Property Ratings at Avenues at Creekside
I rented at Avenues at Creekside on a 6-month Lease. This is supposed to be Luxury Amenities and it is not. At first glance, the pool and the clubhouse look great but most of the time there is always something not working. The entirety of my stay there the security gate to get in the community was broken. When I moved in my apartment was not clean, the carpet was full of dog hair the door handles of the cabinets kept coming off, and worst of all during my stay there I dealt with mice. The gym was always dirty and unsanitary. Only 2 of the 4 tread-mills work. They mop the floor in the gym but they do not wipe down the equipment nor are wipes provided for you to wipe them down. For the cost of the rent which kept going up during my lease, you can do better elsewhere there are so many other better places that are cleaner, newer, and where the rental office has their stuff together. The only thing I would say that they offer that some other do not is larger apartments. I would not recommend.

We have our fitness area as well as all amenities cleaned often and have recently replaced 2 of our treadmills. Additionally, gates are fixed upon incident and in some cases does take some time as we depend on vendors to repair our gates when vehicles run into them. Your feedback about the cleanliness, maintenance, and amenities is valuable and will be taken into consideration as we work to improve. We appreciate your honesty and thank you for bringing these issues to our attention.
I love my new apartment! Although I haven’t meet the property manager yet, the leasing agents are by far THE best I’ve ever got to work with. They are so sweet and hard working. I’ve called several times with lots of questions prior to my move in date. Each time I called, my leasing agent was just as nice and professional as the first time I called. When she wasn’t available, her partner was ready to answer any questions I had and she had the knowledge to answer those questions pertaining to my application from the top of her head. They have great team work in their office. It’s impressive. Over all, quiet and clean community. The property is fairly brand new so it’s modern and comfortable. I foresee a great quality of life and a well maintained property for as long as I lease a unit in this community thus far. Only cons I have: 1.) My unit is a bit expensive/over priced per square foot to price ratio to not have a washer and dryer in my unit. 2.) The bathroom doesn’t have a switch to cut that fan off. When you turn the lights on, that fan goes off also and it’s a bit loud and annoying when I’m showering, shaving etc. I like to relax when I’m showering or getting ready for work but in this bathroom, I just want to get out of there in a hurry just to stop that loud fan. I wish there could be a switch that would give me a choice if I wanted to utilize that bathroom fan or not. VERDICT: Great property, outstanding leasing agents who are very sweet and hardworking! I love my new apartment, nevertheless!

Let’s just start with the rent, it is incredibly high for not a very “luxury” apartment. Walls are paper thin you can hear EVERYTHING your neighbors do. 2 months living in the apartment and we seem to find ants all over the apartment, called to complain to the manager and was told it was just nature? And don’t even get me started on the parking my designated spot isn’t even anywhere near my apartment I have to walk halfway across the complex just to get to my car and back, packages are stolen from you door and the gate is broken very other week, please save yourself and get a nicer place than this.

