Property Ratings at Biscayne
I am deeply disappointed with my experience at this apartment complex. The apartment I rented was plagued with mold, which severely damaged all my furniture, clothing, and my child's clothing. Despite notifying management multiple times, the issue was not adequately addressed, forcing us to move out for the safety of our health.To make matters worse, the company has now reported me to the credit bureau, further compounding the stress of an already difficult situation. If you have young children or pets, I strongly advise against staying here. The health risks and the lack of responsive management make this place an unfit living environment.
Poor plumbing system, no hot water in buildings at least 12 days out of the month... Luke warm the rest of the month; management recently sent email to all tenants asking for a FIVE STAR RATING in exchange for a CHANCE to win a $100. How PATHETIC!!!!! They have been aware of the plumbing problem for years, the rent goes up but no repairs are made. Common areas are filthy, pet urine stays for weeks in the stairways. There is not security gate it is broken every other day people come and go as they please. Pathetic don't move here
The complex offered all residents a $100 Amazon gift card for 5-star reviews so I felt morally obligated to provide an accurate one. Roaches, closed pool, broken gate, no hot water, hidden fees galor, drug dealing neighbors, a shooting in building C last weekend… water usually works in the morning, good luck at night. The gate has worked maybe a total of 6 days in the past 6 months that I’ve lived here. The “hardwood floors” are crapy peeling laminate. They falsely advertise in-unit W/D. Asking rents are now comparable to downtown prices. On top of rent, expect to pay administrative fees on everything they can make up. “VALET TRASH SERVICE” lol

the lie about rent prices and everything else. believe all the bad reviews you read here these are the real customers as I am still living here and they upped our rent for the 1000th time since staying here and it's more then what they are promoting cause for a 2 bedroom not worth it

On several websites it states they have units for one price. I set up a tour to take a look, before tour starts while talking to the female at the leasing office I let her know which one I’m interested in and the cost. She says oh no that’s not the cost. She gives me some reason why that’s not the price and that it will be taken down. Well that same price is still up on the same several apartment sites.

More Cons than Pros!!! *I do not plan on re-signing my lease when it is up! I will start with the ROACHES!!! My apartment is infested. And they came out of nowhere. Not sure if it’s new neighbors or what?! Avesta offers weekly pest control spraying. But this particular company they use clearly aren’t here to fix the problem. They have come to spray my unit weekly for 2 months now and I’m actually see more ROACHES now than before. The traps they put down are filled. It’s just absolutely disgusting. I have never in my life lived like this. They use a company called Massey. However previously Terminix was the company used and I never had this issue. I’m assuming Massey was the cheaper option. If I could break my lease on this reason alone without being penalized I would because killing 10-20 ROACHES each night is not how I want to live. Especially paying the amount of rent that it cost to live here. The ROACHES are not only inside they are outside everywhere, in the laundry rooms, also in the trash shoots that you have to physically go inside of to push your trash down. *Management started off great responding to concerns but they have since taken a lack of interest seemingly in responding to emails and complaints. I guess when you have SO MANY COMPLAINTS they give up trying to resolve them. This new management came in and tried to slap some paint on and make promises that they are not upholding. *Maintenance responds pretty timely but there are times recently when my requests have been marked as completed and nothing has been done. *HOT WATER comes and goes when it pleases. They constantly are shutting water off for entire business hours to fix problems. And yet you are charged a monthly shared water usage fee. When half the time you can’t even use the water how you want to. *People do NOT pick up after their dogs. So the common areas are filled with POOP and even sometimes the smell of URINE in stairways and halls. *SECURITY is a joke. They are sitting on their phones and hardly even look up to see who is driving in. *Don’t let the move in specials, or new fancy leasing office, or floor models fool you. Ask questions and read the reviews before signing
Where do I start... No hot water for days at a time. Roosters on property. Dirty, foul smelling elevators. Trash always left outside of chute. Old washers and dryers, always need repair. Security at gate, a joke! Office never answers the phone. Issues take long to resolve, or never resolved. Charge for water, sewer and trash is an extra $55 with rent.

Cons: 1. At least 12 roosters on property, crowing starts at 4:00 am!! I've been complaining to management for over 2 months now, to no avail. 2. Very low water pressure before 8:00am (at times no hot water). Cannot take a proper shower or flush toilet. 3. Trash at times overflowing & laundry left in washer/dryer for long periods (which at times not working). 5. Security at gate can be much better. A stop sign is used for visitors. 6. No day/time adjustment on air condition panel, cheap vinyl flooring, no ceiling fans, no garbage disposal, no business center. 7. Additional water, sewer and trash fees. Pros: No large deposit, good location. Management has been helpful in attempting to resolve issues with trash, and company refunds money lost on laundry promptly.
This is an apartments and one condominium complex, which includes two pools a gym and club house. The apartment buildings are fairly managed and is close to shopping malls, Publix, Whole foods, Costco, Winn Dixie, Walmart, Parks, beaches, public transportation, FIU North, Barry University, Johnson & Whales and so much more and is pet friendly. I've now lived at Watermarke at Biscayne for 2 plus year and its been ok. When i first moved in at the end of 2013 and the community had just gotten new owners who were in the middle of renovating the community and still its a work in progress. Pros * Close to shops, 3 universities (FIU, JWU, and Barry) and the beach is a 10 min drive, LA fitness is a 5 min walk away as well as whole foods. * Close to Miami dade transit bus stops * Close to i95 and US 1 (Biscayne) Cons * You are billed for water but it is based on total use of building not of individual units * traffic getting out of the community can be a nightmare at times at it is at corner of 16th ave and 123rd and it backs up in the morning as everyone is leaving to go to works cars back up the the exit * not enough parking for the building and if you come home late you'll end up parking at the parking gauge that belongs to the condo towner on the properly *Security is laxed but not due to to the security company but to the design of the property its self as the entrance does not have a true gate just a gate house with a path for guest to stop and a path for residents with a gate arm, where you wait for security to open. over all its ok and when comparing to other communities in the area watermark falls in the middle of the pack, but there working on making it better.

My new apartment had wiring issues where all my light switches would sometimes not even work for a place to just be renovated it contained alot of issues even to pressure in the toliets. My lease is up in about a month and I haven't been more excited to move out a place.

For the amount that is being paid monthly for rent, management can improve on the upkeep of the building "they are trying". Also, new elevator stops working too often, and apartment is not exterminated as it should be. Also, they need Orkin man to stand gaurd by the trash room to keep rats out!
The apartment itself is beautiful with carpeting in the bedrooms, nice wood finished floors through out the rest and nice updated appliances. The only problem is the roaches that like to occupy with you.
I love it here! It's very quiet and peaceful. I love the wood flooring in my apartment and it is very spacious. One issue would be parking availability, but thats only if you decide to come home late at night, specifically after midnight. Sometimes it can be difficult because there is only one elevator in each building.The community is great and full of many friendly people.
I have been living in this apartment complex for five years. I really love where I live, it is close to the beach, fine dining, Gambling Casino, Grocery Stores. Great Schools and Colleges. The great thing is it is near a main artery in Miami called Biscayne Boulevard. Just keep straight and look on either side and you can find what you need. Anyone who wants to move to Miami and they will be working in the Downtown or Beach area you cannot find a better palce to live. They are constantly upgrading the Complex.
How great it would be to have free rent for a year or for life. It would be like winning the lotto. I am retirement age and at some point I will be looking into senior living even though I really love wear I am living. I love the area where I live I have in this area for 35 years. Winning this prize would be great.?? ??????
