We've lived at Overlook for two years now. Our son was born shortly after and he's very much enjoying everything it has to offer. First and foremost, the staff is made up of a tight knit group who are responsive to resident needs. The neighborhood is quiet and the perfect place to call home in a very unique Seattle area. In addition, as a resident you have ease of access to several beaches and parks. Depending on how you look at it, the location of Overlook can be a bit challenging. While it’s near to many places, the apartments sit atop a massive hill (your legs will acclimate) and Magnolia is secluded from the rest of Seattle. If there’s one thing we could change it would be the age of the complex. It’s a little outdated in some spots, but fortunately the competitive price makes a huge difference. Each of the positive reasons I mentioned are what has my family pretty content in our living situation. We've really lucked out with this place!

Very reasonably priced compared to stuff we were looking at in Queen Anne / Frelard area. It's a little less walkable but it's so much quieter than our last place. The unit is outdated but bright and spacious - no weird smells or mold. Very happy with the living space. We're on top floor with skylights and a fire place, so obviously your mileage may vary if you're considering one of the lower floors. Great views on a clear day! Extremely dog-friendly! The real highlight of this place is the office and maintenance staff. A for customer service. Any problems are handled very quickly. The complex is huge and they know everyone's name and their dog on sight. No idea how they pull it off but I've never lived in a place where I felt like management cared about me quite like I do here.

The office staff is amazing The maintenance team doesn't fool around, they get it fixed and quick Plenty of residents for those who can actually socialize in Seattle and want to. Outstanding neighborhood and schools. So many great dogs in the neighborhood. PB

My wife and I lived at Overlook at Magnolia for two years prior to buying a house in Eastern Washington last week. We have been nothing but extremely satisfied with the quality of service and accommodations, as well as the super friendly staff here. The apartments are not super new but they are very nicely built and constantly upgraded and renovated by the service team. They are super responsive if you have an issue in your unit and reply within minutes. The neighborhood is very nice (little shops, our favorite bar, minutes from downtown, etc.) and very safe. In two years living there we have always felt home and the dedicated team always felt like extended family. We are super bummed, we’re going to miss them and therefore we wanted to share our experience and recommend anybody to go give it a look. It could be your next apartment!
The Overlook at Magnolia is a training ground for the area's Weidner properties. This is really a good thing with the exception of constantly having to say goodbye to the friendly faces as they go on to the other properties. Staff here is always friendly, open, available and understanding. Dog treats are constantly available in the office, as is that emergency cup of coffee. The grounds are well lit and wel kept. The maintenance is kept busy due to the age of the buildings, but they are always making improvements; Just recently our elevators were overhauled and remodeled. No two units are exactly alike here, and sometimes you will find yourself at a slight angle. The views afforded to those on the upper floors is beyond remarkable. The views of the lower level are a bit less interesting, and in some of the top buildings, there is an echo chamber effect due to the parkinglot. But, at least there Is a parking lot! The amenities are many. Parking ranges from free (for all) along the roads, parking spaces, tandem parking, covered parking and single garages. The gym has been outfitted with new equipment and two flat screens, and is 24 hours. There are two showers as well as a dry sauna. During office hours the community room is open. The room boasts a full kitchen, a few sitting areas, some comfortable couches to veg out on and free WiFi. Laundry rooms are in each building and take laundry cards that can be purchased and refilled in the clubhouse. Overall, my experience here has been good. Neighbors are generally friendly, and there is very little crime in the area. We moved here Feb 2013 and our rent has gone up yearly, but we understand that property values are growing and it is not a huge leap. At night you can hear the trains and in the morning you sometimes hear the cruise ships. We are only 10 minutes from the heart of Seattle, and 20 from Capital Hill. While getting to I-5 is a bit of a test of fortitude, there are many different routs available. Bike riders have a fairly good commute with the exception of the 19° hill to get up here. We are also only a few blocks down hill from the Magnolia dog park, a short hop from the Ballard Locks and Fisherman Terminal, and little ways from Discovery Park! For people who like options for groceries, we are just up from QFC and have almost every other grocery market within a 5 minutes drive. Not to mention the amazing play grounds available all over the area. We really do like it here.

I'm living comfortably in a roomy 2b/2b with my boyfriend and our roommate. Here's my pros and cons: {PROS} LOCATION- 10 minute drive to Discovery Park, 5 minute drive to the Magnolia side of The Ballard Locks (walk to Ballard), The Boxcar and Mulleady's locals pubs down the street, downtown usually 15 mins in car and 30 mins transit. TRANSIT- don't worry about the hill, you can walk down to the 33, 31 on 22nd or the Rapid Ride on 15th, then take the 24 back home. All downhill! SPACEY- huge living space, the 2 bedroom can easily accommodate 3 adults. STORAGE- huge closets in the bedrooms and 4 additional closets for storage in the hallways. FRIENDLY- the staff are friendly and fix problems quickly and got us the place fast and easy with no worries. ROOMMATES- great apartment for roommate situations. It was surprisingly difficult to find a 2b/2b at a reasonable price with enough space for 3 people. This place is perfect! And they will take split rent checks no problem. They have an easy online system. LARGE BALCONY VIEW- most importantly, the view is amazing! We can see the water and boats in Ballard, Fremont, the UW, and even the top of the Space Needle. We watch the 4th of July and New Years fireworks from the balcony this year, it was wonderful! (1st, 2nd, and maybe 3rd floor might not have a view) PET FRIENDLY. NICE FRIENDLY NEIGHBORHOOD. SECURE BUILDINGS with keys. EXTRAS- work out room, TV common area, public BBQ, Sauna, working fireplace in unit {CONS} PARKING- costs to have a spot. Guest parking/street parking- good luck... SHARED LAUNDRY- in each building, uses cards (that you have to buy and put a balance on) TRASH- Dumpster comes at 10am every weekday- very loud, no sleeping in if you work late. NO late night transit- if it's after 10 or 11, you'll have to take the D back on 15th and walk up the big hill. PET FRIENDLY- dogs bark from balconies occasionally, it can be very annoying. Sometimes the laundry has dog hair all up in them. MOLD- even in the lease you sign something that say you'll prevent and clean mold in apartment. They're not new buildings, so our bathroom ceiling showed incoming mold within the first couple weeks we were there. {Overall it's a wonderful place to live. I give it a 4 star}
