thin ceiling, noises from neighbor, homeless wandering around the parking lot, base rent plus about 200+ utilities water costs $70-$90 due to the toilet wax ring wont seal properly. and they raise rent every year about 100+ good managed but over priced.

This complex has the worst management I’ve ever had at an apartment. They barely answer the phone, and NEVER call you back when they say they will. They charge your water bill based on the whole building. They don’t charge per unit. So, if you don’t use a lot of water, you’re still being charged part of what the rest of the building uses. They don’t maintain the grounds or clean inside the hallways of the building. I had to clean the building hallways because they didn’t do it for 4 months. There was trash, leaves, and covered in dirt. And with how many empty units they have being 2 miles from a military base…that should tell you something about what kind of apartments they are. DONT MOVE HERE

Living at North Hill has been a great experience for my family. We had a fairly quick rental process that was very easy to complete. The amenities are great, the location is very convenient to a lot of activities and stores nearby, new gym that can be used whenever. The staff is very positive and easy to approach with any issues, and maintenance has been great so far. I would definitely recommend living here if you have the chance!

North Hill been my home since February of 2008, It is one of Virginia Beach Best kept secret. I love every minute of my time here. Staff is Awesome and grounds are well kept. I don't any issues that haven't been taken care of which was was small issue. I love here its like a small family community ??

Present tenant Cost of living in current condition apartments is too high. Rent has been raised over 50% in the three years that I have lived here, with no value gained. Telling me all what is going be done, which is great but that’s when rent should go up. They don’t do nothing on fixing things. Don’t like how they do Home inspections done unexpected and just walk in your place when you’re not home. Have over 20 units available now for rent but when I moved in they only had 2 available. Everyone is moving out and The new investors will end up going bankruptcy. New management sucks and getting anything fixed is a joke. I resign another lease only bc of the area I am in and on the fact I hate moving. They don’t have their stuff together here. I did a auto signature on lease online which they said they never received. The current pictures don’t look nothing like the place. Yes they’re remodeling but it doesn’t look like that yet. Roaches very bad loud neighbors I had to call the police numerous of times on neighbor after hours playing the music or during the day because their kid thinks it’s a bounce house jumping off the bed onto floor and smells like weed like crazy.

Cost of living in current condition apartments is too high. Rent has been raised over 50% in the four years that I have lived here, with no value gained. I live in an un-renovated apartment (the previous tenant was there for 10 years, and it was not renovated between their departure and my move in date) and there is no incentive from the management staff to stay when there are over 15 apartments that are sitting empty in the complex. The takeover between the two companies was extremely poor, waited until 2 days before rent was due on July 1st to set up the resident portal. This should have been completed the second week of the takeover. The response time from the new management company is dismal. Took them over 20 days to respond with a renewal lease that should have been signed May 31st and when we received it it was SIGNIFICANTLY more than what we were anticipating and quoted from the previous management company. If this was the rent we were quoted originally, we would have moved. They have literally backed us into a lease because we're unable to give 60 day notice. When you tell them you would like to speak to management it takes them about a minute to respond to you. When living on the first floor, the upstairs and next door neighbors are LOUD. We have two large dogs (at least 50lbs above us) and you can hear everything, large dogs should not be permitted above the 1st floor. Started construction on the pool next to us, two weeks before it would normally be open and without warning to the residents of the building DIRECTLY next to the construction site. They've stated that this is because they needed to wait until the new management company took over to start, then why break ground in the beginning of May when you were taking over June 1st.
