Excellent apartment complex. Only downfall is studio apartments do not have assigned parking.

Probably one of the best apartment complex my wife and I have ever lived In. This is a high end apartment complex. It's very clean, quite and staff is on everything. Maintenance crew here are amazing and never lazy. They keep this place clean and running nice.
Overall, my three years at Cortland South Mountain have been a mixed experience. The maintenance team has consistently demonstrated reliability. However, the office staff’s performance has been inconsistent. Safety in such a high-traffic area has also been inconsistent, and the overall maintenance of the property could use some work. To compound these issues, price gouging occurred well before any upgrades were implemented (and the upgrades were not executed effectively, resulting in uneven baseboards, flooring, and messy painting). I remain here solely due to its convenient location, a few excellent neighbors, and the fact that there’s a possibility I’ll be moving out of state next year.
Cortland South Mountain is beautiful, quiet, well maintained apartment complex that provides exceptional customer service.

Terrible. Management is rude and doesn’t care. Walls are very thin and neighbors in general are noisy and oblivious to others. Save yourself a lot of headache and DO NOT live here.
This apartment overall speaking is quite comfortable, but the pet policy needs to be modified and improved. Some people who have no good intentions will take the key to the door while you are bringing back your grocery shopping. There is one person who lost his car because someone did this to him on March/1 2024.

Great community living large and acommiable apartments. Roomy, amenities and club house is super. 24 hr gym. Pool table. Overall nice living conditions don't just take my word for it, come and experience it.
The front desk staff and managers at Cortland are always accommodating and really do listen to any issues I might have had with answers.

Cortland South Mountain is perfect if your looking for the tranquil oasis setting , yet close to fantastic hiking trails, shopping, and resteraunts. Ten minutes from SkyHarbor Airport and freeway access within 2 blocks. LUXURY with a special emphasis in detail for a welcoming touch.
I enjoyed my time here maintenance crew is very helpful management crew is helpful. The rent prices are a little high.

Cortland South Mountain is too expensive. They claim it is worth the high price because of the renovations but all the renovations have sub par fit and finish. Construction is always happening and the community definitely isn’t smoke free. Would not recommend living here. (1 Bd 1 Ba with 2 car garage)

I've been living here for almost 4 years and I am happy to call this place home, the managing staff is always very friendly and willing to help, the maintenance team is very polite and work hard to keep the place clean and looking great, the amenities are awesome and it is very safe and secure.

Cortland South Mountain has been nothing but a joy to live at. There are many activities to do on site. I've lived by myself for the past two years, and felt very safe. Since the pandemic, I also worked from home a lot, and didn't have any distractions, even during renovations. The amenities are always kept clean and the community is very welcoming. I highly recommend this complex.

Cortland South is great for many reasons. The main reason for me personally is convenience of location. Not far from e way, all store types are a couple miles away, and the community is pleasant. I haven’t seen a bug in my place since I’ve been here. The amenities are great and usually clean. I’m overall completely satisfied with my time with Cortland South.

Do not move here if your life depends on it, way overpriced for what you're actually getting. Can get much better elsewhere.

Maintenance is always on-time and professional. One bedroom floorplans are very spacious.
When me and my husband had to move Arizona we were very concerned about our shelter. It was a pandemic time and we couldnt simply travel to and fro. The Cortland team, especially Marina was so kind enough to show the apartment we were interested over the video tour and she patiently covered the entire community and their amenities. And once we reached the community it was as satisfactory as we were, watching it over our video call. The team sat down patiently helping us sign the lease agreement. From our first day till now( its been 1 1/2 months ) we havent had any problem so far. Their maintenance are also very friendly and arrive promptly to fix any problem . I hope that our stay is just as peaceful and we continue to get the best service which we are currently getting in the future too . I would surely recommend this community to anyone who is currently looking forward to lease an apartment in Arizona in the Tempe area !!
Cortland South Mountain location is conveniently appeasing. Shopping is down the street, groceries and essentials are around the corner. We've been blessed to call Cortland South Mountain HOME for 10 years now. My daughter's both grew up here and love to brag about "their" pool to friends and family. Our little community is positive and peaceful and the Cortland team provides a unique sense of belonging.

It is very difficult as a full-time working person to participate in any functions, activities. If you have a problem (such as keys to open entrance gates which have never worked) you cannot meet with anyone to discuss the problem or expect to get keys/gate openers that work. You're confined to sitting in the front waiting for someone else to enter before you can. Great apartments & features, just not meant for residents who work during the whole time the front office is open.

I just like to say that this is the best place ever. My husband and I almost didn't move here, becauae of some of the negative reviews online but we're so thankful that we looked passed the reviews and decided to move here anyway. Living here definitely proved to us that you can't trust every bad review online. They're a lot of people that will post up bad things about people or companies just because of their own experience, but everyone has different experiences in life according to their own characteristics. We've had nothing but a great experience living here at Cortland, from the great leasing and management team to the maintenance team. The most important thing is that they really care about the residence as far as responding to maintenance request by the next day and sometimes the same day depending on the situation at hand.
Don't expect to love anything here but the location and the maintenance. Any chance the leasing office gets to do less, they will quickly take.
Great place to live! The move in process was simple. The office staff is always friendly and attentive. The apartment complex is clean and well taken care of. It is a very pet friendly community and my two dogs enjoy the dog park and the open grass space to run around and play.
My sister and I were both moving from the east coast so we were a bit anxious whilst looking for a home. Cortland South Mountain was the final location we toured. We applied that same day. The staff was incredibly helpful not only during the tour but also with any problems that arose after moving in. They quickly tended to our needs and we are so happy to be here!
I've had an amazing time at Cortland SM, the team is extremely friendly. Rose has been super nice and helpful with the leasing process. I do love the community amenities and the neighbors saying Hi occasionally.
If you are looking for an apartment that is not only affordable, clean, with great amenities look no further. Not stopping by would be an injustice to yourself. Not only will the service impress you the apartments are off the chain. I have never seen one bug in my apartment since being here going on 3 years and the office staff will floor you with there service and monthly activities. The amenities are really great and clean I can not think of one single complaint but I can surely go about this place. Do yourself a favor treat yourself to a tour of cortland south mountain and I promise you would love every aspect of this place. Go ahead what are you waiting for? You know youre not happy where you at. Did I forget to tell you about the pool parties with food drinks and on-site games thats right. Its not happening where you at.
