Property Ratings at Aya Apartments
This community was once everything a tenant could wish for—well-maintained, responsive management, and an overall pleasant living experience. As someone who has been both a tenant and a landlord, I’ve always made it a priority to ensure my tenants feel valued and their concerns are addressed with care. Sadly, since this property was bought out, the new management team has completely failed to meet basic standards. They are dismissive, unprofessional, and show no regard for tenant issues. My wife and I suffered an unimaginable loss when they mishandled and lost our wedding suit, dress, and other sentimental items we shipped back from Spain. Their response? Cold, unhelpful, and indifferent. Security here is also abysmal. My Mercedes was broken into, and there wasn’t a single working camera to provide footage or identify the culprit. The so-called “secure” garage remains perpetually open, likely because management either can’t afford to fix it or simply refuses to. Noise disturbances late into the night are a recurring problem, and management does nothing to address them. It’s clear they’ve chosen to ignore the needs and safety of their tenants entirely. I deeply regret renting here and would strongly advise others to look elsewhere.

Overall it is good. I have lived in this apt for 1.5 years. I was a little concerned about the construction and please try to avoid that side if you are very sound sensitive.
Nice place, close to work, calm and quiet place to live. Good amenities like equipped gym, pool etc. Monthly events are good No concern about delivery items because of safety

The gym amenities are well-maintained, contributing to a healthy lifestyle. Safety measures are robust, and it is pleasantly quiet, creating a peaceful living environment. Highly recommend!

good amenities & fun events hosted. windows aren't sound proof so there's a lot of construction sound which sucks if you're a night shift person. They are also very slow with fulfilling maintenance requests

Except for the construction noise(hope it can be done ASAP) Maintenance is fast. Staff is friendly and neighbors are good. Amazon delivery sometimes cannot drop my package to my door and I have to go find it

The apartment it self is nice, amenities are ok in general but the Pool Table inside the Lounge is in very bad conditions. Overall maintenance is good and the neighborhood is ok, but there are many homeless around.

Best apartment I ever lived.Monthly events are fun !! Great amenities and very nice place to live. The work station is an added plus for people working from home and the pool/spa is a great place to hang out and relax. Excited to call AYA home and would recommend to anyone moving to the Fremont area.

Great location next to Warm Springs BART. Monthly community events are fun and engaging. Ongoing construction in neighborhood causes traffic, dust and debris. Rent is high and leasing office/management is not flexible with contracts.

Overall the living experience at Aya is very good. It is a very new building and all amenities and facilities are very new. Noise is endurable if you do not live near the side of the construction. The community is very dog friendly and safe. However, few things to consider is that, it would be very noisy of all the construction and train if you walk outside at daytime. The deck and garage is without roof if you choose to live on the 5th floor.

We have lived here for almost two years, and the apartment complex is nicely maintained and beautifully finished. Maintenance and leasing teams are professional and quick to answer questions and requests. The main cons while living here were: The mail theft. The leasing office installed security cameras and had signs that packages should be dropped in front of the residents' doors. However, deliverers still leave the packages in the opening. When the deliverers can't access the mailroom, they leave it outside. The criminal activities. There were several incidents where cars were broken into or their license plates getting stolen. We've seen a group of policemen visiting the complex several times. One time, it was to arrest one of the residents. With the Bart open, we do see more people loitering around there. There is a security car that goes around at night. When the parking gates get broken and are left open, they would park there and keep watch which we appreciate.

The staff are incredibly friendly, and the building and amenities are great. Overall great experience and in a convenient location. Just hope that the promotions continue when renewals come around and that prices don't increase by too much.

Just amazed of how warm and quiet and just a nice place this is. Floor plans are great, the staff is amazing and the place just worth it, I totally recommend it.

This apartment is located in a good location next to BART, facility is clean and maintenance team takes care of any issues quickly, so no complaints here :D

Love the place and the amenities. Staff are always super helpful. Only thing I could suggest is the street lightning and the front construction noises are not as cool.

Fully satisfied. Everything is perfectly in place. I love the amenities available. My house opens on street, that's an added advantage. Easy entry for me. The leasing staff is also very co-operative.

Nice apartments and neighborhood. Amenities are very good and well maintained. Parking garage is well it and luckily it starts on 3rd floor, so not a lot of roundabouts for people parking on 5th floor

I've been living here for 6 months now and I'd 100% recommend it. The amenities are great, the apartment units may be small, but they are in great shape and the whole community is amazing! Special shoutout to the event planning couple, those community events are amazing.
