Cortland Midtown East is a great place to live. The location is perfect, with easy access to restaurants and shopping. I most recently moved into Cortland in December and while the apartments are nice the resident experience is TERRIBLE!!! The hallways are disgusting they’re never cleaned and when speaking to the office they said the hallways are only cleaned once a year!!!! The trash filled and stained hallways are just one instance of how they don’t care about the resident experience. The grounds outside are also dirty. To add to the horrible hallways and grounds the package locker was broken for several months and tons of my packages were stolen. The mail room is not fob accessible ANYONE from the street can just walk in and take your packages. This area definitely should have some type of security/ fob system but it doesn’t . Yet another way Cortland fails at resident experience. The last straw for me and what caused me to write this review was over the weekend when my bathroom toilet was continuously leaking in my apartment and wouldn’t stop I reached out to the emergency maintenance line. I then waited several hours and had to mop every 5-10 mins to prevent my entire apartment from flooding and no one ever came. I called the emergency maintenance line around 11:30 pm on a Friday someone didn’t call me back until 6 am the next morning after I called the maintenance line again very angry at around 5am. I then submitted a request ticket for a call back from management to discuss my terrible customer experience , they resolved my ticket in the office without a call. No apology, no sympathy or care for residents. Maybe think twice before moving here, I wish I did.

Cortland Midtown Estate is a nice community. I love the amenities, including the dog park that I use often, the movie theatre, gym and free coffee. The management staff is wonderful, Paige, Samantha and Jenna are amazing!

It is close to everything and yet tucked away and very walkable and pet friendly. The pool areas are gorgeous. I highly recommend to people wanting a midtown residence.

Living at Cortland Midtown East has been a positive experience! It is in a convenient location - close to downtown, Capital Blvd, North Hills and 440. Although it is close to everywhere I want to go, I also feel like I am out of the hustle & bustle due to the landscaping here as well as in neighboring complexes. The staff is exceptional…know me by name and are always available to residents!

Very nice apartments with nice amenities and a friendly staff. Location is good and easily accessible to downtown or North Hills Raleigh. It's not a bad place to live however, there are a few things that need to upgraded and changed in the near future.

Do not move here if you value personal belongings and safety. Homeless individuals have been found sleeping in the amenity rooms, cars are broken into and vandalized almost weekly. SEVERAL vehicles have either been stolen or have been tampered with in a manner that shows intent to steal. Management does NOT take concerns of safety seriously at all.

We take the comfort of our residents seriously and have measures such as our courtesy officer who is available 24/7 and is a Raleigh police officer. He is available by following the prompts when calling for maintenance. We also have had a 3rd party security company patrolling our grounds during the nighttime hours. Unfortunately, crime has no zip code and can still make its way into any community despite best efforts to prevent it. Again, we are disappointed to hear if you personally experienced any of the incidences you mentioned in your review, and we would love to speak with you further. Moving can be stressful but here Jenna made everything nice and smooth, it was fast and easy! On top of that the amenities and the area are great! I’m loving my new apartment.

Entering year two with Cortland Midtown East and I cannot recommend it enough. I love the variety of the amenities, how responsive the maintenance team is, and the wonderful feel of this community. As a young woman, I feel safe walking around not only my building but the surrounding neighborhood. Additionally, the location is PERFECT. Within a 10 minute drive you have access to a multitude of grocery stores, restaurants, bars, and more. So convenient! Additionally, you are walking distance to a walking trail, a bar, a gas station, and more right up the street. Overall, I am very happy with my continued choice of Cortland.

If you want to live where staff is attentive to your needs and actually cares, then Cortland Midtown East is definitely the place. They put on a lot of events and seem to genuinely care about the needs of their occupants. There’s also 2 gyms so that’s definitely getting your money’s worth amenities wise.

Overall love cortland, pool is one of kind and gym is perfect. Rent is going up quickly but that seems to be the name of the game in NC.

We lived in Cortland for 2 years and had the best experience! Management and maintenance were always so nice and helpful. All of the facilities are consistently clean / taken care of. It’s a quiet neighborhood and I always felt safe when I had to take my dog out at night. I’d easily recommend Cortland Midtown East for anyone moving to Raleigh!

I love it here at Cortland Midtown East! The staff is always friendly and helpful, service requests are almost immediately addressed, the community is welcoming. You can tell people love living here. I have signed at 3 different units here and have loved every one. You can't beat the location, and with the rising cost of living in the area, I feel that Cortland Midtown East is doing everything they can to provide as many perks, benefits, events, and nice touches to combat pricing. The landscaping updates are tasteful and create a great setting, and the brand new dog parks are a great way to make friends.

Cortland Midtown East is the perfect little community in Raleigh. The gym and pool are amazing and the area is always kept clean. The apartment staff are easy to get ahold of and follow through with helping you out. Would definitely recommend this complex to anyone looking to move to the Raleigh area.
This management company goes the extra mile. I love living here.

