Living at District on Aoache has been a game-changer for my college experience. The location is ideal—just a short walk from campus and near several cafes and shops. The apartments are spacious with modern amenities, and having my own bedroom has been a huge plus for privacy. The common areas, like the study lounge and gym, are well-maintained and provide great spaces to unwind or get work done. Rent is reasonable for the area, and maintenance is prompt whenever issues arise. The social events hosted by the management help build a sense of community, which is great for meeting new people. My only gripe would be the occasional noise from neighboring units, but it’s manageable. Overall, the District on Apache is a solid choice for students looking for a comfortable, convenient place to live.
I just moved in two weeks ago and I love living at The Ryan. The apartment is so spacious with spectacular views! The Staff is amazing and has been very helpful.
it was great, love that the rooms are spacious even for a 4x4 apartment! Maintenance was friendly and helpful and security was always there for our help

Not too bad. The hallways consistently smelled like trash (at least the smell does not get into individual apartments). The AC in the weights section was not working properly for basically the entire summer.

The District on Apache is a well oiled machine, their team is super efficient and helpful making it super easy to get repairs promptly as well as super helpful service from the leasing office.

The apartments themselves are nice, but the management is the reason it is not 4 or 5 stars. They are usually slow to respond and don’t ensure that the hallways or parking garage are clean. The hallways oftentimes have spills that are left for weeks before being cleaned and the parking garage has many lights that have gone out or flicker.

My experience has been great. All of the neighbors are polite and considerate. No one is too loud and if there is a gathering, there are invited. The pool and lazy river is cool too.

Nice apartment but was expensive when we signed the lease. Cheaper now for the upcoming 24-25 year and I feel like that price was more fair. There was some issues with the pool and the horn being closed but have since been fixed

Worst place ever. It is always dirty on property, from dead flies all over the floor to broken beer bottles trown in the dog park to step on. Management does nothing for crazy roommates they forced you to live with. I was barely here my whole rental because I had to leave the apartment to get any sort of decent sleep, and when I called for noise complaints security does nothing. Waste of time and money. There was a dog that attacked me and my dog and they did nothing about that, and I still see unleashed dogs running around in the hallways and common areas. And also I pay for a pool that never seems to be open because it's pretty much closed all winter and in the summer they close it for maintenance of which they could have done while it was closed for the winter instead of peak pool season.

Based on my experience I feel like this apartment is not the safest. My car got broken into and nothing has been resolved from that. I have heard that peoples apartments got broken into and the floors around the building are always sticky and covered in some sort of substance

I enjoy living here very much! The gym is open 24/7 and is easy to access. It has a bunch of different types of equipment, so I never need to use a different gym. The pool is also quite nice and there is even a lazy river!

The staff were very nice and helpful when dealing with various problems. The gym and pool were also good additions to the apartment complex. It is very affordable and very close to many different places as it is near campus.

My ASU child absolutely loves The District on Apache. Close to everything and literally has everything they would need. Where were these apartments when we were in college?! So nice and clean. I have lived here for almost 3 years now and can say I have enjoyed my time here. The location is right next to campus, maintenance and staff are always eager to help, and the amenities are great! One of my favorite places to relax is the Lazy River. I can float there for hours on end. I continue to recommend this place to friends looking for student housing near ASU

I have lived at The District on Apache for almost 3 years now and have loved every minute of it. You will not find better amenities than the 2-story fitness center, LAZY RIVER, and sauna/steam room. The front desk is extremely helpful and maintenance responds to service requests in a timely manner. I had a leak coming through my ceiling from the floor above me during my first year living here and maintenance was able to dry it out and patch it up right away! Definitely recommend living here, especially if you are an ASU student looking for a close walk to campus!

The district was a wonderful and fun place! I loved the lazy river and golf simulator. I was able to bring my friends to use the amenities as often as I liked. I would advise anybody who goes to ASU to live here!

My granddaughter has lived at the district since her freshman year at ASU. She is now graduating. I am so happy that she chose to live there for many reasons, not only are the room set ups and amenities perfect, the location is great. My biggest concern was safety when she left home and I have not had a worry at all with her living at the district. 5 stars for sure!

The District on Apache has a community and staff like no other place. The staff is always super friendly and helpful. There are many times the staff will go above and beyond the call of duty to ensure the community is the best that it can be. The residents are so fun to be around and it is very sad that I have to leave this year. I would definitely recommend this place to anyone who is looking for an affordable and accommodating home for next year.

