We respectfully request eligible and serious applicants inquire only please.   The listing is for Apt 3 at 814 2nd in Modesto/Shady Oaks Apt (2 Bed/1 Bath). The apartment is on the 2nd floor (stairs). The monthly rent would be $975. It would be a month to month rental agreement. The amount of the security deposit would be the same as the rent and due with the first month’s rent. No pets or smoking is allowed. If interested, we will provide you a Qualification Criteria form for you to review. It will be very important that you carefully read the Qualification Criteria form before you decide to proceed with the answering the pre-screening questions that we will also provide. When responding to this listing, please state you have read the "Property Description" section and are ready to comply with the remaining vetting process. The Qualification Criteria form will give you a good understanding what we are requiring from you before you decide to move forward. After having read and understood the Qualification Criteria form, you may determine that you do not meet the criteria or you simply no longer wish to continue on with the pre-screening questions. However, if you have determined you have met the Criterias mentioned in the Qualification Criteria form and still wish to proceed, you will then answer a number of pre-screening questions and send your responses back to us. SPM will respond to you to inform if you have satisfactorily answered the pre-screening questions before proceeding to the next phase: the Application to Rent/Lease form. A completed application to rent/lease form with all the required documentation (see the Qualification Criteria form) and a $20 (background check) fee will be required for EVERY adult. Please DO NOT send cash for payment of the background check fee. Note We are members of an Apartment Association and the Qualification Criteria form provided to us by the Association mentions cash is accepted, however, because you will be sending your fee(s) by mail, for your protection, we will only require a check, money order or cashiers check. We have provided photos of the vacant apartment on this listing. We believe it to be sufficient enough to give you a good idea of the apartment. We ask that you first review the pictures we provided and use online maps to take a view of the area/property. Please do not visit the inside of the property without our permission. You may view it from outside the street area. (We are just simply trying to protect our tenants for privacy and security reasons). If you wish a tour of the place, I would need to make arrangements to make that happen only after you have answered the pre-screening questions completely, you have submitted a completed application along with all the necessary documentation and fee(s) and it had not ruled you out as a viable candidate to rent.
