Management gaslights, pretends to address your issues. All the appliances break. Billing is atrocious if you ever use a check or anything other than their portal. I was charged late fees on a balance I already sent a check for and a month later the check has not been sent and I am getting past due notices as if I didn't pay.
Recently visited AvaNoma. It’s a security risk for tenants. Screen doors have holes and other doors do not lock. Surrounding areas may be somewhat nice but definitely not worth the money. Most importantly, staff does not care about any issues. Wouldn’t live here if rent was free. Should have 0 stars.
This building is the worst managed building I've ever lived in. I've never once received a response to an email or admin ticket. If you want a response from the building manager or leasing office you literally have to show up at their door, which isn't possible for some people who don't work remotely. There are many other reasons I would sight as to why you shouldn't move here, but that has been the most frustrating. Actually, I guess the car break ins and security issues should also be noted :)
As with any community there are pros and cons. The apartments themselves are modern and the maintenance team is highly efficient. However, while rent prices continually increase, over and above increases in inflation, the quality of the services provided deteriorates. The gym air conditioning has been broken for weeks in the hottest month of the year with no clear plan to resolve. The front desk is often vacant (despite assurances of a 24 hour lobby- they are presumably understaffed and it is not the fault of any individual member of the front desk team). The elevators frequently break down, management is frequently unresponsive, there are occasional security concerns in the building, packages are not always delivered. Of course, some issues are normal but what is frustrating is the lack of a coherent response, the lack of proposed solutions, and the in ability to assume responsibility for mistakes. We all want improvements but they seem to be a long way coming. Keep this in mind if you consider this building.
Residents pay $200/month for the privilege of getting our cars broken into, all because the garage door has been broken and left wide open for MORE than a month. Every day the community page is flooded with posts about car windows being smashed and things stolen. And you guessed it, today it was my turn. We were all sitting ducks waiting to be hit. Oh, and that's not to mention that 2 out of 4 elevators were broken also for a month. DO NOT LIVE HERE!
No communication when people are violently attacked in the building, suspects returning to premises, >10 car break ins over the past two weeks due to garage door being broken for weeks, elevators broken for weeks, $200/ month garage parking that is now open to the public because they haven't got the door fixed in weeks - hard to find spots when coming home after work. Many amenities that I was excited for are non functional and not being fixed (broken for months)
Living here is sometimes great (mostly some of the neighbors), but often it’s a relentless headache. Management is poor. Safety concerns are POOR. W have had a rash of breakins and unaddressed maintenance concerns as of June 2022. We also had a female attacked by a guest who gained access to our building by another resident who did not watch them. Yes, this is the same Ava Noma you might see in the news with multiple stories attributed to its guests and residents. We have drug dealing issues on Pierce Street and there is a constant police presence. Pick somewhere else!
While some times it’s great and smooth. Most of the times living here has a lot of building issues. They recently swapped majority (if not all) staff and employees and management. Since then things went south. Nothing gets fixed, security is out the roof, mail is stolen, trash backed up, and many more things. While I know things take time and it’s not perfect. There are showing little to no concern for their community. When we moved in we had about 15+ maintenance issues and we heard about 6 different ways this would be handled.
The security situation in the building has deteriorated with multiple incidents in recent months. Although on some days there is an extra person in the evenings (“security guard”) they do not check people being let in or require guests to be signed in. On several occasions in the past week the lobby door was broken (open) and the desk unmanned. The construction noise from the adjacent lot is unbearable during the day. AvA states it is not within their control. However, they could complain to the city about the noise levels which exceed allowable levels even for construction sites.
The overall aesthetic of the building is amazing, I moved in about 3 years ago and was wowed by the amenities and location. Where my zero stars comes in is the staffing as well as management. This building does not have residents best interest at heart, they will rather take away all privileges or create obstacle courses for you to utilize amenities or have guest. If you want to feel like you are in jail than this is the building for you, if not I would suggest to keep searching. I rarely submit reviews on anything but I'm beyond disappointed. I recently had family over and they pointed out the decline in the building, from friendly staff to minor upkeeps. The large tv on the rooftop is beautiful but just consider it artwork at this point because its been broken for two years. Before signing a lease please ask about amenity rules and regulations, as well guest policy!
I’ve been in the building for for 6 months and have had some concerns about the service and security situation. 50% of the time there is no one at the front desk. Frequently you may find people in the building who do not live there and there have been some security issues on some floors. Packages arrive but then take 1-2 days to get handed over due to processing time from front desk. Noise from construction site next door starts at 7am. The building looks lovely and the amenities are great but the service and front desk management are poor. There is little interest in improving on security concerns.
I've lived here for about 2 years. I moved here because of the location and the amenities. The apartment is reasonably nice. The amenities are poorly maintained and overcrowded. They also have an early curfew which I found frustrating. My biggest frustration is with the leasing staff, especially Hillary, who has consistently misrepresented information. In order to hold leasing accountable; I strongly recommend that you only contact them via email.
I was one of the first residents and stayed for 2 years. It went downhill after my renewal. Read the details in anything you get from them. If you ask why a policy change is deceptively worried they will blame corporate. They lose a package, not there problem. Residents not complying with community rules, not their problem. Something broken, maybe their problem maybe not no consistency. 10% rent increase. When you have had enough and leave, they will go out of their way to screw you.
Location! Location! Location! The location can not be beat if you work in Capitol Hill like me. Less than a 10 minute walk that is a lot faster than taking the conveniently located redline that is 1 block away. Absolutely no complaints especially with the endless amenities. This is my second year at AVA NoMA. Most people are super friendly and respectful. Definitely a pet community. The units are of a Modern European Design and my utility bills are super low (extremely energy efficient). The parking is tough and you will need to use the parking garage at AVA NoMA (DC will not issue a parking permit at this location). Instagram: Derik_in_DC
I got bed bugs here. Property management was immediately responsive about having the matter investigated. The pest control company took 4 days to begin the treatment which would be weekly for up to 4 weeks. I had to put up a fight for this but I was given an alternative place to stay until the treatment occurred and they agreed to let me out of my lease with 30 days notice. The amount of damages and expenses resulting from this are honestly endless – furniture, clothing, luggage, paying rent for a new apartment and this one, etc. Most things have to go because bed bugs can lie dormant for up to a year and they get into everything. I also didn’t trust the pest management company because they failed to identify them during their inspection. I had to meet them during the work day and upon my arrival I was able to spot well over a dozen on my bed alone, which they concurred were in fact bed bugs. Renters insurance also does not cover this. Not only was it expensive but it was also just a general nightmare that I do not want to relive any time soon. It’s unfortunate because I thought it was a beautiful building with amazing amenities.
