As the DFW’s go-to town for restaurants and entertainment, Addison has a variety of attractions and amenities that make it a popular suburb. Addison Circle Park, the park as well as the neighborhood surrounding the park, is definitely one of them. The downtown park itself is a gathering place for the community, hosting a variety of events like the Addison Oktoberfest and Taste Addison. In addition to being the ideal place for events, Addison Circle Park offers walking trails, a water garden, and interactive fountains.
The actual Addison Circle – a traffic circle near the park – features a spectacular outdoor art display called Blueprints at Addison Circle. This huge, steel sculpture consists of 25 poles and five art panels and is about 133 feet in diameter. Its name is derived from the art displayed on the panels, which came from the town’s actual blueprints.

Property Ratings at Cortland Addison Circle
It’s sad, this was a very nice complex when we lived here before. The security worked, the garage gate worked, the bathrooms did not have black mold, and the pool areas really looked like the Website. I can’t afford to move, I wish they would clean and fix things.
Some residents simply don't follow the community rules, throwing garbage in the mailbox, leaving it at the door at any time, using the swimming pool late at night, or leaving garbage on the floor of the trash chute. Some people don't even use standard garbage bags, and the leasing office doesn't care at all. In addition, some residents use the parking lot as their own free parking lot. Several cars are parked in the parking spaces and never moved. It is hard to believe that the leasing office never knew about this.

After touring I am really looking forward to living here. The community is not only beautiful, but also really well taken care of, you can tell the staff takes pride in keeping everything clean and inviting. The location is a huge bonus, too. It’s right in the heart of Addison, there are so many great restaurants, shops, and fun spots to hang out nearby. It’s the perfect mix of convenience and comfort, and I cannot wait to call it home.

We appreciate you bringing this to our attention and for being part of our community. -Your Cortland Addison Circle team
This complex has gone downhill. After over a year certain things come to mind. First communication with the leasing office is unreliable. They are only open 3 days a week; it's very difficult to communicate. This is not how a business should be run. Especially where people call this their home. This needs to be improved drastically before I can even begin to recommend this location. The units are also very loud. You can hear people using the restroom through the ceiling. The sound carries. Also the family above us—we hear everything from screaming children. To stomping and running across the entire apartment for hours and slamming the toilet seat lids constantly. In our unit the countertops and other appliances will shake from how hard they jump. We have brought these noise complaints to the management and the noise continues. I could go on and on about the noise. Now it can't be all bad; you're right, maintenance requests are usually done quickly. As for the complex's exterior hallways, stairwells, the doors for the complex, and the security gates. The hallways often smell bad. The stairwells will have trash for many months at times, or even vomit, or spilled food. Sometimes delivery food will just remain in the hallways for a week, or longer. I sometimes find myself picking these things up and throwing them away. The doors for many of the hallways and stairwells are broken. They either don't shut completely, or they are just detached from the latches. A stairwell in building one has had a sound emanating from one of the appliances that has been going on for over a year; it's a very loud clicking noise. For the gates leading into the complex, some of them don't even work and haven't been working since we moved in over a year ago. They just remain unlocked at all times. The garage gates are usually broken constantly, or left open throughout the day. If they are broken, they usually remain open for multiple days. The units are outdated and are overpriced for what they are offering. You know what has changed? Rent increases. For less professional business practices and complete mismanagement of service. I bet there will be a generic response from someone from Cortland. With assurances that we can help you with your issues and lack of communication. Just take a look at the recent past reviews, and you can see nothing has changed for the better. It's time for Cortland to look at how this is being handled and address the residents concerns.

