Been a resident here for years, management come and go. This current team is the absolute best. They keep our complex clean and well maintained. A maintenance request is usually solved same business day, apartments are older but very sturdy. If you're looking for someone who has the knowledge and the heart to look into what YOU need as a resident, ask for Justice. She's the absolute best.

They our fast acting when you place a work order. They care about the residents. I applied and I was moved in within a week. Pet friendly and quiet living lots of kids which I love. I’m overall loving the stay here. Been here for 2 years.

Management are rude and do not know how to run the property.. Gym is complete trash you would think with how much we pay for rent in these old apts that they would atleast keep all the machines working. but all the cardio machines are broken.

Mostly negative experiences, with difficulties with maintenance, office employees, and neighbors.

This complex is ridiculous. They don't follow up on what they call you and they allow aggressive dogs when clearly the leases say no aggressive dogs. In addition to that with this coronavirus thing they are still making us pay the late charges when we're out of work and cannot possibly pay rent. When you try to talk to the office and you tell them something they ask you what your apartment number is but they don't write it down and then they don't follow through.

If you enjoy trash everywhere, loud neighbors, stray cats, water ALWAYS cutting off for hours at a time, terrible parking and brand new charges to your rent then this is the place for you! Dont be fooled, once you move in you will regret it!

Bellevue at Pecan Grove has the WORST management. I have lived here for a little over 3 1/2 years. I have had my share of regular maintenance issues that I would expect to deal with on a time to time basis. The things you shouldn't have to deal with regularly are - A/C never works, hot water hardly ever gets hot, mold grows in the a/c vents, leaks that come out of no where, water smells and breezeways are so nasty. Sure you can submit a service request but, that takes at a minimum of THREE weeks, parts are never in stock and they forget to return to complete the issue. Previous management Teresa, was hands-on and helpful. What's in the office now, Yolanda the manager has no authority to make any decisions on her own. My rent has increased with other fees up to almost $200.00. I could understand living in a newer apartment with no issues paying a larger increase. The buildings are not secure, as they have foundation problems and shift often. Trash dumpsters are gross, the amenities are just disgusting! Nothing ever works! To get anything resolved you have to call corporate office to have them address any issues that you need taken care of. So if you want a over priced, non-working apartment.. this is your place to live. The only thing that is nice is that it's located inside of Pecan Grove. Management and Staff could care less to answer calls, or return them. Staff leaves office early so you have no chance of catching them. They have a ton of charges that they will increase on you as you renew with absolutely no incentives! I can't wait till my lease ENDS or even better they get a new team that actually cares about resident retention. I will never refer anyone to live here. All of these reviews that are on here are 100% true!!!!!!! They send automatic responses that say call the office, but in reality they could care less about any resident that lives here! This place is a joke!

Been here for 6 months and dealing with A/C problems for 3-4 months every week it get hot hot hot and if you live in Texas y’all know how that can be well imagine it’s colder in the shade out side than in your house and that’s what you have to deal with constantly. Not to say the electric bill for a small apt it 175.00- 215.00. That’s what happens when you live here. And it’s not professional at all just a disappointment every week to come home to a apt that’s is extremely hot and my dog has to go threw the pain of the situation with me. :(

I have lived here 7 years total. I have seen the apartments change hands 3 times. New management has come in and now this place is going down the tubes FAST! NO HOT water for 7 days so far out of a month. We all have to get up and shower. They want their rent on time and the full payment! They have NOT offered any compensation. It is NOT what it use to be. They refuse to give us the phone number to corporate. This place is a joke!

HORRIBLE. I am a current resident for 3 years and am appalled by the conditions the new management expects us to live by. The hot water as gone out over 6 times in the past month and lasts over 24 hours before the management does anything about it, not to mention the times when all water is out. I send requests for ETAs for repairs and get ignored until i threaten a lawsuit. Every post I have made, on the complexes community website, asking for ETAs or pointing out outages have been removed and most unanswered. The new manager Robert Holt is rude and uncaring as he continuously interrupted me and my girlfriend when expressing this issue and then hung up on me before offering any solution or compensation. I am not a lawyer but I know that hot water is an essential service to provide basic livable conditions yet at the moment we have no hot water, no idea of when repairs when be complete and no consideration of any kind. DO NOT SIGN A LEASE HERE, you will regret it

We have lived here 7 years and have no desire to move. Why? Number 1. Because the management and staff take such good care of us and the property. They aren't 'slumlords'. They want our home to be as nice as they would live in. We turn in a maintenance request online and within a day it's done. If they can't fix it that day they let us know. No more 'honey-do's for my husband. Number 2. It's clean and pleasant. The management has rules and expects everyone to abide. It's for everyone's benefit. It makes us happy to hear our friends say "this is a really nice place." Number 3. The neighborhood is quiet and beautiful with all the trees and grass. It's better than owning our own home because we don't have to do all the work. And it's sweetly located for shopping choices. It's close to the Katy/Bella Terra shopping center. It's easy to get into Sugar Land. Rosenberg and Richmond are just down the road. There is no reason to NOT live here! Check it out.

