I was encouraged when a new management company took over and brought in new amenities like valet trash, but my excitement quickly turned to annoyance. You pay for valet trash in addition to your rent and you cannot opt out of it. This so called "amenity" has been nothing but a headache and frankly a pay for nothing "amenity." Several times a month they do not pick up my trash and despite numerous emails to management and the Valet Living company, the problem is never fixed. They just take your money and you don't come close to getting what you pay for. In addition, numerous residents fail to put their bags of trash in the Valet bins and instead leave then on the ground where they leak and attract flies, ants, and cockroaches. Despite repeatedly notifying management about these lease violations and a promise by them to address it with the residents and take care of the issue, they continue to leave their trash on the ground. The insulation in these apartments is also poor. It takes hours to cool your apartment a few degrees when you change the thermostat. The outside walls are always constantly hot during the summer because then insulation is so poor. I would look elsewhere when looking for an apartment.

Unclean, filthy, bad management. The worst place I have ever seen - bed bugs cockroaches and mice is the norm here. Lack of maintenance, broken light fixtures, broken locks, doors and window screens. Unsafe community and amenities are old and unusable.

It’s wrong place to stay. No security and no safety. Service also not good. Monthly once or twice burglary happenings. So think twice before moving here. Robbers are entering into apartments with Guns and snatching phones and jewelry.
Been living here since 6 years. Before the management change, the apartments were okay, apart from some minor issues. However, since BH management has taken over, I have seen a sharp increase in robberies, thefts, and break ins. They do absolutely nothing to provide security, despite of so many emails and letters written to them, demanding camera surveillance, etc. They do 1 thing, keep changing petty things like paint, lights, to increase monthly rent. For safety, they only provided an alternative to change door locks to coded locks, with a $50 increase in Monthly rent. Those locks do nothing and are pretty convenient for thoefs to break. I am looking for somewhere else to move now.
There are safety, sanitary conditions that are not being addressed by management and ownership. Tenants are being burglarized and robbed, there’s trash overflowing in the mornings and there’s roaches and bugs. The physical structures have cracks and appliances are very old. Rent keeps going up and quality of living keeps going down. Please ask a current tenant living here before considering.
Broadstone New Territory has become a unsafe place to live. The management does not care about the resident's security. They have no security measures. Not even a single star for New management, I have lived here for 4 years, and with this new management, the service tickets are not properly handled and have to wait at least a weeks period to get addressed the issues even if it is an emergency, no maintenance staff on weekends. The only best part is the location and schools.
It's a very nice and quiet environment to live in.
The A/C breaks EVERY month. The light in the kitchen never works right no matter how many times the try to fix it. They don’t always come in a timely matter even if it’s a water leak. Maintenance is my biggest issue with Broadstone New Territory. And the kitchen is old fashioned with white appliances

Broadstone is Sugar Land's best kept secret for happy apartment living. The amenities are amazing, the staff is superb, and the residents are just lovely. I am truly enjoying my experience here, and plan to stay for years to come! Thank you Broadstone for the beauty and joy you have cultivated in my home.

I love living at Broadstone, but the office staff and maintenance always give the impression any request is a bother, so that is something I would not recommend to anyone. As I write this now, I have a stairway light out six months during COVID-19. I think everyone who works here is very nice, but they need to provide us the services we've already paid for without us having to ask, and re-ask, in order to get any task done - and then to have the attitude like they are being bothered, doesn't seem professional to me.

Regretting big time, why we rented these apartments!!! We just rented these apartment and we are in phase 2 side and since the day our lease started till today they haven’t fixed our garbage disposal in the kitchen So basically because garbage disposal is not working every time I’m trying to wash dishes in the sink, all the water is standing in the dishwasher and it’s not draining and it’s turning it into this disgusting smell and I have kids and only you would understand how unhygienic and nasty this is! and every time I call them they only have one excuse maintenance is working on other orders they’ll be there shortly which we know they are lying and it’s really shady and wrong of the management how they were so nice and desperate for us to get the apartment and as soon as we got it they completely changed and never even consider that we are facing major problems in the apartment but no one’s gives a crap. Worst management me and my husband ever experienced. I am just being patient right now and will see how long they are gonna take but I’m warning people who actually come and find a nice home in these apartments please don’t make this mistake and find other places where you feel good from inside living somewhere! I’m bound because of My lease even tho it’s 3 months but I just can’t wait to run from here. Save yourselves and don’t rent these apartments! These apartments are so dirty with roaches everywhere they just vacuum the apartment not even deep clean before giving it to you so you’ll see so many dirty and nasty stuff once you live here in your bathroom, kitchen specially.

I have lived here for two years. Management tries hard to their credit, but they often come out rude and unhelpful. Once I moved in, kitchen and bathroom was dirty. Very dirty. Appliances have not been put in yet. They keep giving you false reassurance that it will be fixed. It took one week for them to get my apartment settled. And I was even paying premium for my unit. Anyhow. One summer they were doing some remodeling and they damaged my unit’s AC. It was extremely hot and it took them four days to get me a new AC, and that was with a lot of calling back and forth and lots of rude behavior from their staff and manager. The neighbors are very noisy. The unit below me is very stubborn with the loud music and all they can do is ‘courtesy calls’ on their end. I can’t wait to move out of this place. The only reason I renewed was because I was super busy. Lease elsewhere! The location is the only good thing about this place.

I have lived here for a year now and I must stay this property is pretty awesome! It all starts the the leader, and Wendy is such a incredible manager! The property always looks great, the team is always so friendly and personable. Thank you!
I have put together a detailed review of this place but due to the character limit i cant post it. Long story short, worst resident to live in, & the worst manager with the worst customer service. LEASE ELSEWHERE!! Trust me, do not waste your money on this apartment.