Hi Morgan, Thank you for taking the time to share such detailed feedback about your experience. I’m truly sorry to hear that you’ve been frustrated with aspects of your home and the community. We always want our residents to feel comfortable, heard, and proud to live here, and it’s clear from your comments that we have work to do to earn that trust. I understand your concerns regarding communication, noise, cleanliness, and maintenance of community spaces, as well as your comments on amenities and parking changes. While I’m glad to hear you’ve had positive experiences with our service team, I regret that other areas have not met your expectations. Your feedback has been noted for review with our management team so we can prioritize improvements—particularly around responsiveness, noise follow-ups, cleanliness of shared spaces, and functionality of gates and amenities. While I know your trust in us may be shaken, I hope we can work toward solutions that make your remaining time here more enjoyable. Thank you again for sharing your perspective—it’s important for us to hear from our residents so we can address issues directly. -Your Cortland Addison Circle team
Cortland at Addison Circle has made some changes in the office and the maintenance team is over worked by having 2 properties to take care of. They take care of the inside of the apartments but the commons areas are the pits. Office staff, although professional and courteous are only on-sit 3 days and are too busy to deal with us. Twice, I left the office because there was a line and 30 minute waits or more are too much.
Property Manager at Cortland Addison Circle, Responded To This Review
Thank you for sharing your feedback. I’m sorry to hear about your recent experiences with wait times and the condition of some common areas. I understand how frustrating it can be when you’re trying to reach us in person and encounter delays, and I appreciate you acknowledging the professionalism of our team despite those challenges. To help reduce wait times and make connecting with us easier, we’ve introduced a Resident Appointment feature in the Cortland Connect app. This allows you to schedule a time that works best for you, so you can avoid lines and receive prompt assistance. If you’d like, I can walk you through how to set up an appointment. I’ve also shared your comments about the common areas with our service leadership so we can review and prioritize improvements. Your input is important in helping us make the community better for everyone. -Tiana | Community Relations Manager
This complex has everything I was looking for! Spacious units, great amenities, and welcoming community. Maintenance is fast and efficient too.
this place is great place to live and of course they have great support when you have issues

Thank you for your kind words! We’re thrilled to hear that you enjoy living at Cortland Addison Circle and that our team has been helpful when issues arise. Your feedback means a lot to us and motivates our team to continue providing great service. We appreciate you being a part of our community!
Great location, beautiful amenities, and a true feeling of home. Highly recommend!
I relocated here to Texas from Las Vegas on April 5 and I love the area. I feel safe and nearby restaurants are a bonus and the park is close enough for daily walks.
Once upon a time this property was a wonderful place. However, corporate is not investing into this property enough over the last few years. The outside looks great, but the common areas are dirty, dark, and the elevators break down often.
I thoroughly enjoy the complex. Very fun to live at and convenience is overall very nice. Only complaints would be that some of the security doors don’t work sometimes and that can be a little off putting. Besides that, many great things are also walking distance like the dog park and restaurants, and the community is very friendly. They put on lots of events and have food trucks every week.
I appreciate the maintenance crew, they have taken a few problems off my list. Always polite and accommodating.
The office staff and maintenance team has made my living experience here wonderful! Any questions, concerns, and constructive feedback on anything regarding my home, the community, or my experience as a resident are heard and communicated effectively with me.
I absolutely love this property. The maintenance staff is second to none! If we ever have an issue, submit a ticket and the issue is solved within the day. They are kind and caring across all departments. Love how clean the hallways and main areas are as well.

This is beautiful place to live and the team here such great paul he is really great tech always helps the community. Hannah and tony thanks for everything and all helps thanks for all of yall
Great staff. Very responsive maintenance crew. One of my favorite property management companies by far. I always suggest Cortland properties when it comes up in conversation.
The leasing team really went out of their way to help me tour virtually and sort some logistics that arrived ahead of me. Upon arrival I was extremely satisfied with the condition of the apartment and the community overall. Community engagement and events are a nice bonus that they've gone out of their way to set-up
I really feel at home here. The office staff and maintenance crew go out of their way to be friendly, kind and helpful. I always get a speedy reply to any questions or concerns I might have. They take the time to create fun events for residents which I had not anticipated when moving here. It is a nice community created by people who will do their best for you.
One of the best complexes I have lived in. Clean, great team, and a lovely family feel.
Leasing and maintenance staff is exceptional compared to every other apartment complex I have stayed with.
Paul from the maintenance team is outstanding. Friendly, courteous, knowledgeable and professional. Not only did he fix my AC cooling problem on a late Saturday night, he brought me a plate of some real good fresh BBQ. Where else would this happen ? Great job as always, Paul ! Thank you.
Cortland in addison is a great neighborhood to live in. Walking is great as there are a lot of trees - very pretty. I have received great service on any of my requests. Would definitely recommend.
Wonderful property. Excellent customer service. Quiet area and my apartment is perfect
Nice surroundings, nice location, inside the apt, they really take care of you. The commons areas are woefully forgotten and look shoddy.
Cortland of addison is a great community to live in - beautiful neighborhood for walking and pretty quiet!
Cortland is a wonderful community. Like anything else, it has its up and downs, but overall I love this apartment complex.
Out of all the apartments in Addison circle this is the one to go to. They respond quickly, maintenance is astonishing, parking is always there for you. The customer service is the real reason it is put on top.

