Property Ratings at Brightwaters Apartments
I’ve been dealing with persistent sewer issues for the past year. During one incident, I left for only three hours and came back to find water overflowing from the bathtub and toilet, soaking the floors. Every time I submitted a maintenance ticket, the team would show up and apply a temporary fix—but the very next day, the same problem would return. Eventually, they placed large drying machines in my unit to dry the walls, which ran for 24 hours and were incredibly loud and disruptive. I’ve uploaded several photos and videos so you can see the reality for yourself. The gym is a joke—it’s poorly maintained, constantly smells bad, and only has three treadmills, a few dumbbells, and broken machines that are never fixed. On top of that, I hear loud noises daily from other tenants’ dryers and washers. There’s zero sound insulation. What’s even more frustrating is that despite all these issues, management still raised the rent—which was already overpriced to begin with! I’ve spoken to leasing agents multiple times. They make promises, but nothing ever gets resolved. Stay away from these units. At the time of writing, there are more than 10 vacant apartments, and no one wants to rent these poorly maintained units. If you want to rent a unit in this area, just look across the street—there are much better options with lower rent, cleaner facilities, and better overall management.

Love the apartment itself but the constant changes of management and office staff is hard at times. Also the lack of follow through from the office staff. If you’re a person who doesn’t need much it’s a perfect place

Brightwaters is a peaceful and relaxed community with facilities that have been recently updated. Located in a quiet, beautiful, and safe neighborhood by the river. There are amazing places to jog and bike, yet you are only 10 minutes from downtown. The Brightwaters staff is friendly, incredibly helpful, and always willing to take a few minutes to visit. They are genuinely concerned about the residents and are always quick to respond to any maintenance needs or answer questions. The residents are always gracious and smile when you see them. Brightwaters is more than an apartment complex. It really is a community.

The location is beautiful. Property staff seem very friendly. They are in the process of remodeling which is creating lots of changes. The forced moving from an outdated apartment to an upgraded one could have been handled better.

Inviting, generally quiet neighborhood with a nice blend of neighbors. Typically very friendly people with a great mix of singles and families. Nice place to live.
The staff at Brightwaters is terrific! They are known for their exceptional friendliness and helpfulness. We live in a one bedroom apartment, and it really feels like home! The community is so friendly and we have always felt safe. This was the first place my husband and I have lived together, and I couldn't imagine a better place. It is always calm and quiet.
The place to be ! So quiet, so close to the downtown to hangout friday or saturday night, close to the park to chill with your children, animals, make some volley ball or other sports. A cute and kind Brightwater Team if you have some question. So nice !

I have had the pleasure of living at Brightwaters for a couple of years and can confidently say that living here is a wonderful experience. Firstly, the staff at Brightwaters Apartments is absolutely amazing. They are always friendly and easy to work with. They are readily available to assist whenever you have a question or concern. They truly go above and beyond to ensure that all residents are comfortable and happy. They have been upgrading and remodeling the already modern and well-maintained apartment homes. Besides the friendly, helpful staff, the amenities include a swimming pool and fitness center. It really feels like a community here, which is something you don't find at every apartment complex.
I've lived here for a little over two years and have had a very pleasant experience. The location is great, the units are a good value for what you pay, and the front office staff is very helpful and responsive. New management has also been making several updates around the grounds, which is great to see. Happy I found this spot!

We love our little apartment! It's a small size, but perfect my fiance and I. And the staff are all super friendly and responsive. Any maintenance request tend to be taken care of within a day.

Great Riverdale Apartment Community. Not gonna lie, I could have found a bigger apartment for a cheaper price but curb appeal and safety are worth paying a little more for. I’m an avid biker and also like being right on the Rivertrail.
Moved to Brightwaters back in August and I've had a great experience so far. All the residents out here are nice. Staff here at the property are always willing to go the extra mile and are super friendly. I think my dog loves them more than me. haha! Looking forward to living here throughout my residency.
I’ve been dealing with a faulty AHU for years and they have yet to replace it. They have been notified numerous times and only apply temporary fixes to the problem. I don’t recommend this place if this is how they treat their tenants.

I have lived at Brightwaters for 3 years, and just signed up to move into one of the properties new renovated units today. Love living by the river and running trails. I take my bike out daily. Property is very clean and well lit. I could afford to move to a new property but love the appeal and charm of Brightwaters.

