      Great Location and Staff

      I’ve been living at Arlo Apartments for the past two years and overall, it’s been a fantastic experience. The location is hard to beat—close to everything I need in Columbia City. The staff truly make this place feel like home. John, the maintenance supervisor, and Trey, the Community Manager, are both outstanding. They’re responsive, professional, and genuinely care about the residents. That said, no place is perfect. Parking could be improved, and unfortunately, some residents don’t clean up after their pets or follow basic community rules—like proper trash disposal or respecting the non-smoking policies. I see the staff working hard to manage these issues and constantly sending out reminders, which I can imagine is frustrating for them. It’s clear they’re doing everything they can to create a clean and respectful environment, but some of it just comes down to fellow residents being more responsible. Utilities here can also be quite high, but I appreciate that Trey is actively looking for ways to help, even though it seems to be more of a city or ownership-level issue. In short: the Arlo team is doing an amazing job, especially given the challenges. I really enjoy living here and highly recommend Arlo Apartments to anyone looking for a well-managed, friendly community in a great location.

      We recently downsized and moved to Seattle. We are coming from a 4 bedroom home to a 1 bedroom apartment so it was a big change. We absolutely love the Arlo, quality finishes, very quiet, peaceful and pleasant. The residents we have met are all friendly, same with the staff. The location could not be any better, so walkable with library, grocery store, park and lake all easily walkable So happy with our decision

      Living at Arlo Apartments has truly been a fantastic experience—and that’s 100% due to the incredible onsite team, especially Trey Ascencio, the Community Manager. Trey is the definition of professionalism, grace, and genuine kindness. One morning, I witnessed a resident loudly berating him over utilities and EV parking. It was completely uncalled for, yet Trey remained calm, respectful, and patiently explained the situation. As the resident stormed off, he turned to me with a warm smile and said, “Good morning! How are you?” I was blown away. That level of grace under pressure is rare. Trey genuinely cares about this community. He’s always smiling, greeting residents by name, and making this place feel like home. Reece and Aprilynn are also amazing—friendly, responsive, and quick to help whenever I reach out. And let’s talk about the maintenance team: John and Dante are absolute rockstars. Work orders are completed fast, and John even takes the time to explain what he’s doing, whether it’s replacing a filter or fixing a garbage disposal. That level of service doesn’t go unnoticed. The amenities are beautiful and always spotless, thanks to the hardworking maintenance and cleaning crew. You can tell that this team takes pride in what they do. If I had to list one downside, it’s not the building—it’s a small handful of residents who seem determined to complain about every little thing in the WhatsApp group. They’re often negative, combative, and resistant to the positive changes happening at the property. It’s frustrating to see, especially when the onsite team is constantly going above and beyond. In a world where it’s so easy to complain, I just want to say: this team deserves every ounce of recognition. Arlo Apartments is a great place to live because of the people who work so hard to make it that way.

      Arlo is an excellent place to live. The complex is clean and has unique community spaces to work or relax. The gym is convenient and well equipped. The limited access to the buildings and garage makes me feel safe. There are regular monthly activities to keep residents engaged. The leasing office provides frequent updates on all matters. My floorplan is logical and my closets are huge. The location in Columbia City is excellent--a few minutes drive to freeways or downtown, walking distance to the light rail, parks, Lake Washington, shopping, dining, and farmers market. Arlo is a great place to call home.

      I absolutely love living at Arlo Apartments! The staff here is amazing and truly go above and beyond to create a positive experience for residents. The new community manager Trey is a breath of fresh air—he’s incredibly kind, approachable, and direct. It’s clear he genuinely cares about the building and its residents. I appreciate how he’s taking proactive steps to hold people accountable, especially those who’ve been causing issues like smoking and triggering fire alarms. His open-door policy and ever-present smile make him such a great asset to the community. The entire team has been working hard to create a welcoming and positive environment, which is such a refreshing change from the negativity of the past. I always enjoy stopping by the leasing office and being warmly greeted by Reece and Monique. They’re so quick to respond to emails and answer any questions we have.       I've been here for nearly two years and I have loved my time here. No major issues and of the ones I've had, its unfortunately been tenants at the root cause making it worse for everyone else, not the property itself. The current management (Monique, Trey, Crystal) and maintenance team (Isaac and AJ) are friendly, very responsive, and really do their best to ensure general living standards so all can enjoy the amenities and living on the property. Arlo's units by sq are the best I've seen, no space is wasted and very well laid out (I'm in a 1bd/1bth). Walkable proximity to restaurants, bars, groceries, banks, movie theaters, you name it, plus the Light rail is an easy 5-6min walk, farmers markets, are the best centrally located Seattle neighborhood you will find. The neighborhood itself is relatively quiet and plenty of parks and a library branch across the street. I'm planning to renew my lease when the time comes and highly recommend Arlo.

      This is a nice place to live and well run. The location is great, right on the edge of Columbia City and near a light rail stop. The building is quite new and apartments are up to date and well designed. There are nice community amenities including outdoor space. I have no significant complaints after 8 months living here.

      I moved into Arlo a week ago and I could not be happier. The floor plan is well laid out and spacious. The complex is new and clean and quiet. Everything works! The move-in process was easy. The location is fantastic--a quick walk or drive to everything. I highly recommend Arlo!

      We finally have an excellent management team in place that are addressing issues rapidly! The community is vibrant and caring with many social events! Units are nicely appointed and great amenities! Great neighborhood

      Great community, great location!

      I feel like it’s one of the nicer communities in Columbia City. The staff is super helpful and eager to help. Great location next to Rainier Playfield and a block or so from Genesee Park, as well as walkable to the shops and restaurants in Columbia City. Traffic around Seattle sucks, but if you commute you’re close to the light rail and not far from I5 and 90. Overall would definitely recommend.

      The BEST!

      Best leasing experience thus far! We moved here from Uptown and weren't sure what to expect, but Marshal really made us feel right at home from the minute we spoke to him on the phone. The neighborhood is great because it's safe, by a lot of parks, near the light rail, and near a cool strip of restaurants/bars, plus right near a PCC for quick grocery runs. We've been here about 1 month and could see ourselves calling this place home for a while because: 1. The amenities are great. There's a well equipped gym, and then there's also an Emerald City Athletics in the building with nice, new equipment. 2. Maintenance requests get tended to really quickly. Isaac is amazing, and the turnaround time for requests we've submitted has been less than 24hrs. 3. The street noise is minimal, if any. 4. There's tiny offices for folks who from home and need a quiet space to take a meeting. 5. Last but not least, the staff. Everyone here is great and very attentive. I could go on, but in summary, this place is awesome and I cannot recommend it enough.

      So Beautiful

      I'm so impressed with Alto Arlo apartments. I had the best hard hat tour with Marshall and I cannot wait until they open later this year. They have the most amazing amenities and I will be there soon enough!!!
