LEASE TERM: August 2nd – July 30th SUBLEASE POSSIBLE: YES OCCUPANCY LIMIT: THREE UNRELATED TENANTS 704 Spruce Street is an old Victorian house that was split into three apartments. Great location on the west end of Spruce in Boulder's historic Mapleton Hill neighborhood. Easy access to Pearl Street as well as hiking/biking trails on the west side of town. Apartment #C is the bottom of the house (walkout basement). The unit has its own entrance and porch with a porch swing. The large yard in back is shared by all three units in the house. Security deposits equal one-and-a-half times the monthly rent, with at least half due at lease signing. We can setup a payment plan to cover the remaining security and any pet deposits. Since we don't have any application process, all our places are rented on a “first-come, first-served” basis. Cats are allowed with an extra $200 deposit per cat. Sorry, no dogs allowed at this location. Due to COVID-19 we have suspended all in-person showings until further notice.