I just love living at The Brightwaters Apartments! I moved here from Alabama to be closer to my daughter and her children. The employees (Deborah, Rachelle, and Aaron) are all so wonderful! My favorite past time is writing and painting out on the deck thats on the Arkansas River! I have made several good friends already here, and look forward to them opening the pool this summer! You literally cant live any closer to the Arkansas River. Property is very quiet. Residents are nice. Staff are super friendly and always willing to go above and beyond. The apartments are smaller, but renovated on the inside, and the location and customer service make up for it being a little smaller than other options i looked at..

Brightwaters is a great place to live! I lived here for 2.5 years and had an amazing experience. Management cares about their tenants and is very approachable if you ever have an issue. They were very welcoming when I first moved in 2.5 years ago and it made a lasting impression on me. The only reason I moved was because I needed more space and switched to living in a house instead of an apartment. But it was bittersweet leaving Brightwaters, and I would recommend it to anyone. Aside from the apartment being great, it's also a beautiful area to live in and a great location. I loved living close to downtown and on the river. Also, another review mentioned how diverse and friendly the resident population is, and I agree with that completely! As a side note and speaking from my personal experience, I feel Brightwaters is especially great for young adults. Other than the awesome things I've already mentioned, Brightwaters is very affordable. This was the first place I lived by myself, and it was exactly what I needed for that time in my life. And although it's time to move on, Brightwaters will always have a place in my heart. Thank you guys for a great few years!
I move to the Brightwater during pandemic from overseas. I never been to US before so was nervous. Brightwater have great workers and beautiful apartment for me. Make me very safe and happy. I love here!
My wife and I have been at Brightwaters for a few months and are totally convinced that this is the best residence choice we've made! The resident population is diverse and just about the friendliest group of people we've met. Apartments are well maintained and serviced, staff go out of their way to provide service, facilities are excellent...the onsite gym even has a sauna! There is a lookout over the Arkansas River where we spend time together and alone feeling at peace with nature and enjoying the birds as they migrate north and south. We are looking forward to the spring with full blossoms of trees and plants. We're on a bus line, driving downtown takes about 5 minutes, and the Arkansas Trail is right outside our door. We can't recommend this community more!
Being new to Little Rock, I spent a few days just riding buses to get a feel for the city. The first bus ride I took past by multiple apartment communities along Riverfront Drive. Fate favors the 'bold' and I returned to Brightwaters. I toured a few apartments that were available at Brightwaters as well as other communities, took a night to think it over, and returned the next day to sign a lease at Brightwaters. The location is perfect; my apartment is a perfect size; staff are welcoming, friendly, professional; and with the gym/sauna/bicycle for use, there is no excuse for me not to get back into shape. The deck at the riverfront makes a perfect place to relax and enjoy the view of the cliffs and water while watching an amazing number of birds migrating. Thanks for making my move one of the best decisions I've made!
Going on my 6th year at Brightwaters and I LOVE it! When I moved to Little Rock I wanted to find a long term place that felt like home as I had never lived in an apartment before and I'm glad I chose Brightwaters! Being a middle aged lady safety was a big concern to me and I have never felt unsafe one time here, extremely quiet day and night. Friends I have made here in town always rave about the property grounds and how beautiful they are when they visit me. Office staff is always charming and welcoming, same people who were here when I first moved in! I read two reviews here about the mail issue we had last year but it was handled in a very well manor. I was not happy about having my mail redirected for a couple months but it was suggested by USPS and the management team followed there advice and we were notified throughout the process and everything worked out fine. One of the many things I love about Brightwaters is the part of town it is in, Riverdale! Such a quaint area of town, a lot of great restaurants, and a couple great spots to have a margarita on a hot summer day, and biking trails! I cant tell you how many people I have met on the trails by the property, very beautiful! Again, I can't say enough about the property and team at Brightwaters, glad I made the right decision 6 years ago! Paula
I felt like it was an ok place to live, AT FIRST. There is truth in the good reviews, and complete truth with the bad reviews. After living here for 3 years, it is definitely overpriced for what you get. To start, there are NO LIGHTS or FANS in the living rooms or bedrooms. Very prehistoric. You have to buy fans and lights...You don't realize how insane this is until you have minimal circulation or LIGHT in your rooms. Very small spaces. A two bedroom feels like a one bedroom anywhere else. A 1 bedroom here is simply a studio apt. There were several occasions when my maintenance requests were closed out before ever being addressed. In the 3, almost 4 years I lived here, they power washed the grounds one time. At one point the company was charging an ADDITIONAL 30 dollars to pay your rent online compared to most other places 2-3$ charge. I opted out of the online portion and decided to hand deliver a check every month. Ridiculous. The mailbox was a serious issue. Having to drive to another location to pick up mail 3-4 months was incredibly inconvenient. It made no sense as to why the mailboxes weren't fixed after being vandalized. It is in a wooded area, so insects were seen inside of both units I lived in. Delayed responses from the management team if you needed something answered via phone or email.I rarely had someone pick up the phone in real time and days would past sometimes before I would get a call back after leaving a message. When your lease is about 2 months out from ending, be sure you give them a SIXTY day notice to the exact date that your lease is up, or else they'll peg you for the date you give your "notice to vacate" and drag it out sixty days from then. I always thought that's what a lease end date was for. Not with them. Pool was ok. Gym equipment is less than adequate. Something was always broken. Common complaint from others I ran into while using it. Overall, not worth what you'll be paying. LR is growing and there are far better places to live. Keep looking.