I moved to South Grand at Pecan Grove several months ago. I am a small business owner in Sugar Land and a single mother. I feel very blessed to live here. We were guided to our specific floor plan and unit by Angelica. She was so gracious and extrremely informative. She answered all my one million questions with patience and total professionalism. floor plan is spacious and newly renovated. We are able to live comfortably in a beautiful and safe community surrounded by a beautiful and safe neighborhood. The schools are great here too! We go swimming all the time. Tons of other families to hang out with there! Two pools and a playground. Grocery store literally around the corner. Affordable rent for a beautiful property. I highly recommend living here.

I was a resident of South Grand for two years. I moved out September 15th, 2017 after giving my two months notice (on July 15th) as required by my lease. When I inquired about my deposit refund, they told me that it would be mailed to my forwarding address within 30 days. Well, here it is over two and a half months later and I still haven't received it. They don't dispute the fact that they owe it to me, it's just that I keep getting the runaround. Every time I call, they tell me that the check has been mailed (they've told me this multiple times). One time they told me that they had to void the check and re-issue it, but didn't explain why. Well, I'm tired of "the check is in the mail" excuse and I've filed a complaint with the BBB and I wanted to put the word out there for anyone considering South Grand as a place to live. Two and a half months is ample time, especially when they told me that it would be within 30 days. Rent there at your own risk.

Its an average apartemnt. Nothing luxurious. Great price to be in such a nice neighborhood. Golf course and near hwys. Dont expect luxury. Expect basic. No pests, nice clean livable space in a great area fir a great price. I couldnt ask fir more. Family friendly neighborhood.

We have lived in the South Grand apartments for two years in a 2B/1Br unit towards the back of the property. First, let's talk about the staff. We interact with the maintenance staff whenever we have a problem inside our apartment such as a burnt out bulb, loose toilet seat, or need our a/c filter replaced (we do this monthly). They even came round to blow out the dryer vent to ensure our dryer would work optimally. These guys are professional and courteous, and they all speak English, though several of them are primarily Spanish-speaking. As to the apartment itself, we have had very few problems. Even though we live on the ground floor, we have not had any problem with roaches/spiders/ants/bedbugs in our apartment (knock on wood). The complex does well on keeping pests under control, and the lawns and buildings are well-kept (including stairs). Management knows that the look of the place is important to tenants. As to the inside of the apartment, we were happy when we moved in that the walls had been freshly painted and the carpets had been cleaned. The complex even offers a complimentary carpet steaming every year upon renewal of your contract. Over time, however, the paint on the baseboards has begun falling off. We have three kids and while they aren't easy on the walls, I feel like the paint comes off even in places where they don't play. The kitchen is small, but manageable, the fridge is full-size, the dishwasher is okay (ours has some issues), the washer/dryer hookups are for full-sized units and work without problem. The air conditioner works perfectly. The bathroom is a jack-and-jill setup with a shared tub/toilet. The patio outside is small but we manage, and the storage closet out there holds a good amount! Finally, the area itself is safe. We have only heard about one "give me your wallet" type incident toward the front of the complex since we've lived here. There are a few places to eat close by-- Niners diner, McDonalds, Sonic, Subway, a Mexican place, and Hwy 90 is about 10 minutes away, Grand Parkway a few minutes further down the road. Our complex is far enough away from that so noise is never a problem and we're surrounded by golf course on three sides. Our family enjoys living here, and the new management is undertaking some upgrades/renovations, so when you move here maybe you will get one of the shiny new places!

I am a current resident and I am very happy living here. I moved in after owning a home in Pecan Grove. I chose the apartments because of the wonderful neighborhood and the great elementary school. I have been pleased with the office staff, responsiveness to maintenance issues and cleanness of the apartments inside and out. I don't hear my neighbors through the walls. And every morning, even in the rain, I see the maintenance guys sweeping the parking lot. They are also going through an upgrade, adding granite countertops, new appliances and new flooring. We are close enough to walk to the grocery store and the elementary school. Overall, I am very pleased.

These apartments are decent to live in. My only complaint is that maintenance will rarely come out the first time you make a maintenance request. You literally have to call 3 or more days in a row to get someone to come out. It is a safe place to live in as well.
