean atmosphere, friendly staff and residents, nice gym and lounge area. Also, the building is in the heart of Newark, near everything transportation wise. The building also has a shuttle that runs to and from Walmart, Shoprite, and other local shops in town. The negative about the building is the rent rises every year, it is not pet walking friendly, no local playgrounds for children, and not for those that own a car. It is very expensive and can add up quick if you get tickets on your car. Great place to live for someone who work in the area.
