Upstairs is the primary bedroom and bath, big enough for a king-sized bed, along with two additional bedrooms that will each fit a queen and a second bathroom. The lower level suite contains the third bath and bed, also big enough for a queen bed, along with a kitchenette and den. Parking: There's a secured two-car driveway, and street parking in the neighborhood is very easy as well. Laundry: There is a stackable washer/dryer upstairs, and there are hookups for a second set in the lower-level suite should you wish to have a second laundry available there. Deck: The deck off the main level is a great place to barbecue, read a book, or just sit out and have a drink with friends. Pets: Small pets ( 20 lbs) will be considered on a case-by-case basis with an additional pet fee. Lease: Leases will be for a minimum of one year, although there is some flexibility should a shorter lease-term be needed. Tenants willing to sign a two-year lease will be given preference. The security deposit is equal to one month's rent. Utilities are tenant-paid. Availability: The house will be available beginning October 7. Applications will be screened based on applicants' rental history, references, credit report and score, criminal/civil judgments (according to standards outlined in DC law), ability to pay rent and utilities, duration of residence, and intractability. Applications with evictions within the past three years (except evictions exempted by DC law) or who smoke will be automatically rejected as tenants. Applicants whose screening uncovers negative information in rental history, references, credit report/score, criminal/civil judgments, ability to pay, duration of residence, or evidence of intractability may be denied.