We previously lived here the 2nd year it was open, and we LOVED it. (It was called the Mansions at Creekside) The staff was amazing, and it was amazing. We decided to move back and into one of the townhomes this time... Before moving in we were visiting the place for the first time to chat about availability and prices... the staff did not greet us when we walked in, more like glared at us. Nobody asked if we needed help, we had to ask someone. They were having a conversation all together in a separate room and looked annoyed when we interrupted them. We received a quote and went home to fill out paperwork. When we went online to fill out paperwork, and select the townhome option - the price had jumped almost $200. Thank GOODNESS we took photos of that townhome's price when we were there and we argued for them to honor that price. Which they ended up doing. We rarely go into the office unless we have a package. The only staff members we enjoy are the repair men and Rollie. (We haven't had the chance to meet anyone else, but from the awful experiences we had the few months of moving in...we have no interest in talking to anyone unless we have to.) We've had multiple ant problems, tree fallen in front of our garage (they didn't fix that for days, so our car just constantly got scratched and hit every time we went by. Most times we had to physically get out and move it before pulling in.), and neighbor issues. Our (they're very nice) neighbors that live upstairs have two kids and hard wood floors... We hear every single footstep, toy, cry, everything. There's NO noise proofing between the floors. Recently we had someone break into our place too. Called the courtesy officer, who didn't get back to us for almost two hours. I said in my voicemail (at 10pm) that I was standing outside and I did not feel safe going inside our home until he arrived. I sat outside for over an hour and no response. Thankfully my husband could leave work to check the house out. There's no reason to have a courtesy officer if they aren't going to answer within 20-30 minutes. They charge full rent for amenities that constantly break, or having the pool shut down for weeks, or the gate not working more than half the year. Without a doubt only staying because we're tired of moving. Not because we enjoy this place.
Been here a few months and the location is great! Office staff is always friendly. Love the interior of my apt. Wood floors are great with having a dog. Would love more benches for the dog park but the area is nice for my dog to run around in! Would recommend to a friend!
I have only good to report about living here. We have lived here approximately 15 months and have renewed for another 14 months. We have found the Management Team to be professional, caring and extremely helpful. The Maintenance Team is absolutely wonderful. All requests are addressed in the very next day after you submit a request; and/or you receive feedback about when "whatever is needed" will be available. They, too, are extremely efficient, caring,helpful AND friendly. We absolutely love it here and hope to stay as long as we can. The apartments are beautiful!! And, you won't believe the closets until you see them!! In most apartments/townhouses here, you could make the closets into a little "room" if you wanted. The carpeting is really lush in the apartments/townhouses that have carpeting--not "thin" like many apartment complexes offer. Our neighbors have been quiet. You may hear a bump or two, but nothing that is really bothersome. I don't feel like there is any reason not to live in this wonderful apartment/townhouse community!! And, have you seen the pool area?? Beautiful by anyone's standards!! Have you seen the 24-hour exercise area?? Absolutely incredible!! Have you seen the tanning area?? Wonderful! The Clubhouse is absolutely beautiful. Really, if you are looking for a truly wonderful place to live, this is it!! And, one more thing, it could not be more conveniently located. This place is a "gem" by anyone's standards!!!!!
Not only are the apartments overpriced for the square-footage you get, but the management office is also terrible. They are difficult to get a hold of, slow to react to maintenance requests and try to nickel-and-dime residents at every opportunity. Preferred Apartment Communities bills itself as a terrific provider of customer service, but that is a misleading façade. Do not make the mistake of living here, or your experience will be very unpleasant.
Where do I start... - Rent is too high. That is just the start - when your lease is up they hit you with unrealistic increases. I assume they don't care that most workers are not getting the yearly raises that would need to take place in order to afford the increase in monthly rent. - Dog owners don't pick up their pet's mess. - Gym equipment is always broken. - Pool - there should be a pool for singles and a separate pool for families. As such, if you can't take your young kids to the pool. There is beer laying around - signs clearly indicate no glass containers but every day there are glass beer containers in the pool, on the edges. There is no one patrolling the pool. The cursing is terrible. - Parking is terrible. Six families in one area of townhomes. Only flow-over parking is two spaces. There are times when one of the extra spaces has a car that sits for months. - Quality - flooring is horrible, fixtures are cheap. Walls are way too thin - you can hear your neighbors every move. The office doesn't care. Don't let "special" prices result in renting here. You will end up paying more than you would expect. I expect them to make a profit, but maybe caring a little should go with that profit. You will not find it here.
The apartments are very aesthetically pleasing, but that's the best I have to say about this place. I thought that because of the price and look of the apartments the residents would be better screened. Many of the residents are trashy, don't clean up after their animals and litter as they please. We lived in a single bedroom with neighbors upstairs and down. You can hear EVERYTHING. We tried complaining to the office and they brushed the problem off and told us to contact the police as it isn't "their" issue. Parking is a nightmare, as people decide to use unmarked spots to park their trailers that don't move for months, and take up whole spots for their single motorcycle. A white trailer parked in the corner hasn't moved in over a year, as the owners use of for extra storage, nothing else. We've had to park on the other side of the complex and walk a distance to our place. The pool is nice, but seating is limited, as the pictures make it look like there are dozens of chairs, but there aren't. And during the summer, people there are loud and obnoxious. Also, avoid the top floors of you do decide to love here. The wind seeps through the windows and whistles all day and night. Overall, a very overpriced college/trashy place that looks nice. Our favorite part was honestly the mantinence crew who were super pleasant and quick. That's the reason I didn't give one star.
What so great about my apartment is the maintenance crew the very next day after you put in your work order they respond the very next day on line and with two they are there to do the repair. In addition, the office staff are courteous friendly and extremely helpful. This October we will have lived here for two years and we've enjoyed every minute of it.
Brand new apartments for a reasonable price compared to what's in New Braunfels. Construction is happening but it hasn't affected me at all; noise has been minimum for it! I love the area: right by brand new Target, BJ's, Dicks, Hobby Lobby, etc. Marla in the office helped get the lease set up, and I ended up having to go out of town so we finished it up all electronically. She was awesome! Love the pool also. Definitely check this place out.
Do not move here. The amenities are still not complete yet they have no problem charging full rent. Security gates are still not operating. They allow pets but too many walk their dogs away from their own apartments and do not clean up after them. Complex has bad bug problems and they are brand new! Very noisy - too many residents sit in their drive way and smoke, drink, and get loud. One family utilizes their garage as a auto service repair facility - only problem is it is trashed, sits below another resident's living space, and is very unprofessional. Even after contacting the management nothing has changed. Parking is a nightmare - not enough extra spaces, garages are too close, and speed bumps are very much needed. This complex is "sold" as living for professionals but it is anything but that.
