The location, management staff, and maintenance staff are the best parts about living here. They are friendly and responsive to whatever you need. The issues I have are with the amenities and outdated appliances. Compared to some other apartments in this location the Arlo doesn’t compare. Things constantly breakdown (garage, door security, pool, etc) or don’t look as nice as other apartments.

Apartment complex is easy and good amenities. Move in process was a mess. Lots of miscommunication between office staff. I get told one thing and when I follow up it was either incorrect information or no one knows about it.

The sense of community here is excellent, the staff and management are very friendly and professional. The gym, pool and resident centre are top notch. We get to drink free coffee and hot chocolate 24/7.

Arlo is the perfect place for me. The location is unbeatable with H-E-B across the street grocery shopping is a breeze. Love my office and maintenance staff they are always so helpful and never miss a beat.

The walkability of Arlo’s location can’t be beat. Beautiful park across the road and convenience to H-E-B were the two factors that brought me here.

The location is by far my favorite thing about Arlo. I love staying active and, with Spotts Park and the Buffalo Bayou trails, I’m in heaven! Very close to downtown as well, and let’s not mention right next to HEB! Love it here. Thanks Brandon for all your help!
I love the location and the apartment itself and that along with hassle of moving is reason I haven't moved out yet. The management of the complex has overall been awful. The lack of response and follow up receive makes it so I would never recommend Arlo Buffalo Height to anyone. I have several interactions that can detail out but the worst was my a/c was out for 9 days in August 2022, and the management's accommodations were to provide a portable a/c unit that wasn't even designed to cool a single bedroom let alone remotely put any dent in cooling a 2 bed room unit. As deadlines for updates were not responded to I asked to be contacted by higher ups and never received a call or an email, and when asked for a second portable unit to at least help I was declined. I have similar cases with other maintenance requests, and overall communication with the leasing/management office. Besides personal issues have had would note inconvenience timing of maintenance on amenities. The fitness center was closed for a period in the summer, and maybe do that not in the summer heat when people prefer to workout indoors, or don't have the pool closed for cleaning and maintenance in July.
Located conveniently next to an HEB and amazing park access plus the Bayou is a good match for runners and cyclists and a less stressful grocery trip.

We moved here about 1 month ago from Illinois. This location is ideal for my commute to work, and HEB the grocery store is right next door. I’d recommend living here.
I toured here a few weeks ago and I loved the layout of the apartment. I loved all the upgrades that the new management company is doing and what is to come! I’m referring everybody here!

Arlo Buffalo Heights has been a great place to live at. They have great layouts that include tons of storage. The location couldn’t be better, and for dog owners being right by a park is great! Great staff along with it!

Not impressed with management. Emails are sent out stating click on link with no link. Garage doors and stairwell doors stay broken for weeks with no updates hallways and staircase are dirty Dead plants in courtyard Broken down cars in garage that have not been moved in months
The location of Arlo cannot be beat- between HEB and the buffalo bayou park!! The maintenance and staff have all been so nice and quick as well!
The management team is unresponsive and does not care at all about the satisfaction of their residents. They continually make "improvements" to systems that really just negatively effect the residents. When you do have concerns the management team can't be bothered to respond to phone calls, emails, and brush you off when you come into the office because you can't reach them otherwise. Corporate is also awful. Still waiting a call back on two separate issues. The maintenance team is the one saving grace of the community. They are always quick, pleasant, and efficient.
It makes me sad to write this, but DO NOT move here. I honestly loved living here and never had any issues at all until this past year. Management has changed three times since the move and the current management is by far the worst. All the negative reviews are true. The only great things about this apartment are being able to walk to H-E-B and the location of the apartment complex. My boyfriend had two trucks stolen out of the apartment garage within a two month period (with another truck being stolen in between, so three trucks within two months). I understand that there’s been an uptick in crime all over the city, but management only decided to up the security and finally upgrade the video system after five cars were stolen (that we know of). Cameras didn’t work and management did everything in their power to avoid this question or not admit they didn’t work. You need to have an appointment to speak with the property director or you will be turned away. Not entirely sure why you’re in this industry when you don’t seem to like communicating with any of the residents. Anyways, gates are always broken so anyone can access the apartment if they want to, cars are getting stolen or broken into, constant yelling in the hallways, packages being stolen, bikes stolen, plants stolen off resident’s patios, someone pulled the fire alarm not too long ago, indecent exposure by the same person twice (not sure if he was a resident), maintenance requests being ignored and the list goes on. Best thing I did this year was get out of my lease early and leave the premises. There are so many great apartment complexes popping up around the area, you’re better off looking elsewhere.
Beware, do not move here. Before moving we toured the apartments and were told residents have access to fiber internet from Xfinity. After moving to our unit, we found out it didn't have the necessary cables/connections for the service (which must be fixed by the owners), so we were left with a very old and slow internet connection alternative, and no cable. The former is a must for us, as we work from home. Administration won't fix it because according to them, the owners say it is too expensive so they just don't care. * The doors and gates are constantly broken and open to the outside, so anyone can enter. * There are car break ins and thefts EVERY SINGLE NIGHT. You move here, your car will get burglarized eventually. It will. * They use Fetch, which is a paid service that grabs your incoming packages, and delivers them when they see fit. This service is paid in the monthly fees, so you can opt out of using them, but won't avoid paying them. This will add at least one more day to every package delivery, and in some cases total loss (just google them, it is a great issue if you order online). * Ceilings and walls are paper thing, very poor sound insulation.
The management and SECURITY is sth that this building is suffering from lately. There is an ongoing security issue that happens specifically around my floor and specifically almost in front of my unit(My Nabors are aware of that and they are concerned too), and it seems like not important to management. A lot of cars are stolen from here . I have been living here because of security since I live alone for almost 7 years, But now I am concerned and definitely I am leaving this complex just because there is no one feeling responsible and I as a resident should be careful! No peace here.
Arlo was recently bought by a new management company called Wood Residential. Since then the pool has been shut down by THE CITY OF HOUSTON due to its extremely awful conditions. The manager is ridiculously rude to residents and staff. The leasing “professionals” go about touring the property lying about all sorts of “upgrades” they are hoping to implement. Meanwhile residents are going DAYS if not WEEKS without working sinks, AC units, lights, etc. Pest Control wasn’t paid for weeks and therefore the residence went without service. They lie about being fully staffed, then turn around to apologize for having temporary maintenance men working around the property without proper identifiers or badges. You have no idea who is knocking on your door. Their excuse? That they don’t have tshirts in the proper sizes for the temp employees. This place has gone down hill fast, and since corporate couldn’t care less either, there isn’t much hope for improvement. Residents lucky enough to be at point of contract renewal are leaving this place as fast as they can. DO NOT LEASE HERE.

No Parcel boxes. Company policy make it so front office cannot hold packages. Staff are friendly but the company its self is just meh.

I would not recommend Arlo, the water to the community has been shutoff multiple times. The gates and exterior doors do not work and are in need of updating. The overall cleanliness of the apartment complex is relatively dingy. I am glad the stairwells were pressure washed.
