The landscaping here is always beautifully maintained. The lawns are neatly trimmed, and the flowers and trees make the property feel peaceful and welcoming. It’s one of the first things that impressed me.

I love the friendly office, coming home from a days worth of stress to something far more inviting is much appreciated. For the newcomers, I highly recommend having a LOT of money to spend monthly...that is all I will say about pricing (it'll be a huge negative). The apartment offered, is spacious and has a nice view especially the further you go on up. The space is unfurnished and very open, so your creativity is welcomed. Small social events come around about once a month and especially around holidays, they offer some really nice food and drinks. In summary, it is a nice place to be in and you can keep yourself in decent peace if you're not constantly worried about the increasing rent. I've lived at Southmore (Cortland Museum District) for roughly a year, and during that time, the management changed to Cortland. I've been impressed with how quickly they fix small issues around my unit. Kenny, in particular, is a spectacular member of the team who is always friendly, professional, and thorough in his work. My dog even loves him! Furthermore, when Cortland took over, the previous management left some issues not initially brought to light (especially building plumbing). The unit manager, Stephanie, ensured this was looked into regardless of holidays, bad weather (we had an actual snow day in Houston this year), and around-the-clock. She followed up and saw the issue through till it was resolved. Maintenance issues are a natural part of living in any apartment or home, but Cortland's timely and professional response to these issues really showcases its character. I'm looking forward to renewing my lease!

Worst Property Management Group. The management team at The Southmore is incompetent, they are never available during real business hours and they started charging the residents random monthly fees once they took over the apartment complex from Greystar! When asked about the random charges, the only explanation I received was because Greystar never charged us for the fees. If thats the case, why are we being charged now? Who was paying the fees prior to Cortland taking over? My lease says something totally different and im definitely going to be moving. Lets not talk about how the concierge has allowed random people up to my apt without notifying me, and even providing a key to my unit to a cleaning lady that they did not verify was my actual cleaning lady!

Hello, Thank you again for sharing your concerns with us. We genuinely apologize for the frustration this situation has caused, and we want to address your concerns as clearly as possible. Regarding the recent charges, please rest assured that we have not added any fees that are not included in your lease. While there may have been a transition period during the takeover, we do not add or change fees arbitrarily. In fact, I emailed you your past and current ledger, your lease, and the signed addendum for your review yesterday. If you have any further questions about these documents or the charges, I would be more than happy to go over them with you. As I tried to explain yesterday, water and sewer charges are billed in arrears. The transition period between management is when you received your first water/sewer bills, which may have caused some confusion. Additionally, you have been charged for the boiler and amenity fees from the start of your lease, as outlined in your signed agreement. I understand how transitions like this can cause some questions. I want to clarify that our management team is available onsite Monday through Friday from 9:00 AM to 6:00 PM. We always make time to speak with our residents and only ask for your patience if we are already assisting another resident, if it's after hours, or during the weekend. We strive to be as accessible as possible and would never intentionally avoid a resident. Regarding the concierge issues, I was unaware of any new incidents since you previously notified us, and we addressed them with their supervisor. I followed up with their team & supervisor yesterday to make sure all procedures are being strictly adhered to and that your security and privacy are maintained at all times. We sincerely hope to resolve any lingering concerns you may have. If you have any other questions, please don’t hesitate to reach out. We were stuck in a sweltering apartment on a Saturday because the AC was broken. The maintenance team worked on it for three hours but couldn’t fix it. They returned on Monday, spent another six hours trying, and disrupted our work in the process. We couldn’t enjoy our space as they kept going in and out of our room without shoe covers, making our dogs go wild. Despite this being the fourth time it’s happened since we moved in, no manager has reached out to us directly.

My dog and I just moved into The Southmore, and we couldn't be happier with how welcoming and helpful the entire staff has been! Every time I walk into the lobby, Maggie's warm smile makes me feel right at home. Ericka kept me in the loop during the move-in process, making all the paperwork seem so easy and clear. Great pet friendly community to live in, we are happy with our choice to move here at Southmore.
Rather disappointed in my experience, from move-in to actually living here. My apartment wasn’t ready on move-in day, my smoke alarm was beeping and I was told I had to wait 3 days for maintenance (went directly to management and it was handled promptly), my apartment was dirty (dirt marks on walls, stain on carpet, dirty and marked-up wood floor, urine stains on and around toilet seat/toilet, dried blood on baseboard around toilet. Also, can hear neighbors stomping/walking above and dragging furniture at various times of day, especially in the evening. You can hear, quite loudly, toilets flushing and the noise of the excrements traveling through the walls, in the bedroom. It’s so bad, I can actually hear my upstairs neighbors water collecting in the toilet for the flush and traveling through the pipes, and can also tell if it’s a “productive” exit by how loud and hard the water etc passes through the pipes. I have been utterly disappointed with this and it has affected my quality of life and health. Insomnia, wearing ear plugs and feeling dreadful as I come home from work because I have to deal with this. I brought it to managements attention several times and although nice, I don’t feel the matter was taken seriously. I expect more from a luxury property and it massively falls short. I would consider other options before choosing to lease here. My initial excitement has turned into sheer and utter regret.

