Courtyard Apartments

I cannot say enough good things about Courtyard Apartments. I've rented numerous apartments over the years between LA & Kansas City, and I've never had such a great overall experience. The units are incredibly charming and it honestly feels like you're living in a house. All updated appliances and washer/dryers in unit!! Incredibly spacious and very well taken care of units and buildings. And of all the managers I've encountered over the years, Cathleen is one of the nicest and on top of things! Incredible value for a great apartment!

While searching for an apartment during the early months of COVID-19 could have been difficult, Cathleen helped make it as easy as possible. The complex was not allowing in-person tours at the time so we were a little worried about the accuracy of the pictures. We found that the pictures were very accurate and the apartment has been a great fit for us! The complex is quiet and the grounds are kept up with frequent mowing and quick snow removal. Maintenance has been quick for the few issues we have had. Courtyard’s affordability, location, and quality are tough to beat! (we have been living here 6 months at the time of this review)

This place feels tucked away while still being close to major roads and the highway. We both have an easy commute, but love the private feeling community. We enjoy our neighbors and the shared courtyard space. It is a dog-friendly property which was high on our list. The layout is spacious and the appliances are new. We love having a patio that walks out to the courtyard as it makes it convenient to take our dog out for potty breaks. Cathleen has been very helpful in getting us settled and fixing maintenance needs promptly. We highly recommend Courtyard Apartments as we feel right at home here.

I have lived here for almost a month now, and I can say this is the best! I love this place! The unit is very spacious and modern with stainless steel and hardwood floors. It’s just as shown in the pictures. The management is absolutely superb. Cathleen goes out of her to ensure the tenants are comfortable and and satisfied with the units. I had to move in within a short time and she was able to accommodate me and within the first weeks, both bathrooms were resurfaced and my kitchen sink faucet was updated to a modern one after I asked. Maintenance crew is super nice and responsive to work orders. I seriously cannot ask for anything more! The place is affordable, beautiful, well-maintained, and close to every major highway and landmark in the KC area. I feel at home here at Courtyard.

I have lived here for 4 days so far and am already in love with this community. Apartments are clean, spacious and affordable and Cathleen is a phenomenal property manager. When I first moved in, my AC wasn’t blowing cold and I emailed her about it after hours and received a follow up email early the next morning and the AC fixed moments later. I cannot explain how much her kindness and responsiveness are appreciated. I highly recommend Courtyard Apartments!

Have been in Courtyard Apartments for 3 weeks now and love it. The apartments are spacious, very clean and priced fairly. But the best part is the management. Cathleen and Sarah are very nice and very helpful. They respond quickly to any problems or questions you may have, something unheard of in apartment living. This is a very nice place to live . Management is the best Cathleen goes out of her way . To make sure you are well taken care. Steve does a great job fixing things too. Will tell all my friends and family this is a nice place to live.

Courtyard Aprtmanets and Curry Management has been one of the best apartments and management companies my wife and I have interacted with. First, the apartments are all super clean, great size for the cost, and feel a more like a home than apartment. The hardwood floors thoughout are much appreciated. There is ample parking, a great patio that leads to the court yard area with a supplied gas grill for summer cookouts. There is extra storage available in the basement which helps keep closets in the apartment organized. Parking is never an issue and snow removal was perfect this harsh winter. Overall, we love our apartment! Sometimes other occupants are loud at times but that is to be expected in an apartment complex. Never an issue with maintenance needs and management has followed up with complaints with direct action. With downtown Overland Park just a short drive or a 15 minute walk away, it’s a surprise there are still apartments left to rent!

We have lived in the Courtyard Apartments for a couple of months now and have nothing but good things to say. The inside is just like what the pictures show and the management is great. Cathleen is very responsive and has taken care of everything we have needed done. Would highly recommend!

Courtyard apartments and Curry real estate has made my apartment experience the best of my life. I have moved three times in the past three years and had some bad experiences with the two previous apartments. I don’t plan on moving anytime soon. The services are amazing. If anything happens management has someone out there in a couple hours to fix it. I love living here, it really feels like home. Cathleen is the best property manager! My fiance and I moved from over 9 hours away and this was one of the first places we saw. Cathleen made us feel like family and helped us through the process of getting our apartment ( quick and easy). Whenever we have had problems Cathleen is right on it and makes sure that she stays in constant contact with us. I have background in the apartment industry and have to say I am blown away by how amazing Cathleen is as a manager. Not only her but Curry Real Estate for not only getting us a beautiful new grill but also doing a renter appreciation and giving us a free turkey for thanksgiving. They are truly always trying to give us the best experience possible and go above and beyond for us. It is close to everything but I never have to worry about safety or it being too loud. Easy access to two major highways. The floors are gorgeous and you get so much room! The master bedroom is super spacious and the closet is amazing! These apartments are the best kept secret in Overland Park. The bad reviews had to be from old management because Cathleen is fantastic.