Management team does an excellent job in maintain community,Service request are promptly handle and I consider that a plus. I was having a movie night in the theater and the management worked with men to ensure the system was working property. Yes This a great place to call home.
Management does not take care of property. Dog waste and bugs absolutely everywhere you look.
The place is just lovely. Full of nature, quiet, spacious, amenities are pretty and have a wide variety of things to offer. Staff is super nice and helpful, they are quick with their responses.
I simply love it here, from the welcoming staff ( gotta love Paige, she’s everything) as well as the friendly maintenance crews and timely service request fulfillment. The units are tastefully designed, with super fun floor plans and really nice stainless appliances and excellent lighting throughout. I use the gym almost everyday and actually canceled my former memberships. I mean it kinda doesn’t get any better than walking to the gym, crushing it and literally walking a few feet away to the outdoor showers before diving into the pool (seriously though, don’t actually dive) I feel spoiled living here. I cannot overstate the convenience of living here. They even use a unique mail service app (Parcel Pending) that conveniently texts to inform you about the hoard of online purchases and impulse buys made during your second bottle of wine have been delivered to the mailroom which also serves as a gentle reminder as to why your bank accounts feeling slightly parched this week. Win-win. The Atria pool is incredible, and meticulously serviced. The pictures don’t even do it justice. It’s truly the heart of Cortland. Which brings me to my final point: the residents. I haven't met a single resident that I didn’t get along with here, and I’ve actually built some solid connections during my stay as well. Some of which I’m sure will be life long. Summer Saturdays are a blast! There’s almost a tribe kind of vibe at the Atria Pool and everyone has been accommodating in terms of sharing space regarding amenities ( including the grills and poolside fireplace ) Also for the price of a Truly, you’ll never be outside arms reach of a new found friend during the summer months. Very clean, family and pet friendly environment that’s centrally located to well… everything. Excellent space for hosting friends or family. Thoughtful amenities-game room, offices and even a MOVIE THEATRE. If you get a chance, also take a quick walk down to PourWorks , it’s sort of the unofficial neighborhood wine bar parked right next to Manor Nail Spa, grab your favorite bottle and a peddi and come back home to enjoy a little time by the poolside fireplace. It’s the perfect lowkey evening. p.s also a great simple date tip: (thank me later) I highly recommend the lifestyle here. I wouldn’t choose to leave until I buy which judging by the current market - might be awhile. In the mean time however, I’m certainly not complaining. Life is good here at Cortland.
I would recommend living at Courtland for Jerrys customer service alone. Courtland is a great community that has a little bit of everything. I would definitely recommend to up and coming professionals in Raleigh.
The staff are all incredibly friendly; all love dogs. They respond to issues quickly and efficiently. Glad to be a resident here.
Leasing agents were very informative when I was looking for a new place and then they were incredibly quick and responsive for any of my needs along the way. The experience is the same once you’re a tenant. Great place to live
New to the apartments, about two weeks since move-in. Thus far it’s been great, friendly staff, no noise issues, beautiful pool, close to downtown. Wouldn't change my decision thus far.
Moving to Raleigh for a job was stressful but knowing that I chose the best community to live made it so much easier. I love Cortland because they are clear with expectations, they care about the tenants, and I feel they try there best to create A sense of community even during covid. I feel appreciated and safe living here.
I enjoy staying at Cortland Midtown East. I feel safe, I appreciate the staff and how they treat me as a resident, and the community has been positive so far.
I have moved quite a few times in my 3 years in Raleigh due to bad experiences at place. The Cortland Midtown East apartments really changed my opinion of apartments and has really helped me enjoy my time at home. I have been able to enjoy a peaceful environment while in my apartment, take advantage of the close by gyms, and socialize with the friendly neighbors at the pools and grills.

My experience has mostly been great here. The staff is attentive and remedies issues. Ive been here for over 3 years. When I moved in it was owned by another company and called the Avenues. In the last 1.5 years or so Ive noticed many roaches in my apartment. Seems the pest control has changed because I never saw any in the previous time and no day to day cleanliness difference. Ive also had several issues with neighbors above flooding into my unit which is beyond managements control but still annoying. The main gripe is the AC unit. It has t worked properly consistently for over a year. Its been worked on several times and doesnt seem to work properly for more than a few weeks or in some cases days at a time.

Poor communication, over-priced, a ghost staff, poor package receiving, dangerous stairways, the elevator is always broken, loud neighbors, the smell of marijuana constantly.
My favorite apartment community I have been part of since moving to the Raleigh area 5 years ago!
I made a big move this winter, and the Cortland community has made the transition as easy as could be! The complex is beyond this world and the residents are so welcoming. The cortland employees do such a wonderful job at making this place feel like home! Paige especially. She is absolutely AMAZING! I cannot wait for all that is to come in this new place I get to call home :)
Cortland Midtown East is a wonderful place to live. The amenities are great and the management team is wonderful. Our move-in experience was pleasant. If you are looking for a new community to live in, we encourage you check out Cortland Midtown East.
Glorified college apartment living is all this community seems to be good for. If youre a working professional and actually need sleep, steer clear from this community.
Except for failure to answer the phone at the office and occasional problems with dog waste management, this is still a nice place to live.
