DO NOT RENT HERE!!!! We were told it was an 8 month lease and it was not. Even though we signed the contract stating it was an 8 month lease they changed it to 13 months without us even knowing about it. Now we are stuck having to pay for 13 months instead of 8 months like agreed upon. We chose the 8 month option, because we were having a house built. Now we are stuck with a mortgage payment and a house payment. Also, the apartment itself is not very nice for the price and the amenities are terrible. I also spoke with many other neighboring tenants that had a roach problem.
I would recommend my apartments because its:1)clean2)nice looking3)all light allover the building 4)no problems with trash 5)parking is very easy, free anywhere
This is a very nice apartment complex and the leasing agent is very nice.
I have lived here for three years now. I was disappointed that they increased my rent $145 more a month. I have never experienced such a high increase. I still need my microwave replaced and the garbage disposal.
I would most definitely recommend this apartment community! I have lived here many years and management have always been very helpful .. want this community to feel like family and encourage open communication.
It's small and quaint. It appeared to be quiet as well.

I do not like the Valet Trash which I expressed in the beginning. I am proven correct about them as they are not collecting trash several nights in a row for me.
Very knowledgeable, attentive and friendly maintenance staff.
I have had 5 maitenance request since i started living here and all issue were resolved within 24hours.
Maintenance is generally very quick (same or next day).
The maintenance department at this complex is on point!!! Very efficient.. very quick and courteous.
Friendly & professional staff. Building 13 is quiet & I have great neighbors. Complex is pretty quiet overall too. Love my floor plan.

The area is a wonderful place to live in everything is really close. Also it's pretty quiet here which is good.
Every question/concern was addressed quickly and the community is beautifully maintained.
The price is reasonable and service requests are responded to quickly. The office isn't the most friendly and often forgets repeated requests.
I would highly recommend CPH. It has been a quiet, family/pet-friendly, diverse, safe complex over the years. Systems (HVAC, appliances, windows, roof) and finishes are starting to get worn.
Love these apartments. Once quite place to live...no problems with parking .Only thingth rent go up higher::(((
I would not recommend for multiple reasons. For the amount of the rent, the property is not maintained nor are the appliances & fixtures in the apartment. My washer knobs are literally held on by zip ties right now because when they came to "fix" them they didn't have the parts but were ordering them & would come back & replace them. That was more than 2 months ago. The sink fixtures haven't been replaced likely since the place was built & they're embarrassingly gross (no matter how much you attempt to clean them). There is thick mold growing around the window on my patio. The dumpsters are always surrounded by garbage because it seems people are just too lazy to put the garbage actually IN the dumpster. Not to mention the new valet trash service that's not optional at $30/month. And saying the cable is "included" in your rent is false advertising. It's an additional $45/month tacked on to your rent that you HAVE to pay whether you want to use Xfinity as your cable provider or not. There should really be a courtesy officer there because there is always some drama/fighting or people playing loud music at all hours of the night near my building. My lease is up in August and we will definitely NOT be renewing. Only plus, they are zoned to great schools.

I love my apartment, it's beautiful and spacious. Also the community is quite.
It is a small and quiet community. I have enjoyed living here and have had no issues occur.
The community is very clean, with ample parking and attentive staff.
I’ve lived in 4 different units. I even moved away for a year & came back because it’s quiet & I like the location. Never had any issues.
I'm very unsure about recommending these units right now, but the major issue seems to be staffing. This complex has always been more of a family complex and the current staff treat it more like a singles complex where people move in and out. I've been here 10 years and for the 1st time I am seriously considering moving when my lease is up if things don't improve

Based ONLY on maintenance staff, I would recommend this place. Otherwise...no way in he'll would I recommend it! No control over noise levels, children uncontrolled screaming bloody murder all hours of the day/night, graffiti being written on walls now. Just disgraceful!

It needs more maintenance like i requested cleaning the stairs and havent seen anyone doing it, pool needs cleaning too plus the pool restrooms are so dirty and smells and no toilet papers amd every time i go to the pool to use the grill most of the time theres no propane. The complex is nice and quite but needs more maintenance to grab more residents.

Back gate is unable to be opened with remote for weeks. This is happening to a lot of residence. Communication to residence about events and gate issues are lacking.

All enter resident events are sent out via email blast and posted throughout the community, an email update may be needed to make sure you're getting all notifications.
I moved into Carrington park at Huffmeister in July 2016 and stayed here for approximately 3 years. I moved out in April 2019 after much dissatisfaction. I will definitely NOT recommend this place to anyone due to the following reasons: 1) Rent is high compared to many other apartments in Cypress 2) There is no valet trash 3) Parking spots closer to the stairs are limited and always filled and it is very frustrating especially after grocery shopping. 4) The security gates didnt work several times and was kept open even in the nights. This is not acceptable to consider it safe in a gated community. 5) More importantly, the management was rude as similarly reported by other reviewers. I once expressed my opinion in the apartment survey and one of the manager sent me back an Email. Here is the copy/paste of excerpt from the Email ... "I am very sorry you are ashamed to live here.You do have a choice though and you stay so I am guessing it is not that bad." I was staying here not by choice but due to personal reasons and the trouble involved in any typical move. I finally got fed up and moved out to another apartment community a few miles away that is much better in terms of rent, facilities, location and a friendly management even after the Move-in ! Please do a good research in your apartment search before committing to a lease, working hard on the move and spending thousands of $$ of your hard earned money.

My vanity is extremely low which makes my back hurt. The blinds in my apartment still have one that is old and disgusting. My washer is so old they have a hard time getting parts for it. My dryer does not work on certain settings. It takes over an hour to dry cottons, which I'm paying for the electricity for their unwillingness to buy anything new.

Would recommend, but it would be nice if some allowances or discount were available for long time continuing residents instead of continuing rate increases.
I would recommend based on the service from the leasing staff. Big spacious apartments and they kept grounds clean all the time. They had fun events for children and family, only downside is the 3rd floor. That's the only reason I wouldn't recommend and some neighbor issues, but you can get that in any apartment complex, simply because your living in such a close proximity and practically right underneath or above someone.
I loved my apartment. If I had a better job site location, I would've stayed. Darrington Park at Huffmeister was the best apartment complex, I've ever lived in. Great community, great location, spacious rooms. My overall experience was awesome.
I moved in 4 months ago and so far my experience at CPH has been wonderful! Clean units, the grounds are kept up nicely, and a nice quiet, safe community. Vinsetta has been especially helpful in answering my questions and adapt to apartment living. I would highly recommend Carrington Park @ Huffmeister!

They are close to Hamilton Elementary & Middle School. The best part is the bus picks up & drops off right in front of the complex. The property feels very safe too. The staff, lead by Amanda, do such a great job. Two Thumbs Up!