I lived at The District for three years and loved it! It made my college experience amazing and met life long friends here as well. The gym and lazy river are the best in Tempe, not to mention right across from ASU.

The District is very nice for a college apartment. Maintenance is friendly and fast. It's updated, spacious, with nice kitchen/bathrooms. Great pool and gym. Close to campus. Feels safe. I'd recommend it. Downsides: way overpriced, lots of noisy parties, smelly uneven hallways, and crickets (I never asked them to do anything about it, they disappeared after winter break and never came back though). Walls are thick but you can hear everything happening in the common area. Overall, it's a good choice!

My daughter rented here last year and was a terrible experience. Noisy, bad internet and horrible customer service. From a parents perspective be prepared to be nickel and dime'd at every opportunity. Basically force tenants to buy insurance through them, made it impossible to cover with my existing policy which confirmed it covered my daughters apartment. If you pay with a direct transfer they will charge you a $1.50 convenience fee each month. Because I didn't specifically terminate my auto pay, they pulled an extra month rent and gave me a complete run around on how to get it refunded. As of now they promise to cut me a manual check after waiting 10 days from when it was pulled. I will believe it when I see it, and I'm sure I'll need to go down and pick it up or wait a few more days via the U.S. mail. Have another daughter coming to ASU and would never rent here again. I'd avoid all properties owned or managed by EDR Trust.

We appreciate your feedback. You are welcome to use whichever insurance company you would like for renter's insurance. We do suggest Multi Family Insurance which is roughly around $11/month depending on if you choose more coverage or not but it is not required you use that company. Our internet was just upgraded which increased the speed, and if you are having any issues you can put in a ticket with Elauwit and they will send a technician out right away! I listed out their contact info below. Unfortunately, we cannot put a stop date on a resident's recurring payments. We do however request a refund to be issued as soon as we become aware of the additional over payment. We also sent out email reminders to stop auto pay to every guarantor and resident. The District on Apache is an absolute disgrace. They claim to be a perfect place for students; yet their printers are always broken, they never enforce quiet hours, and they don't care about your safety. I lived in a unit where one of the girls was in a domestically violent relationship. On multiple occasions I called security with VIDEO proof of the violence and her screaming for help. Security came multiple times, NEVER once asking for the abusive man to leave. When I asked to switch apartments because of this violence, they first told me it couldn't be done, and then they told me it could, but for a fee of over $300. They didn't care for my safety or the safety of my roommate, despite when they came they saw the red marks on her face from being hit. Two months after this incident, after complaining to the managers day in and day out, they finally allowed me to move. The only problem? They offered this to me two weeks before I was moving out- just to save themselves in case of a lawsuit. Moving out was also a disaster. After moving units for two whole weeks because of the dangerous situation between the girl that was getting beaten and her beloved boyfriend, the district tried to trick me into signing an entire new lease for another year instead of the remaining time on my lease. I corrected this mistake with them and they STILL had the audacity to send SimpleBills, the electricity provider, the year long lease. So, to this day, I am being charged for electricity in this god forsaken apartment complex when I haven't lived there in months. When contacted for information, Simplebills said that the District had no response to my issue. I also was charged for a "broken" chair AFTER moving out. It was $200 between us for a chair that we hadn't even sat on. This place was poison and they didn't even replace the "broken" chair, they just charged us and kept the money. The District is a horrible place to live. The management is either untrained or unfeeling. The location is the only positive about this building and that is the sole reason they can charge so much. My genuine recommendation is to STAY FAR, FAR AWAY FROM THE DISTRICT ON APACHE. The few fun parties and location was nothing to the lost money wasted on this experience.
Nothing but a college crowd here - pool parties every other day at the lazy river pool and the gym is comfortably full at all times. The place is beautiful...granite counter tops and stainless steel appliances, walking distance from campus. They just upgraded the internet so it's actually fast now, and maintenance has always responded to me within about two days. Security here is young and friendly and patrols the halls at night for safety (which is important to me as a girl). Building isn't owned by ASU so there is no partying worries, just occasional noise complaints. It's extremely clean here. They repaint the hallway walls and power clean the hallways monthly. Honestly can't think of one negative thing to say. You need to live here. It's awesome.