The Southmore is perfectly situated in the Museum District, offering stunning views of the city. The property is beautifully maintained, and the management and staff are exceptional. We appreciate the convenient garage parking that allows us direct access to our units, and the valet service is fantastic. It’s been a good experience so far and Stephanie is absolutely amazing. Like most, I’ve lived in many apartment complexes and Stephanie is by far the best property manager I have come across. She is responsive, extremely helpful and I can tell she enjoys what she does. She really makes me feel welcomed any time I’ve approached her with a question or concern. Valet is also really kind and helpful. I have explored a few of the amenities and they are always clean and comfortable. I expected a little better insulation in such a nice building (can hear neighbors stomping above and my neighbors music through the walls), otherwise I am pleased with my experience thus far. Can’t wait for another unit to open up, though. :)
My move-in experience was very fast and convenient, despite me moving in late at night. My apartment was beautiful and everything was maintained well.
Property is very quiet, well kept ! I love the monthly social events that the property provides . Friendly staff. Valet service is a great option to have along with 24 hour concierge services.
Apartment amenities are great. Only heard good things from the current residents. Very excited to move in next month. I work from home so there is space for that downstairs and upstairs at the amenities floor.
Have lived here for almost 3 years now and keep renewing my lease for a reason. The level of luxury living for the price cannot be beat. Management and staff very friendly and responsive. A lot of them live here so they know the issues and care about fixing them. Have never had issues with repair requests. Love the amenities. Great view of downtown from the pool. Very pet friendly. Great location 10 minute walk to Hermann park, right next to metro which is easy to take downtown, and close to TMC so perfect for healthcare professionals working there.

I have lived here a year and a half! The Southmore is the perfect blend of residents, some older, some younger, all respectful that we share spaces. When a resident requires or even requests something, I have found the manager and concierge staff to be especially responsive! David epitomizes professionalism and makes residents feel heard. He is dedicated to his role & providing assistance to residents! Stephanie, too, is energized to ensure residents are comfortable and safe. I chose the Southmore for the location allowing rail access; I stay because it blends posh and comfortable living! Love it here!

Couldn't move out fast enough. Only stayed at the southmore for 1 year (2022-2023) and in that year our water was turned off MANY times for plumbing work. constant low water pressure. pipes completely bursting and water made its way to units and the parking garage. Upon move in, our apartment was dirty and not cleaned. floor scratched and scuffed. I found a HUGE hair ball from the previous renter still stuck in the drain. shower full of hardwater and leftover residue. the freight elevator was broken for months. New residents were forced to move in using the primary elevators which was just a mess. In November 2022, My truck and at least 1 other truck we're stolen from the parking garage because the garage door was broken and left open. other vehicles were broken into as well that same day. They got a security guard to keep eye AFTER the vehicles were stolen and broken into. Now that we have moved out, they are charging me $1000 to buff the scratched floor that I reported and marked on our checklist when we moved in. I have been leaving message after message, voicemail after voicemail with greystart to get this issue resolved and they flat out do not answer or call back. I received a final notice about my remaining "balance" and immediately called and same thing, no answer/ no reply. I am completely thankful we are out of there and would never recommend this place to anyone and hope this review will help others see the reality of living at this location.

Not sure if you'd "love to spread it" ;-) but anyway here we go: Nice place, in a nice locations, and with a great team, but opportunities for improvement exist in terms of making the new tenants feel like in a brand new place (expected for this level of premium building). Also seems there's water system and bugs issues, besides the frequent horn sound of the tram that passes besides the building all the time (just need to learn how not to notice it ;-))

The Southmore is such a beautiful place to love. Smells great, cleaned daily it seems likethe apartments were meticulously designed it appears. There is a purpose behind every detail. It was so easy getting moved in. The modern design works with any taste. Staff is so kind and helpful. The answer has always been yes or well work on that which is nice. I have been so impressed with this place and hope to be here for the next 3 years while Im in pharmacy school.

The Southmore is home and felt as such since I first was welcomed at my initial property tour. Its exquisite, safe, and at the heart of Houstons Museum District and Herman Park area. We've only just moved in but are extremely excited to be residents of The Southmore. The location is phenomenal (a few blocks north of Hermann Park and surrounded by tons of museums) and the staff, amenities, and views are all noteworthy. While we have only met a few neighbors, there seems to be a real sense of community in the building as well. The biggest difference from every other rental though is probably the super/maintenance team; fast, efficient, friendly, and helpful. That is something I have never experienced in my previous four apartments, albeit in New York, but a testament that nearly every facet of this place is above and beyond.

We really enjoy our home at The Southmore. The building, community and staff are top notch. The location is perfect and very walkable. We can walk easily to 11 restaurants. HUGE issue: permanent water malfunction that happens way too frequently. The entire building will have no running water for about more than half a day during critical morning and evening times. They are unable to give you a dependable ETA of when water will return because it is out of their control. I spoke with the plumber and he said there isnt a foreseeable solution to this problem.