The living experience at Cortland Addison Circle is nice, and management is making an effort in making our community cleaner, more attractive, and safer.
You may have heard that some of the staff are high performers but that the downside is that you could get more for comparable prices in other places (not in Addison Circle, though, places here are completely underwhelming). They still have a bunch of apartments unfinished because of a fire that happened a long while ago. It’s unsightly. These guys want to charge you the same price as newly built complexes. You might have read other reviews saying this but there are stiff rent increases when it comes time to renew.
Highly recommend Cortland Addison Circle. Maintenance is super fast and friendly and the complex itself is gorgeous, well-maintained, and in a great area.
Cortland Addison Circle is the best apartment community I have ever lived with! From the move-in process to the daily experience, everything about Addison Circle feels like a wonderful home!
They like to market as an upscale, boutique community with personal service and state of the art amenities. The community buildings are dated (appliances, still using actual keys, etc) They have had a couple of large fires in 2-3 communities where alarms did not go off, only then did they check my building for fire alarms. They then had to close the gym due to fire damage and that was 8 months ago--still no gym, but they are leasing in the building again. Definitely not thinking of their residents. They also decided that was a good time to raise the rent--this is not really a boutique community, but the location is great and lots of green space--I have had all appliances replaced, but not with new, with refurbished same models, so no real upgrades going on here. Office staff is friendly but only can do so much. Maintenance staff is friendly and nice and for the most part responsive. No night staff, so late night issues are not handled and security can be compromised. I have had to call the police a couple of times due to late night fights in my building, etc. I guess for apartment living, it is considered normal.
Run, dont walk, away from this place. Run! Do not live here. You will be given a dirty, old, apt. You will have to deal with loud noise and bass music at all hours of the night. Everything is old, outdated, and dirty. You will have to deal with one headache after the next and excuse after excuse. Its not worth it! You will regret it! Run far away and do not look back!
My experience here at Cortland Addison Circle has been excellent!
Love this community and I love the team even more! The office and service team have it figured out! I have lived here for a long time and this is by far my favorite team! They keep the community looking good and running like a well oiled machine. I personally will not live at any other community. Cortland Addison Circle is next level living!
Do not rent at Cortland Addison Circle. RUN, don't walk away. Run quickly! They will give you keys to a DIRTY, filthy, apt unit. Then, they will give you every excuse in the book on why they fell short. They will not take ownership. They will do the bare minimum and leave messes along the way. They will censor posts that you are trying to post to the community board and will not post certain questions. They will enter your unit when you've told them NOT to and then they will lie about it. Then when you request things to be updated/replaced because they are dirty/worn out/etc they will give you every excuse in the book on why they won't do that for you. Worst apartment experience ever!
I moved to Cortland Addison aptmt from a 4bedroom home of 18 yrs and have not regretted a single thing here. Very comfortable, safe and beautiful neighborhood.
I love living here and do not expect to move anytime soon.
I have been with this community for 5 months now and love living here. The staff is so nice and always gets back to me so quickly with any issue I have. The community is kept so clean and feels very safe. The walkability to restaurants and parks is wonderful. I hope to live in this complex for a least a few years.

Hi neighbor! We're so happy to hear that you've enjoyed the past 5 months at Cortland Addison Circle and hope to continue to provide that excellent level of service to you. Please let us know if you ever need anything at all! -Your Cortland Addison Circle Team
We've been living here for two years and will stay with Cortland for the upcoming years. The entire community is very clean, pretty and no pests. Our neighbors are friendly. We love the big pool, the hot tub and the modern community room. The location is great. It's within walking distance to restaurants and parks. The front office and the service team take extremely well care of this community. Especially Whitney, Danteil from the front office, and Daniel from the service team are very resourceful, respectful and always deliver excellent customer services. They make our living experience here awesome!
Excellent customer service! (1) Whitney in the office always went above and beyond to make sure the move-in experience would be as smooth as possible, in spite of us being overseas (sending maps, pictures, etc.); (2) When we explained that we needed to end the lease early because of family health reasons, Whitney explained this to the management team, who understood the reasons and provided unparalleled flexibility we had not seen before at any other property; (3) The maintenance staff are very courteous, hard-working, and well-trained. We would not hesitate living at another Courtland property in the future!

Cortland Addison Circle is such a great place to live. From the community team members to the other residents, it's a quiet but fun place to live! Super close to Addison Circle, and great amenities.
Great Community Staff and Residents. However, the building is very old and outdated. They say that the rent is based off of market rates, but the market consists of new buildings with better apartments. The rent charged is too expensive for this old building. On a positive note, I love the community and Addison area.
We love this community! I have really enjoyed my time here. The community is amazing, beautiful and very engaging. The staff truly cares about the experience of residents.
Fantastic property and staff is always on top of things. This is a great place to call home and I am so glad we chose to move here!
Pleasant and safe place to live. Office personnel and neighbors are nice.
