Property Ratings at Brookson Flats
0/10!! Since we've lived here, we've encountered problem after problem. Neighbors can be heard from below us, even though we're on the 3rd floor. Bird nests everywhere, which leaves HUGE piles of poop everywhere. When you complain maintenance and the office claim they can't do anything about it (even clean it). Hallways are disgusting and full of webs, dirt, bird poop, trash... needs to be pressure washed badly. The trash valet is unreliable, and the parking lots leave nowhere to really park after work or on the weekends. Multiple cars have been broken into or stolen and the leasing office won't even install cameras (although they've had multiple events in a similar nature). Mailbox where packages are placed in barely work and at one point, the key got stuck and I had to wait for the postman to assist. Washing machines that comes with the unit are very cheap and rarely spin the water out (even with super small loads), so you have to wring them out yourselves. Pool is always getting closed during the summer months and gym is rarely cleaned and kept up. Not one time have I called maintenance, and they've actually helped/fixed the problem.. I've had to find a solution after they've left multiple times. I have a longer list of complaints, but I'll save that for another time.

0/10 would not recommend living here! The community is unkept. The prices keep increasing, considering the pool is closed 50% of the summers because they can’t seem to get it under code. So paying for amenities that we can’t use. They don’t care how loud your neighbors are above you or even outside your buildings, “they can’t do anything about it” Not enough parking for anyone, cars constantly being towed in the middle of the night also keeping my family & I up. This is hands down one of the worst apartments I have ever lived in. The hallways are disgusting and smell like trash. There is trash all over the grounds when maintenance has been in the building for weeks in a row & has literally left it there. I was taught to not pass it up but pick it up… guess they don’t get paid enough to do so. Looking forward to moving into our brand new apartment in a better neighborhood for the exact same price. If you can, avoid this community at all costs! Many other tenants in our building are also not renewing their lease for the same reasons! Still waiting on a response back about my trash pick up but wont hold my breath considering they don’t resolve any issues within their community. So guess I’m paying for a pool that’s out of commission and trash service that doesn’t actually service. Don’t waste your money here!
Honestly this is the first place I’ve lived in that has been this bad for the amount of rent that we pay. Neighbors are loud and inconsiderate. Trash all over the community. Piles of furniture constantly by the dumpster. Hallways are dirty and need to be pressure washed horribly. Dog owners don’t pick up after themselves. Not enough parking for residents, so cars get towed every night despite the fact that we pay rent.
Since Cushman & Wakefield took over the property late of 2021, they have increase the rents. They showed no respect in keeping the prior owners lease agreements of not raising the rents over 5%. I have been living there for 5 years in a one bedroom apt. They rose my rent over 22 percent. They also do not take care of the property like the previous owners did. Not as clean and manicured as the previous owners Good luck with trying to talk to anyone at the main office . I went there and The office Management points the finger at upper management and the regional manager. The regional manager points the finger at their computer system for raising the rent. He mentioned the computer system they use and how it compares Comparisons around the area. Yeah ok.. No respect for me and my never later rental history with them. The truth is.. Rents only went up because of Cushman & Wakefield greed.. The staff at the office isn't to blame in all honesty. But a letter making us aware of the very hight rents would've been nice. No one at Cushman & Wakefield cares that many people are moving out. They are banking on new tenants coming in and paying the high rents.

I am sorry you are not happy with our rates. If you have questions, please reach out to me. Sincerely, Community Manager BrooksonFlatsMGR@cushwake.com
I've lived here for nearly 4 months and I wouldn't recommend this location. While it has some nice facilities like a sizeable pool and gym, food truck events, and polite staff, the property is poorly managed and the rent is too high for the lack of quality. Since I've moved in, I have rowdy neighbors who I've reported 5 times and the apartment complex hasn't done anything. I suspect the residents are running a daycare as there are several kids in the apartment from about 9 -5 every day running and playing basketball inside (yes, inside!). Management is too timid to address the issue properly. I don't believe they've ever notified the residents because the noise hasn't leveled off at all. My apartment had a flood incidence because of clogged pipes and the half the outlets don't work properly. The valet trash doesn't consistently pick up the trash either and we pay for that service every month! Fellow residents keep dumping trash in my patio area (food, bottles, toys, etc.). And despite there being poop bags all around the property, most neighbors aren't picking up after thier dogs. The neighborhood is OK. But the nearby Walmart is questionable. I'm grateful my apartment is spacious and I have a roof over my head. But for my "mortgage" level rent, I plan on moving into a home soon. This 1-bedroom apartment should only be $700 a month NOT $1,400.

The complex is nice, very modern. The front office staff is always pleasant but they aren’t very helpful. In their defense I imagine they are just collecting rent and taking complaints. They don’t seem to have much authority to change things. There have been two ROBBERIES one involved a gun. In the parking lot and outside of an e-mail nothing has changed. They need to put cameras up but haven’t. These robberies were 5 days a part and shortly after another shooting. Yes another. Please be wise and avoid this place for the time being.

Bad cleanness inside the apartments building. Last summer I found a mouse at the ground floor. It was so disgusting! Hard to find any place to park after 7 pm. Also, don't leave any package inside your car. You might have a broken window and your stuff stolen. Finally, the day after of last Christmas I found my building surrounded by Police cars. A shooting happened around 10 am and there was a dead body in front my building entrance and another one injured at the parking lot. This scared me a lot. I given up!

I was approved for an apartments in Brookson Resident Flats. I changed my mind due to the inability of the office staff being able to explain an increase in fees prior to my moving in. I spoke with Elizabeth and made her aware that I would not be moving into the complex. I was told to provide a written notice stating that I would not be moving in so that she would be able to refund me back $250.00. Since speaking with her I was given the wrong e-mail address to submit my letter too and I have since made several calls that has yet to be answered in an attempt to get my $250.00 back. The apartments were very nice and the staff was very friendly in the beginning. Please, make sure that what they tell you that you get it in writing for they will deny telling you anything and they will try their best to avoid you and prevent giving you any money back. They do not answer their phones.

I have absolutely loved living at Brookson! The staff is friendly and the property is beautiful.
We moved in about a month ago and have no complaints so far. The amenities are AMAZING and the office staff is wonderful. We can't wait to spend our summer days out by the pool. I would recommend Brookson to anyone. We love it (:

Given a second chance, I would not move into Brookson, at least not until construction is complete. From the website, it's obvious that Brookson is under construction, but my experience here has been unacceptable: - There were no resident garbage disposal locations for almost the entire first week that I lived here. - There are currently no mailboxes available to residents. - The construction workers were surprised to find out that people were actually living here. They still treat my building like a construction zone. - The "resort-style amenities and conveniences" that "are right outside your door" do not currently exist. - The access road and community roads are paved, but full of dirt/mud and rocks. It's like driving in a dust storm and my car is a disaster. The condition of the paved road is terrible. A flat tire is nearly inevitable. - The construction trucks on the access road block the exits, generally make it difficult to drive through, and I've had to drive out the wrong way into oncoming traffic. Simply stated, driving conditions are hazardous. - From the Hambright Rd., there are no light near the entry. The community is almost impossible to see at night. The interior of my place is nice. The property management is also very friendly and seem to be doing their best to make the community hospitable. The developer's greed and inability to understand that Brookson isn't finished enough for a satisfactory resident experience seems to be the downfall. I'd recommend living in one of the other new Huntersville apartment communities until these developers get a clue.
