Hi, your review about Brea Frisco made our day! Thanks so much for taking the time to write.
Firstly, the absence of carpeting in the bedrooms allows for significant sound transmission, making it difficult to avoid disturbances from neighbors. Additionally, the air conditioning units seem to amplify noise from neighboring units, which further disrupts our comfort. I also want to address the trash disposal situation. Although I utilize the trash chute, I am still paying for valet trash services, which are not mentioned in my lease agreement. Furthermore, the odors from the trash in and around the building are quite unpleasant. I have also noticed a concerning presence of scorpions, and it appears that pest control measures are insufficient. Additionally, the gates to the property are not functioning properly, raising security concerns. Moreover, I have experienced significant delays in communication from the leasing office. Our calls often go unanswered for 6 to 7 hours during business hours. I have received multiple 'Meet Mike' emails on different occasions, and when I attempted to address this issue, I was informed that I could opt out of the mailing list without further assistance. Given these issues, I am increasingly concerned about the value of my rental rate. Should there be another increase, I will seriously consider moving out.

Amo mi apartamento pero se que todo iría mejor si contáramos con una administración distinta con ganas de trabajar en función de la comunidad! Preocupado por la limpieza de todo el conjunto y mejorar el trato cuando se tiene un problema. Ser amable y dispuesto ayudar! Omar el chico nuevo fue excelente cuando hablé con él! Pero la otra señora es grosera y tiene una actitud despectiva y no muestra apoyo para nada !

Brea is a beautiful complex . I just feel the upkeep could be better surrounding the trash especially. It would kerp down the fruit flies. The dumpsters outside and trash room smells consistently. I know from experience living other places that it can addressed and mitigated. When i first leased here the smell was minimal, maybe because it wasn't at the capacity that it is now. Maybe it's me ,but being previous military for so long , cleanliness standards at an apartment complex or living community speak volumes.

I hate my experience here since the new owners took over in April. I paid extra for the beautiful lighting that has not been on for 5 months. It’s not worth the money we pay to live here. I’ve checked out other places after this place went down quickly and there are some new place that are much nicer and cheaper in price like the Links. So many residents are not satisfied with this place. Some have moved out and others like myself are still here complaining about it until we make our next move.

Brea Frisco pros are reasonable rent prices, very clean premises and amenity center. The community is still relatively new however the tenant community seems very nice. Brea Frisco cons are mandatory door trash pick up fees, slow response to service requests, and charging a service fee for paying rent directly from your checking acct.

Brea's staff worked hard to facilitate a speedy application approval & subsequent move in. Far fewer hoops to jump through & settled within 48 hours.
Management and leasing staff are pleasant and appear to try their best to resolve issues and/or concerns. The grounds are well maintained. I like my apartment layout. I understand this is apartment living but the soundproofing could be alot better.
If you want to live at a 5 star resort, that has luxury amenities, is close to everything, and is ran by the most professional of staff. Brea Frisco should be your top choice!
I paid the $99 application fee for this apartment: huge waste! They said I met all the criteria but denied my application due to their lack of ability to contact my previous apartments for rent verification. Of course, the application fee is non-refundable, so I’d be careful to understand all the requirements before applying. 1. Credit score and background check. 2. Income verification 3. Rental history verification (must have 12 consecutive months of rental history at one location). Otherwise, you’re wasting your money!