I lived here for a year and it was the best apartment experience I have ever had. Rochelle in the office was amazing! The location is amazing with golf, bike trails, and local restaurants near by. You can't go wrong with this apartment complex!
We knew Brightwaters was our home by the end of the tour. The managers made it clear that our satisfaction was their priority. Not only do the apartments back up to the Arkansas River, but they face beautiful cliffs that are lit up at night. Brightwaters provides its residents with a relaxing pool and sauna, a compact fitness center and two gas grills for backyard fellowship. The location is great! The apartments are just a mile from several great, local restaurants, Arkansas's Big Dam Bridge and several running and biking trails. Residents can live in a peaceful and natural atmosphere yet be right around the corner from some fun night life! One of the greatest things about Brightwaters is the timely maintenance crew. All of the staff are on call and happy to help when you need it. Brightwaters Apartments are safe, affordable and in the perfect location. I wouldn't recommend any other apartment complex to anyone looking for a home in Little Rock!
Brightwaters Apartments is a very well managed complex. The entire office staff is extremely pleasant and two maintenance workers live on site, so these men are available at any hour, day or night, if an issue arises in your apartment. The few maintenance requests that I've had to submit have been fixed within one day, which is unheard of at most apartment complexes! Half of the units have been newly renovated with gorgeous light gray paint, wood flooring in the kitchen and bathroom, and dark wood cabinets. These units are a bit more expensive than their counterparts, which are the least expensive rates adverised on this website. While Riverdale is not the most walkable of neighborhoods in Little Rock, Riverdale is safe and very centrally located. Brightwaters Apartments are less than ten minutes to downtown, less than five minutes to the Heights and Hillcrest neighborhoods, and about ten minutes to the interstate. Brightwaters Apartments are also located on the gorgeous Arkansas River Trail, so it's the ideal complex for avid runners and bikers as a stunning 3.5 mile trail to the Big Dam Bridge is located outside your front door. My only complaint is the size of the units. While one bedroom units average only 580 square feet, you still receive a walk-in closet, pantry, and in-unit laundry. It's still a very livable space, even with the smaller square footage.
Brightwaters apartments in Little Rock is a great place to live! Located right along the arkansas river trail, you have immediate access to miles and miles of paved walking/hiking trail. The view of the river and the cliffs is beautiful! Downtown little rock is only 10 minutes away, hillcrest/the heights is only 10 minutes away. Only a couple minutes away is the riverdale restaurant area with great options for eating. They have a nice pool, an okay gym that has a sauna. Another nice thing is they have free-to-use gas grills at the pool and by the river. Rent is much lower than other apartments. I pay 695 for a small 580 Sq ft 1 bedroom. Probably a couple hundred more for a 2 bedroom. Some have a wood fireplace, and others have a balcony. The greatest part is that if anything is wrong in your apartment, you can submit a maintenence request through their app and it will be fixed in a day at the latest. If it's an emergency, they will come right away. They have 2 guys that live there in charge of maintenance so they are always around. The staff are really nice. What else do you need? Sure, the apartments are a little bit small, but I'll sacrifice some space for the price and everything else!
The apartment is right by the river with access to the river bank which is amazing. The staff is very helpful and accommodating. The area is very quite and has a lovely running/biking trail that runs by the river. It is very close to downtown and Kavanaugh, making shopping and dining out easy. The apartments are a little old, but are well maintained and promptly serviced. The value for money is great..!!!