My husband and I recently moved out of the Courtyard because we we bought our first home. However, we were pleased with the Courtyard. We only had one maintenance issue and it was promptly addressed. The closets are large with plenty of storage. The master bedroom is big and the wood floors are a plus. We have a small dog but large dogs are allowed. The property is gated and there is plenty of parking (included with the rent). The unfavorable reviews on this site are from the previous property management company before Curry Management took over this property. We only dealt with the previous management company for a brief period. The poor reviews are NOT reflective of our experience (March 2017 - November 2017)

I just moved into these apartments and have been really impressed with them so far. Cathleen is very responsive and easy to work with. She will respond to you very quickly and makes sure that everything is perfect. I moved into these apartments without touring them. The apartments are just like the pictures provided. The apartment is very spacious and has nice appliances. I'm excited to live in these apartments. They are in a nice area and very close to everything I could need. Another perk to these apartments is they allow you to have pets and at an affordable rate. Also, the apartment has storage in the basement. This is very nice for storing the things you only need every so often. Overall this is a wonderful apartment complex and can't wait to live in the property.

I've only lived in the apartment for about two weeks, so far everything has been great. Cathleen the property manager responds to any questions within an hour or less. The property is well maintained, my neighbors are nice and quiet.

Courtyard offers a quiet setting with great neighbors and is simply a very comfortable place to live. We can walk to the Overland Park Farmers' Market, are minutes from I-35, and have easy access to KC's and OP's hot spots. The new management is also wonderful. Cathleen is attentive and makes it clear that she cares about her tenants' and their comfort.

We recently purchased our first home and moved out of Courtyard but Cathleen and Curry were a great management team the last few months we were there. She was always quick to respond to maintenance requests and always provided feedback on how and when the issue would be resolved. The apartment itself was updated and spacious and we absolutely loved the location. You are within walking distance to many stores and restaurants but still tucked away on a quiet side street. It is also very quick and easy to get downtown or to Westport or the Plaza. We would recommend Courtyard to anyone looking for a well maintained apartment complex in Overland Park!

This is a great place to live. It is near I 35 and there are a lot of local businesses within a block radios. I give a 5 Star Rating with Curry Management Company and Cathleen Turner, the new Property Manager. They have responded to my maintenance requests within 24 hours. The neighbors are great. The apartment has all storm windows and storm patio windows which has lowered my energy my bills

I will give Courtyard a 5 star with the new management. When I have a request, Cathleen Turner with the Curry Management Company has responded within 24 hours to fixed my problem. She has done a great job with the tenants and has a great personality. The location is great, it is near to I 35 and there are a lot of businesses within one block from Courtyard . Reference the old negative response, this was done with the old owner a number of years ago. The new owner and Curry Management company has made the a complex a 5 Star to live in. This is a great place to live.

This is a one of a kind find, hidden on a quiet side street. New renovation brand new kind manager and progressive owner. This is the first quiet, well kept apartment I have found in Ks. City area. Love the washer and dryer in my home.

This place is cute, unique and one-of-a-kind! It has the luxury feel of living in my old home and is both safe and updated/current (i.e. stainless steel appliances, spacious kitchen, USB ports,refinished HARDWOOD floors throughout, etc.). We love being able to look out into the green courtyard and I LOVE having my new washer and dryer directly in my apartment. I used to hate walking into the basement to do laundry in my old place. I love my California closets as well. I've never seen that in an apartment before. I couldn't find anything else in Overland Park with the "character" that now we have here. Plus, it is MUCH cheaper than living at the plaza. We love my apartment. The new Manager is super nice and was very easy to work with.

The new management company has been really responsive to maintenance requests and actually fixed our heater and washer instead of just giving us quick fixes that don't actually work long term.

Loud street noise and noise from neighbors above. Low quality windows, doors and walls. Management was very unresponsive to requests when questions came up/fixes needed to be made. Emails and calls were ignored for months on end and most of them were never returned. The owner treats tenants very poorly once a contract has been signed. Be prepared to loose money for insignificant items on the damage deposit with no explanation. The location is nice and apartments recently painted, however, dealing with management should be a deterrent from living here.
