Property Ratings at Baywood Apartment Homes
We moved into Baywood to get out of LA and make our way further into South County. Location was great with the shopping center within walking distance but everything is soooo overpriced in CDM/Newport. Our 1st floor 1br/1bath unit was like a cave. It was so dark, whenever we opened the blinds people just looked right in. There was no privacy. Ok amount of storage for that sized apartment but we outgrew it quickly. The pool and jacuzzi were nicely redone but the amount of chlorine used was so extremely incorrect and toxic. Management is horrible. Our upstairs neighbor was putting things down the toilet that they shouldn't and it flooded our bathroom with sewage and leaked through the ceiling. We never met them once and management could barely get ahold of them to fix the problem (reoccurring). The appliances were outdated and when our sink and plumbing (that was visible broken and cracked when we moved in) stopped working and we attempted to get them to fix it, we were told that the garbage disposal was fake and was just for show. It was "non-functioning." Lots of crime/theft/break ins in the parking lot. Our car windows were smashed the first night we moved in. Would not move back in for the rate they they are leasing at but nice little place while it lasted.
I have been living here since November and I was very excited to move in, as it seemed like such a beautiful and tranquil place, with a great location. However, my nightmare began shortly after moving in as my upstairs neighbors started making noises NONSTOP from when they got home from work at 11 pm to 7 am!!! this is insane!! After approaching them politely to address the issue, she slammed the door on my face and told me to "have a good one." I could not believe that such vulgar and inconsiderate people live here, in Newport?? After discussing this with the management team, they said that they can't do anything about it and I need to stay up all night recording the ceiling for proof that they're making noises. This is absurd! They want me to stay up for 8 hours recording a ceiling for evidence, instead of resolving the issue themselves? This matter is still going on to this day, and we are still dealing with the SAME matter. Even after the police being involved, many many more complaints, and even contacting the Irvine company, the team at Baywood's still do not care to initiate any help. So, PLEASE consider all the negative reviews on this community, because I wish I had, and I am counting down the days for my lease to be over.

I have lived at Baywood Apartment Homes for a few months now, and I was very excited when I first got here. They were wrapping up on the renovation of the hot tub near my apartment, the location is very close to a lot of places I like to visit & walk, and it overall seemed like a great place. However, I have become disillusioned with this place as more time has passed. The service team does not care about any issues that you experience, and nothing is an emergency. It does not matter if your shower is broken, or your sink, or your dishwasher (all of which I have experienced in a very short time living here), they do not consider it an emergency and move at their own pace. The folks at the front rarely answer the phone, and when they do they are not very helpful at resolving issues. Finally, if you enjoy having friends or family over, good luck with parking. They do not allow more than 2 vehicles per apartment, and parking fills up very quickly at night. Whoever designed this complex missed the mark by a mile when it comes to the fact that most adults who live in apartment complexes have their own vehicles, and need to park them where they live. Overall, great location, but everything regarding actually living here is subpar.

Everything about this place, the price, the location, the people who live here & work here. I shopped over 8 apartments. The ceilings, 2nd floor layouts.... are awesomel!!! It’s a 10/10 for me. I have lived here for about 8 months.

The apartments seem great from afar and online, but once you look closer, things fall apart quickly. After living here for 6 months I can honestly say a week hasn’t gone by in which I haven’t regretted moving in. Firstly, they management office almost never answers their phones during business hours and it is a miracle if they call you back at all. There are reaches and rats throughout the complex and it is not uncommon for them to wander into the apartments through the massive holes throughout the apartments from the horrible construction quality. Secondly, they are going through a massive renovation which they claim is on time, but based on the original timeline they sent, they are now month behind schedule. The entire time I’ve lived here, in the laundry room, at least half the machines are broken and the other barely work and require multiple cycles to properly wash or dry your clothes. When asking management to resolve any of these issues they act very concerned and say they will fix them. But from personal experience and from what the neighbors have told me, they never follow through on any of their promises. There are a hundred other things that I can go on about on why not to live here, but I thought I would list the main positives too for a fair comparison. They play Disney movies on the lawn once every 2 months. And the location is nice if you like fashion island. Those are the only positives about living here. Hope this helps inform your decision when choosing an apartment. Because if I could do it again, I 100% would not live here.

I was initially worried about the screaming neighbor and barking dogs. The real disruption was the constant construction. Management did a poor job handling the project and is the reason I hav been compelled to write this review.

The first year at the Bays, I didn't really have many issues but I believe that was because I was working an extended amount of time. I know the the gentlemen downstairs to me came home to his whole roof on the floor but my experience had been pleasant. The second year my family and I decided to upgrade and move into The Bays 3 bedroom apartment. One week into moving into the new apartment, the downstairs neighbor was banging on their roof making our windows shake upstairs. They would smoke and have all the smoke come upstairs. one of the men living downstairs came upstairs and told my brother to "walk lighter" and to stop taking his "shower water". Three weeks into living apartment the people downstairs finally snapped and we had a really bad altercation with our downstairs neighbors. I even had to get the police involved to get them off my doorway. The Bays staff was very insensitive about the whole issue. I asked if I could be moved to a new apartment and the staff said "no". After altercation the midnight banging on our floor happened again and we requested to be moved again. The Bays said "no". I also asked if I could break the lease and move into another Irvine company community. They said "no". I broke lease and moved to the Bordeaux. Our down stairs neighbors are still living at The Bays with no consequence.
I live in a peaceful and lush environment with friendly neighbors. My kitchen is upgraded and beautiful and makes cooking so much fun and enjoyable. The layout of my apartment is open and spacious. The pool is amazing and when I am there I feel like I am on a resort vacationing. It's a safe neighborhood and I am happy to be there!
We moved from the other side of Newport Beach, and the difference couldn't be greater. Our old place was noisy, poorly maintained, and the staff just didn't care. Our apartment is well laid out, well maintained (any issue is dealt with in a matter of hours), and quiet. We receive numerous messages from the staff, asking how we like the place, and if there is anything they can do to make things better. We should have moved here a log time ago!
